The buildings and streets around Uxbridge

Victorian terraceEdwardian terrace1930s semitown-centre apartmentstudent let

Customers looking at reception counter work in Uxbridge usually want to know two things first: what it will cost and what has to come out to make room for it. Town-centre flats and student-let conversions with runs of 2m to 3m sit alongside 1930s semis on the outer streets where the kitchen has been opened into the dining room for a 4.5m L. Mid-market specs, quartz over granite. A worktop that fits is a worktop that was measured. The description is background, the template is the actual instruction.

The back addition is frequently a single skin of brick rendered on both faces, which takes a fixing badly and moves with the weather. Cable routes, card readers and the knee recess are all settled before the slab is nested, because none of them can be cut into a finished counter on site. Apertures for cable and card reader are machined, never drilled in a lobby.

These were built late enough to have a damp course and proper footings, so the front of the house is close to true and the rear addition holding the kitchen is the part that has dropped. A front room converted into a surgery or a salon gives a small lobby and a counter that still has to leave width for people to get past it. Protected finishes decide the fixings before the drawing is finished.

Locally the mix runs to Victorian terrace, Edwardian terrace, 1930s semi, town-centre apartment and student let. The age of the shell tells us more than the age of the kitchen does.

True everywhere

Reception counters and desks, in short

  • A counter on a joiner's carcass is templated after the carcass is in, not from the drawing.
  • The lower transaction shelf needs clear knee space beneath it, which decides where a leg or a gable can go.
  • Long runs are joined over a support, and the join is placed where the eye does not follow the counter.
  • Cable and card-reader apertures are cut in the workshop, not on site.

The place

Why Uxbridge is its own job

We are in Uxbridge most weeks, and it is the building rather than the stone that decides how a job here runs. Inside the ring road you have a one-way system and a pedestrianised High Street with timed loading only. The outer residential streets are easy with drives on most houses. Anything inside the ring road needs an early-morning loading slot booked before the pedestrian zone closes to vehicles for the day. All of it is priced before you commit to anything, and the itemised quote shows exactly where the awkward parts of the job are and what they add.

The work

What reception counters involves

Support for any overhang at the public face belongs to the drawing, whether that turns out to be a steel flat, a plywood deck or a gable the joiner adds for us. Piece sizes are set from the way into the building before the slab is nested, so a join added for access still lands over a support instead of in open span. You get openings machined for the equipment you actually have, not holes cut through a finished top with a diamond bit in a busy lobby.

A reception counter is two working surfaces at two heights joined by a return, and the lower one exists so somebody in a wheelchair can be served at it. The templater attends once the carcass is fixed and level, and records the carcass rather than the room around it. On a parade of this age the top arrives through a shopfront door with a step in front of it, so the piece length is fixed by the entrance rather than by the run. Dry-assembled on the bench before the van is loaded.

The money

What it costs in Uxbridge

Machining is where the money sits: apertures for cable and card readers, a radiused internal corner at every opening, and a mitred return between the two levels. One continuous L takes more slab than its metreage implies, because the waste sits inside the angle. A per square metre figure of £110 to £550 describes stone, not a worktop. What turns one into the other is machining and a fitting day, and both are listed as themselves. The transaction shelf is its own line, because it is its own piece.

What Uxbridge asks for

Inventories record the condition of a kitchen at both ends of a tenancy, which is a practical argument for a surface that looks the same in its fifth year as its first. Access, permission to work outside opening hours and a working goods lift all sit with somebody who will never stand behind the counter. The counter stays when the tenant goes, and is chosen accordingly.

Nothing about the houses on this patch predicts how much of this we do, because it is not housing work. What the houses ask for is worktop replacement, worktop installation and worktop templating. The stone, the machining and the crew are the same.

Victorian and Edwardian terraces

The carry, and what it rules out

A gate post set narrower than the opening looks generous from the road and stops a wide piece a metre in. A commercial frontage rarely has anywhere to stop, so the unload is timed rather than assumed and the counter pieces come off first. Outside opening hours is usually when the kerb is free.

Access

Getting stone into an Uxbridge kitchen

Inside the ring road you have a one-way system and a pedestrianised High Street with timed loading only. The outer residential streets are easy with drives on most houses.

Tell us what the approach looks like when you book the template and it gets built into the day rather than discovered on it. Where the route is genuinely tight, it changes how the pieces are cut, which is a fabrication decision rather than a delivery one.

Questions

Questions we get asked in Uxbridge

If yours is not here, ring and ask. You get a straight answer rather than a call-back from a salesperson.

Is Uxbridge on your patch?

Yes. Uxbridge is on the patch, and the postcodes we work here are UB8. It is worked on our west London run, along with the rest of Hillingdon. Overhanging branches clear the roof of a car and catch the roof of a van, so the drive is looked at from the driver seat rather than from the doorstep. Loading bays belonging to the building are booked by whoever holds the lease, and that is seldom whoever ordered the counter. Whoever holds the lease usually holds the loading bay. The template happens in your kitchen and so does the fit, so there is nothing to visit and nothing to collect.

What is different about reception counters in Uxbridge?

The kitchen occupies the ground floor of the addition with a garden door at the far end, so there is a second way in that is narrower than the front door and a great deal shorter. The commercial work around housing of this age is shopfront: a narrow unit off a high-street parade, entered up a step, with the reception running back from the door into the depth of the plan. A desk seen from a whole floor is finished on every edge. The stone carries the scribe because the wall cannot be persuaded, so back edges are cut oversize and eased in rather than dropped straight down. A counter is worse off than a kitchen here, because it usually stands clear of the wall and has nothing behind it to hide a gap. Column casings take machined returns, not filler.

Is access a problem in Uxbridge?

A loading bay or a red route puts a clock on the unload, so the pieces come off in the order they will be fitted rather than the order they were loaded. A counter top is one long piece with no run of cabinets to break it, so the route decides the join count before the sightlines get a vote. A long top on edge sweeps wider than the crew carrying it. On a drive that only takes one vehicle nose-in, the van has to reverse the whole length of it to get back out, which decides which way it goes in. The upper counter is the longest piece on the van, so the tail lift needs the full swing radius clear on the pavement. The longest counter piece decides the swing radius outside.

Does Uxbridge actually ask for reception counters?

Not especially, and pretending otherwise would be simple enough. What the research on this patch actually lists is worktop replacement, worktop installation and worktop templating. It is a fact about the local housing rather than about the work. The job is quoted, cut and fitted the same way wherever on the patch it lands. Shared-house kitchens take heavier use from more people than a family kitchen does, and the surface gets chosen on that basis rather than on looks. Where an operator is fitting out several receptions, the counters come off one slab run so the desks read as a set rather than as neighbours. Two desks on one site still take two templates. Where a single building holds several small kitchens, the work arrives as one job rather than four, and it should be cut off the same slab run so the batches genuinely match. A fit-out programme puts the counter last, behind the joiner and the electrician, which is exactly when the least time is left to template it. Matching across sites means matching blocks, not matching names.

What makes one Uxbridge kitchen dearer than the next?

A mitred corner is cut and dressed as a matched pair, and if either leg shifts by a millimetre on site the joint opens along its whole length rather than at one end. A counter has the same argument in miniature: a straight run nests kindly on a slab, and every return costs yield. The public side and the staff side take different details. Material alone is £110 to £550 per square metre, and templating, fabrication and fitting are never folded into that figure.

What holds a template up more often than anything else?

A room can be out of square in both directions at once, so the wall that leans is also the wall that runs downhill, and one scribe cannot answer both. What a counter is scribed to is the joiner's carcass rather than the plaster, which is why it is templated after the carcass is fixed and never before. What is out of true gets measured, not talked around. Send photographs taken walking from the pavement through the door to where the counter will stand, along with the carcass dimensions once the joiner has fixed it. A let property is specified for durability and for a fixed window, and both of those are legitimate reasons to choose differently. The same split runs through commercial property: a landlord fitting out a shell and a tenant fitting out their own reception want different things from one counter. Reception fit-outs answer to a lease as much as to a drawing.

What happens to the worktop that comes off?

An old stone top is heavier coming out than the new one is going in, and leaves in sections. What comes out goes by the same route the new stone comes in by, which is why that route is walked before anything is lifted. The units below stay exactly as they are; only the surface is replaced. The distance from the standing to the actual kitchen door is the number that counts, since plenty of drives finish at a side gate and a garden path. A reception fit is often booked outside opening hours precisely because that is when the kerb in front of the building is free. Packaging leaves with us rather than filling the lobby.

How many joins will an Uxbridge kitchen need?

A join cannot cross a cut-out, so a sink mid-run takes away the position you would have used. What you get is a line rather than a step, because the pieces are levelled to each other first. There are only ever a few legal positions, and the one taken is furthest from the light. Butt-jointing over the gable puts the seam a few hundred millimetres back from the corner, below the eye line instead of straight across it. The return between the high counter and the low shelf never nests neatly, and it is what decides how much slab the desk swallows. Nothing is drawn square that the carcass did not build square.

How many visits does an Uxbridge worktop take?

The fitting itself is one visit: a plain run is a morning, an island with splashbacks takes most of the day. A template on a normal kitchen takes two to three hours in the room. The template produces a drawing, and the workshop cuts to that drawing once you agree it. A picture rail, a deep skirting and a moulded architrave all sit in the way of anything that assumes flat wall from floor to ceiling. A reception counter answers to the building it stands in more than to the drawing, because it is fabricated to a carcass somebody else has already built and fixed. Every counter starts with the joiner finishing.

Do you cut drainer grooves on Uxbridge kitchens?

The alternative stands on the surface, so the choice is losing worktop permanently or only while you are draining. Grooves are machined in the workshop at the same time as the bowl cut-out, because they cannot be done well in a kitchen. Where there is no room for a separate drainer, grooves are usually what gets specified instead. The rear wall of the addition carries both the back door and the window, which leaves very little unbroken wall for a run to sit against. Two working surfaces at two heights, a return between them and clear knee space under the lower one: that is the shape almost every counter ends up being, whatever the front elevation promised. The return between the two levels is the piece everything works off.
