West Norwood kitchens

The buildings and streets around West Norwood

Victorian terraceVictorian villa1960s estate blockInterwar semi

The reception counters we do in West Norwood follow the same process every time, and it is the kitchen rather than the process that decides how the day actually goes. Steep terraced streets where houses are often split into flats, so the kitchen is a rear room of about 2.4m by 3.5m with a run and a return and no space for an island. Whole houses take a shallow rear extension because gardens rise steeply away from the building. We measure the kitchen you have, not the kitchen the plans said you would have. Those two part company often.

Ceilings are generous and the rooms are narrow, so the runs are long, the aisle is tight and there is nowhere to stand a slab on edge. The joinery goes in first and the stone is templated to it, so the programme runs the opposite way round from the way a kitchen does. The return between the two levels is the piece everything works off.

The communal stair is wide and handsome and the flat door at the top of it is a standard leaf, which is where a long piece stops. A front room converted into a surgery or a salon gives a small lobby and a counter that still has to leave width for people to get past it. The knee recess is argued over hardest where the floor is shallowest.

Around here the stock is Victorian terrace, Victorian villa, 1960s estate block and Interwar semi. They fail in different places, which is why the survey looks at different things.

True everywhere

Reception counters and desks, in short

  • A counter on a joiner's carcass is templated after the carcass is in, not from the drawing.
  • The lower transaction shelf needs clear knee space beneath it, which decides where a leg or a gable can go.
  • Long runs are joined over a support, and the join is placed where the eye does not follow the counter.
  • Cable and card-reader apertures are cut in the workshop, not on site.

The place

Why West Norwood is its own job

In West Norwood, the things that make a fit straightforward or awkward are known before we cut, not discovered while we carry. The gradient means many properties have flights of external steps up from the pavement to a raised front door, which is the main handling problem here. Parking is a mix of controlled and uncontrolled by street, and the South Circular limits east-west movement at peak. External steps up to raised entrances are the recurring issue, count them and check the tread depth before quoting, because a six-step approach changes the labour on every piece. Somebody comes out to West Norwood, looks at all of it, and puts a number on it before you decide anything.

The work

What reception counters involves

The lower serving surface is part of the same order rather than an extra, because a desk without one cannot serve a visitor who is seated. Piece sizes are set from the way into the building before the slab is nested, so a join added for access still lands over a support instead of in open span. You end up with the building open the next morning, because the work was sequenced around the hours it was allowed rather than around a normal working day.

A reception counter has a public face and a staff face, and the two are detailed differently because they are used differently. Cable apertures are machined with a radiused internal corner, because a square internal corner in a counter top is where a crack begins. A narrow deep unit puts the counter along one side, and the knee recess has to leave a clear route past it for everybody else. Dry-assembled on the bench before the van is loaded.

The money

What it costs in West Norwood

The lower transaction shelf is the line people do not expect, since it carries its own top, its own finished edges and its own support, and its height comes from an accessibility standard rather than from choice. In a galley the runs are short and the cut-outs are close together, so the fixed operations carry more of the total than the stone does. Supply-only material is £110 to £550 per square metre. The more useful question is not which end of that you are at, but how many operations the cut list carries. Priced by the pieces, the apertures and the hours in the lobby.

Victorian and Edwardian terraces

The carry, and what it rules out

On a street with no restrictions the constraint is other residents rather than a warden, so it is worth putting a cone or a car out early. A reception fit is often booked outside opening hours precisely because that is when the kerb in front of the building is free. A booked bay costs less than an hour of a crew standing still.

Victorian and Edwardian terraces

West Norwood in the housing figures

In this corner of the borough, very little is recent build, so nearly every job is a replacement into units that are already there. Several desks across one estate come off a single slab run, or they will never read as a set. What the building will allow is written down first.

What West Norwood asks for

The building stock on this patch tells us nothing useful about this service, because this service is not driven by it. It is driven by worktop replacement, worktop templating and worktop installation on the domestic side. The method does not change.

Access

Getting stone into a West Norwood kitchen

The gradient means many properties have flights of external steps up from the pavement to a raised front door, which is the main handling problem here. Parking is a mix of controlled and uncontrolled by street, and the South Circular limits east-west movement at peak.

Tell us what the approach looks like when you book the template and it gets built into the day rather than discovered on it. Where the route is genuinely tight, it changes how the pieces are cut, which is a fabrication decision rather than a delivery one.

Questions

Questions we get asked in West Norwood

If yours is not here, ring and ask. You get a straight answer rather than a call-back from a salesperson.

Do you cover West Norwood?

Yes. West Norwood is on the patch, and the postcodes we work here are SE27. It is worked on our south London run, along with the rest of Lambeth. A free-parking street with cars both sides can still leave the van forty metres away, and that distance is carry, not driving. A commercial frontage rarely has anywhere to stop, so the unload is timed rather than assumed and the counter pieces come off first. The tail lift needs pavement, not simply a space. The measuring and the fitting are both done at the property, so there is nothing to visit or collect.

What is different about reception counters in West Norwood?

Kitchens in the upper flats often sit in the return wing at half-landing level, so there are three or four steps inside the flat before the room is reached at all. The commercial work around housing of this age is shopfront: a narrow unit off a high-street parade, entered up a step, with the reception running back from the door into the depth of the plan. Protected finishes decide the fixings before the drawing is finished. Level has to hold across the whole room rather than along one wall, or a floor that falls end to end shows as a step where two pieces meet. A counter is worse off than a kitchen here, because it usually stands clear of the wall and has nothing behind it to hide a gap. Stone will not straighten joinery, and it will not forgive it either.

Is access a problem in West Norwood?

A hall that widens further in is still only as good as its tightest point, and that point is usually within a metre of the front door. The lower transaction shelf is short and easily handled; it is the upper counter that has to be walked in on edge and turned at every corner. A join forced by a doorway still lands over a carcass support. Where the van can pull up level with the gate the pieces are handled the fewest times, which is what actually protects them. Loading bays belonging to the building are booked by whoever holds the lease, and that is seldom whoever ordered the counter. Outside opening hours is usually when the kerb is free.

Does West Norwood actually ask for reception counters?

Not really, and claiming otherwise would cost nothing and mean nothing. What the research on this patch actually lists is worktop replacement, worktop templating and worktop installation. It reflects the local housing rather than any difference in the work. It is quoted, cut and fitted here the same way it is anywhere else on the patch. Party-wall and lease conditions in a converted building set when noisy work can happen, which shapes the fitting day more than the kitchen does. Counters are nearly always one-offs, so the saving that comes from repeating a specification is not usually on the table here. The counter is quoted with the programme written beside it. Several units in one building are fitted out to the same drawing, so an error on that drawing is an error repeated in every flat. Where an operator is fitting out several receptions, the counters come off one slab run so the desks read as a set rather than as neighbours. Where the lobby stays open, the work runs outside opening hours.

What makes one West Norwood kitchen dearer than the next?

Where the aisle is too tight the usual answer is a reduced-depth top on one side, and a 500mm run is a different cut, a different sink and a different drainer to a 600mm one. The return between the high counter and the low shelf never nests neatly, and it is what decides how much slab the desk swallows. Nothing is drawn square that the carcass did not build square. Supply-only material is £110 to £550 per square metre, and templating, fabrication and fitting are quoted separately rather than rolled in.

What holds a template up more often than anything else?

A floor that falls across the depth of a run rather than along it tips the carcasses front to back, and packing the front feet changes the overhang while it fixes the level. What a counter is scribed to is the joiner's carcass rather than the plaster, which is why it is templated after the carcass is fixed and never before. The front edge runs straight whatever the wall behind it does. Send photographs taken walking from the pavement through the door to where the counter will stand, along with the carcass dimensions once the joiner has fixed it. Mixed ownership means the decision-maker is not always the person who lets us in, so it is worth being clear early about who signs the quote off. Where a managing agent has to approve the work, the drawing goes out in a form they can sign without ever standing in the lobby. A short lease buys a different counter from a long one.

Is a drainer groove worth it in a small West Norwood kitchen?

The bowl position has to be settled before templating, since the grooves are set out from it. Where there is no room for a separate drainer, grooves are usually what gets specified instead. A groove set needs a clear stretch of worktop beside the bowl, so it competes with the run for length instead of being free surface. Suspended timber floors flex underfoot, and anything that moves beneath a unit shows up later as a lipped join. A reception counter answers to the building it stands in more than to the drawing, because it is fabricated to a carcass somebody else has already built and fixed. A counter top has no wall behind it to hide a poor edge.

The floor in my West Norwood kitchen slopes. Does that matter?

Units have to be fixed down as well as levelled. A loose carcass moves under stone. Level is checked at the template, which is the point of measuring in the room rather than off a drawing. If the carcasses are corrected, the template is taken again, since a drawing off units that then moved is worthless. Once the carcasses are levelled the gap under the plinth varies along the run, and that varying gap is the honest record of what the floor is doing. A lobby wall that leans shows itself along the back return, so that edge is cut to the line the wall actually takes. Where the plaster bows, the counter is drawn away from it.

Is templating a separate visit from fitting?

Templating and fitting are two visits, not one, and the gap between them is when the stone is actually cut. The same firm templates and fits. Nobody else is brought in to install. On the fitting day floors and door frames are protected, joins clamped flush, sink and hob sealed. Chimney breasts and the alcoves either side of them break the run into short pieces before anyone has drawn a kitchen. Two working surfaces at two heights, a return between them and clear knee space under the lower one: that is the shape almost every counter ends up being, whatever the front elevation promised. Front of house is read from standing height and from seated height both.

Can a West Norwood worktop be done in one piece?

An island often runs in one piece where a wall run cannot. Veining carries through a join where both pieces come off the same slab, which is decided at nesting. A finished join is typically two to three millimetres, colour-matched and sanded flush. Two parallel runs with a walkway between them is the most efficient shape there is on a slab, because both pieces nest as straight lengths with almost no waste. An external corner on a counter is seen from both sides at once, so it is mitred rather than butted and the pattern is carried round it. The counter shape follows the queue first and the slab second.
