South Bank kitchens
The buildings and streets around South Bank
Two kitchens a street apart in South Bank can turn reception counter work into two quite different pieces of work, which is why nothing is priced from the doorstep. Predominantly apartment kitchens in managed buildings: an appliance wall plus a peninsula or a compact island, all within the developer's original layout and with no scope to move services. Stone is chosen to be seen from the living area rather than to work hard. You will see the drawing before anything is machined, and if it is wrong on paper it gets changed on paper.
Developer carcasses are thin cam-lock chipboard, which is entirely adequate under laminate and wants bracing before stone. The joinery goes in first and the stone is templated to it, so the programme runs the opposite way round from the way a kitchen does. The transaction shelf carries the detail the upper counter hides.
A gated development controls when a van gets in, where it can stand and for how long, and none of that gets decided on the morning. The lobby was finished to the developer's specification, so the counter has to sit against stone or terrazzo somebody else laid. A pharmacy counter is two heights before anybody draws it.
Most of what we quote on here is 1980s co-operative housing, Riverside tower and Converted commercial building. What the units are screwed to varies between them, and that decides the fixings.
True everywhere
Reception counters and desks, in short
- A counter on a joiner's carcass is templated after the carcass is in, not from the drawing.
- The lower transaction shelf needs clear knee space beneath it, which decides where a leg or a gable can go.
- Long runs are joined over a support, and the join is placed where the eye does not follow the counter.
- Cable and card-reader apertures are cut in the workshop, not on site.

The place
Why South Bank is its own job
A worktop that fits in South Bank is the result of what was noticed at the survey, not of what was hoped for afterwards. Everything moves through a service entrance with a booked goods lift, a signed-in delivery window and often a restriction on working before 9am or after 5pm. Riverside frontages have no vehicle access at all, so the loading dock is at the back of the building. Buildings here have strict rules on wet cutting and dust, so any on-site adjustment needs extraction and a sheeted area agreed with building management in advance. It is the reason we template every room rather than working from a plan.
The work
What reception counters involves
The order includes the machining nobody sees: apertures for cable, for a card reader and for a screen stem, each with a radiused internal corner and each cut at the works. Fitting is booked around the building rather than around our diary, which on a working reception usually means an evening or a weekend. You end up with every visible edge finished alike, front, back and both returns, because a counter is seen from all sides in a way a worktop never is.
Counter work starts where the joinery finishes: a carcass built by another trade, and a stone top made to what that carcass actually turned out to be. The whole counter is dry-assembled on the bench, apertures and all, before anything is wrapped for the van. The lobby was finished by the developer, so the counter is scribed to stone or terrazzo somebody else laid rather than to plaster. The join sits over a support and out of the sightline.

The money
What it costs in South Bank
The fitting line answers to the lobby and to the hours we are allowed in it, which is why a counter fitted at night costs more than the same counter fitted in the day. The island is normally the largest single piece in the kitchen, which makes it the piece that sets the carry and sometimes the price. Thickness on its own can move the supply figure a long way inside the £110 to £550 range, and it changes the machining as well, which is why the two are never given as one number. Working at night is quoted as working at night, or not at all.

Victorian and Edwardian terraces
South Bank in the housing figures
Around here landlords hold the greater part of the stock. Whoever holds the fit-out contract carries the accessible-height obligation, and that is worth establishing before anyone orders stone. The lobby is usable again the morning after.
Victorian and Edwardian terraces
The carry, and what it rules out
Underground loading has a height restriction, and a van with an A-frame on it is taller than the driver remembers. Card readers, cable trunking and the joiner's leftovers leave in the same van, so the space has to hold for the whole visit rather than the delivery. A bay suspension is a line on the quote, not a surprise.

What South Bank asks for
Nothing about the houses on this patch predicts how much of this we do, because it is not housing work. What the houses ask for is worktop replacement, worktop installation and worktop fabrication. The stone, the machining and the crew are the same.
Access
Getting stone into a South Bank kitchen
Everything moves through a service entrance with a booked goods lift, a signed-in delivery window and often a restriction on working before 9am or after 5pm. Riverside frontages have no vehicle access at all, so the loading dock is at the back of the building.
Tell us what the approach looks like when you book the template and it gets built into the day rather than discovered on it. Where the route is genuinely tight, it changes how the pieces are cut, which is a fabrication decision rather than a delivery one.

Questions
Questions we get asked in South Bank
If yours is not here, ring and ask. You get a straight answer rather than a call-back from a salesperson.
Do you actually work in South Bank, or just list it?
Yes. South Bank is on the patch, and the postcodes we work here are SE1. It is worked on our south London run, along with the rest of Lambeth. Where the bay sits some distance from the core, the carry across the car park is the longest leg of the day and gets boarded and lit. A commercial frontage rarely has anywhere to stop, so the unload is timed rather than assumed and the counter pieces come off first. Two heights, one unload, one trip across the pavement. You never have to visit anything or collect anything: we template in your kitchen and fit in your kitchen.
Why would reception counters in South Bank be any different from anywhere else?
Estate roads are narrow with parking courts behind the blocks, so the carry crosses open ground rather than a pavement. The commercial work in a neighbourhood of new blocks is concierge desks and ground-floor fit-outs: a managed lobby needing a counter that works as a post point and a security position at once, or a shell unit turned into a dental practice or a clinic. Marketing suites get a permanent counter for a temporary lobby. Where a peninsula returns into a stud wall the load has to sit on the units, with the wall doing no more than steadying it. A counter is worse off than a kitchen here, because it usually stands clear of the wall and has nothing behind it to hide a gap. A shelf over a knee recess cannot be packed, so it is cut true.
What is the carry like in South Bank?
Piece length is set by the internal diagonal of the lift car, not by the length of the slab. A counter top is one long piece with no run of cabinets to break it, so the route decides the join count before the sightlines get a vote. A polished front edge travels facing inward, always. The goods lift has its own booking sheet, and a bay slot without a lift slot only gets the stone as far as the lobby. Loading bays belonging to the building are booked by whoever holds the lease, and that is seldom whoever ordered the counter. The van stays put while the carcass is being scribed to.
Is South Bank really a reception counters area?
Not especially, and pretending otherwise would be simple enough. What the research on this patch actually lists is worktop replacement, worktop installation and worktop fabrication. It is a fact about the local housing rather than about the work. The job is quoted, cut and fitted the same way wherever on the patch it lands. Buyers upgrading before handover work to a choices deadline set by the sales office rather than by the build programme. Counters are nearly always one-offs, so the saving that comes from repeating a specification is not usually on the table here. A repeatable counter needs a repeatable material. Developer-fitted kitchens come with thin cam-lock carcasses, which are fine under laminate and want bracing before stone goes on them. A fit-out programme puts the counter last, behind the joiner and the electrician, which is exactly when the least time is left to template it. Fit-out programmes slip toward the counter, never away from it.
Where does the money go on a South Bank worktop?
An island carries its own edge detail all the way round, so a mitred 100mm apron on four sides is four mitres cut, bonded and polished before the piece ever leaves the bench. A counter has the same argument in miniature: a straight run nests kindly on a slab, and every return costs yield. Setting out starts at the entrance end and works inward. Material alone is £110 to £550 per square metre, and templating, fabrication and fitting are never folded into that figure.
What needs to be ready before you come to South Bank?
A lightweight stud partition will not carry a breakfast bar or a peninsula end, and stone finds that out faster than laminate ever did. What a counter is scribed to is the joiner's carcass rather than the plaster, which is why it is templated after the carcass is fixed and never before. The back return follows the wall as the wall leans. Send the lift car internal dimensions and the loading bay rules with the carcass dimensions, and have the operator mark where the payment terminal and cable grommets really go. Two flats with an identical layout can want entirely different things from the same run of worktop, which is why the quote follows the run rather than the address. The same split runs through commercial property: a landlord fitting out a shell and a tenant fitting out their own reception want different things from one counter. The operator uses the counter; the owner pays for it.
What happens if a piece will not go up the stairs?
Where there is a lift, whether it can be booked out and padded matters as much as its size. If a piece cannot be got in at all, we say so at the template rather than on the day. The alternative to a join is a shorter run, which is usually the wrong thing to trade away. A car that takes 2.4m on the diagonal will not take a three-metre worktop however it is stood, and there is no trimming it on the landing. The lower transaction shelf is short and easily handled; it is the upper counter that has to be walked in on edge and turned at every corner. The counter is the last thing in and the first thing looked at.
Can a South Bank worktop be done in one piece?
Slabs come in finite sizes, so a long run needs a join whatever the room looks like. A finished join is typically two to three millimetres, colour-matched and sanded flush. Dark and heavily veined stone shows a join more than a pale even one, which is worth knowing before the slab is picked. Waterfall ends are cut in sequence off the length either side of the top so the vein carries down the leg, and that sequence is gone the moment a piece has to be recut. The return between the high counter and the low shelf never nests neatly, and it is what decides how much slab the desk swallows. A counter reads as one plane or as several, and that is a drawing decision.
What happens to the worktop that comes off?
On a replacement the old top comes off in the morning and the new stone is down and sealed the same day. Old tops are screwed or glued from underneath, so the drawer boxes come out before the worktop does. If you want the old top kept for a garage or a utility, say so and it stays on site. A bay shared across a parade of shops turns over all day, so the arrival time matters more than the length of the booking does. The upper counter is the longest piece on the van, so the tail lift needs the full swing radius clear on the pavement. A red route puts a clock on a counter that will not be rushed.
Can the price change after templating?
Cut-outs, edge profile and join count are itemised, so taking one out removes a line rather than starting an argument. The edge profile is its own line, so a shaped edge and a square one are two different figures. No installed price per square metre is published, because it is not a real number. Dot-and-dab plasterboard sounds solid and is hollow behind, so anything fixed through it has to hit a dab or a batten rather than a void. A lobby wall that leans shows itself along the back return, so that edge is cut to the line the wall actually takes. Column casings take machined returns, not filler.
