West Ham kitchens

What the kitchens here are actually like

late-Victorian terraceinterwar semipost-war estate block

A hundred and forty years of alterations sit under the current kitchen, and the worktop is what has to sit flat on top of all of it. Taking the old tops off is also the first honest look at what has been going on underneath them. Stone is far heavier than what is coming off.

Extensions are becoming common on the semis, producing a kitchen-diner with a 1.8m island.

Terraces have the classic back-addition kitchen of 2.4m to 3m, and the interwar semis nearer the park have a squarer kitchen that takes a U-shape with a window over the sink. Rail and tube lines cut through the area, so several streets are dead ends against embankments and need approaching from a specific direction.

The bay at the front and the back addition at the rear were built to different standards, and the kitchen is nearly always in the weaker of the two. What the old top has been hiding is usually a floor that settled towards the back and units that were never fixed back to the wall. What is under the old top is the real question.

On these streets the housing is late-Victorian terrace, interwar semi and post-war estate block. Each of those behaves differently once the old top comes off.

True everywhere

Worktop replacement, in short

  • The units stay. Only the surface changes.
  • Old tops come out in the morning, new stone is down and sealed the same day.
  • A plumber disconnects the tap and waste before we arrive and reconnects at the end of the day.
  • The carcasses have to be sound: stone is far heavier than laminate.

Covered on our east London run. Fitted 3–7 working days from template.

Victorian and Edwardian terraces

Getting stone into the room

Residential roads are permit-controlled with a mix of parallel bays and a few driveways on the semis, which makes the semis a much easier unload than the terraces.

A side gate and a back door mean the stone never goes through the house at all, which keeps the dust and most of the risk outside. Worth remembering that the old tops have to come out the way the new ones come in, and a laminate run is easier to remove in one length than to carry in one. It sets what the day actually looks like.

What gets asked for here

Second or third on the list around here, after worktop installation. Same visit, same bench, same crew, same lead time.

The building, and what it does to the job

The interwar semis have side access down the alley, so a long piece can go straight to the back door without touching the hallway.

Tell us what the approach looks like when you book the template and it gets built into the day rather than discovered on it. Where the route is genuinely tight, it changes how the pieces are cut, which is a fabrication decision rather than a delivery one.

Questions

Worktop replacement in West Ham

If yours is not here, ring and ask. You get a straight answer rather than a call-back from a salesperson.

Is West Ham on your patch?

Yes. West Ham is on the patch, and the postcodes we work here are E15, E13. It is worked on our east London run, along with the rest of Newham. A controlled parking zone means either a visitor permit sorted in advance or a suspended bay, and a suspension is applied for days ahead rather than on the morning. Waste is the part people forget: the old laminate or tired granite has to be walked back to the van and it does not get lighter. Old tops out and new stone in, both through the same gap. We template in your kitchen and fit in your kitchen, so there is nothing to visit and nothing to collect.

Why would worktop replacement in West Ham be any different from anywhere else?

A bay-fronted terrace has a long hall running past the stairs to the kitchen, so the hall turn caps the piece length before the run length does. What the old top has been hiding is usually a floor that settled towards the back and units that were never fixed back to the wall. Sound carcasses are the one condition. The interwar semis have side access down the alley, so a long piece can go straight to the back door without touching the hallway.

How would you get a worktop into a property in West Ham?

Residential roads are permit-controlled with a mix of parallel bays and a few driveways on the semis, which makes the semis a much easier unload than the terraces. Rail and tube lines cut through the area, so several streets are dead ends against embankments and need approaching from a specific direction. The side passage is the measurement that matters, because a piece has to be carried flat down it and then turned in at the back door, and the turn is always tighter than the passage. Worth remembering that the old tops have to come out the way the new ones come in, and a laminate run is easier to remove in one length than to carry in one. It sets what the day actually looks like.

Is worktop replacement common in West Ham?

It is one of the three we do most here, behind worktop installation. Same template visit, same workshop, same installers either way. Rear and side-return extensions are where the islands appear, and an island is the piece that decides whether one slab does the kitchen or two. The units stay and only the surface changes, so the whole job is one day rather than a kitchen refit. A day, not a project. A new extension slab is not automatically level, and that wants checking before templating rather than after the stone is cut. The carcasses have to be sound, because stone is several times the weight of what is coming off. A day, not a project.

What moves the number on a quote around here?

A U shape uses more linear metres than people expect, and the two returns rarely nest together, so a second slab is a genuine possibility. The existing layout is being kept, so the question is whether the old carcasses will take stone in that shape without more support. The units stay, the surface changes. Material is £110-£550 per square metre supply only, and templating, fabrication and fitting are quoted on their own lines.

What needs to be ready before you come to West Ham?

The stone carries the scribe because the wall cannot be persuaded, so back edges are cut oversize and eased in rather than dropped straight down. This is the commonest reason a replacement turns out to need more than a straight swap. It is the usual surprise, and it is a known one. Have a plumber booked to disconnect the sink, tap and waste first thing and reconnect after we have gone, and clear the hallway and stairs completely so we can carry slabs through the house. Mixed ownership means the decision-maker is not always the person who lets us in, so it is worth being clear early about who signs the quote off. A plumber disconnects before we arrive and reconnects after we leave, and that is worth booking early. Plumber either side of us.
