A detached house of this age has a drive, a side path and a back door, so access is rarely the constraint and the design can follow the room. These are typically two runs and a return, often into a rear extension, and the return piece is the awkward one, short, wide and rarely nesting well against the long pieces on the slab, so slab yield rather than total area is what pushes the material line up. An island is a single visible piece with four finished edges and no wall to hide against, so it is the piece the whole kitchen is judged on. It is the shape rather than the square metreage that moves the number, which is why two kitchens the same size quote differently. Shape first, area second. Material is £110-£550 per square metre supply only, and templating, fabrication and fitting are quoted on their own lines.

A junction between an original floor and a later extension slab is almost never at the same level, so units carrying a run across it need packing first. This is the item most often left out of a cheaper quote, and it comes back as a variation once the templater has been. Priced as fabrication, not as area. Send the extension drawing or the unit layout with the actual appliance model numbers, since cut-out sizes come from the appliance, not the cabinet. Consent for the work sits with the freeholder or the managing body, and getting it in writing first avoids a crew arriving to a locked door. The quote is written so it can be read by whoever is paying rather than only by whoever is standing in the kitchen. Every line has a reason next to it.
