What the kitchens here are actually like
A hundred and forty years of alterations sit under the current kitchen, and the worktop is what has to sit flat on top of all of it. Two kitchens of the same floor area price very differently for exactly these reasons, and the quote should show you which one you have. Itemised, and nothing payable until we template.
The estate was built to one repeated pattern, so the houses are near-identical: two-bay front, narrow side return, and a rear kitchen that after infill gives an L of roughly 3.6m by 2.4m with a 2m island.
Repetition works in your favour - once you have templated a few, the wall positions and the awkward step down into the old back addition are predictable across the whole estate. The stock repeats, so keep the templates - the same joint layout that worked three doors down will almost certainly work again.
The addition wall is half a brick thick in places and has usually had a damp course injected and been re-plastered, which leaves it neither flat nor consistent. The second thing is the carry route: front door, narrow hall, a turn at the stairs and often a step down into the extension, which can mean a piece that would template in one length has to be split to physically get into the room. You see it before you commit to anything.
On these streets the housing is 1890s red-brick terrace with terracotta detailing, uniform speculative estate terrace, loft-converted family house and rear extension. The differences between them show up at template, not at enquiry.
