Addington kitchens

The buildings and streets around Addington

old village cottage1960s detached1970s detachedmodern executive housing

Reception counter work in Addington is not one job repeated, because the kitchens here are not one kind of kitchen. The village core has small period cottages with tight kitchens and low ceilings, while the surrounding 1960s-70s detached houses have square kitchens with integral garages behind, commonly converted into a utility with a second worktop run. The survey is the part where guessing stops. Everything after it is worked from real measurements taken in your own Addington kitchen.

A stub wall divides the kitchen from the back lobby, and it rarely stayed where the original drawing put it. The lower transaction shelf sits at the height a person in a wheelchair can be served at, and that height is fixed on the drawing before anything else about the desk is. The support under a long counter is agreed before the top is nested.

The kitchen is at the front or the back depending on the plan, and which it is decides whether there is a rear door on the route at all. A back door off a service road often gives a better way in than the shopfront does, and that is what decides the piece length. Public counters are specified for wear at the front edge.

What the job sheets keep listing is old village cottage, 1960s detached, 1970s detached and modern executive housing. The template reads them differently even where the layout looks identical.

True everywhere

Reception counters and desks, in short

  • A counter on a joiner's carcass is templated after the carcass is in, not from the drawing.
  • The lower transaction shelf needs clear knee space beneath it, which decides where a leg or a gable can go.
  • Long runs are joined over a support, and the join is placed where the eye does not follow the counter.
  • Cable and card-reader apertures are cut in the workshop, not on site.

The place

Why Addington is its own job

A slab cut to the wrong assumption about Addington is scrap, so the assumptions get checked in person first. The village lanes are narrow with a sharp bend and no pavement in places, and the tram runs through on its own alignment, so unloading has to be off the carriageway. The 1960s houses often have the kitchen a step above the hall on a raised slab, which changes the finished worktop height, so we set out from the cabinet tops rather than a stated 900mm. None of it stops the job. It changes how we plan it, and planning it is what the Addington visit is for.

The work

What reception counters involves

What this is not is joinery. We do not build the carcass, and it has to be finished, fixed and level before there is anything for a templater to measure. Piece sizes are set from the way into the building before the slab is nested, so a join added for access still lands over a support instead of in open span. You get openings machined for the equipment you actually have, not holes cut through a finished top with a diamond bit in a busy lobby.

The apertures, for cable, for a card reader, for a screen stem, are machined at the works and cannot be added afterwards. Overhang at the public face is checked against the carcass, and anything beyond what the joinery carries gets a steel flat or a plywood deck under it. A back door off a service road often takes a longer piece than the shopfront will, and that is what decides the join count. Apertures machined at the works, none drilled in a lobby.

The money

What it costs in Addington

Machining is where the money sits: apertures for cable and card readers, a radiused internal corner at every opening, and a mitred return between the two levels. Two facing runs mean two sets of edges and two scribes in a small span, which is why a compact galley rarely prices as cheaply as its area suggests. That £110 to £550 per square metre buys the slab and nothing else. Templating, machining, edges, cut-outs and the fitting day are counted and charged one by one. The knee recess costs support, and the support is shown.

period detached houses and villas

Addington in the housing figures

In the streets around Addington, planned post-war layouts account for most of the housing. A short run leaves nowhere to hide a join. The premises among that housing decide whether this is a porter's desk or a surgery counter. A counter is priced by its pieces, not by its frontage.

period detached houses and villas

The carry, and what it rules out

The distance from the standing to the actual kitchen door is the number that counts, since plenty of drives finish at a side gate and a garden path. A reception fit is often booked outside opening hours precisely because that is when the kerb in front of the building is free. A booked bay costs less than an hour of a crew standing still.

What Addington asks for

A trade counter or a bar does not come out of the local housing stock, so there is no ranking to give you. The housing itself asks for worktop installation, worktop replacement and worktop design & quotation. The work is quoted the same way regardless.

Getting stone into an Addington kitchen

The village lanes are narrow with a sharp bend and no pavement in places, and the tram runs through on its own alignment, so unloading has to be off the carriageway.

Tell us what the approach looks like when you book the template and it gets built into the day rather than discovered on it. Where the route is genuinely tight, it changes how the pieces are cut, which is a fabrication decision rather than a delivery one.

Questions

Questions we get asked in Addington

If yours is not here, ring and ask. You get a straight answer rather than a call-back from a salesperson.

Do you cover Addington?

Yes. Addington is on the patch, and the postcodes we work here are CR0. It is worked on our south London run, along with the rest of Croydon. Deep gravel takes the wheels of a loaded trolley and holds them, so either boards go down or the pieces are carried. A commercial frontage rarely has anywhere to stop, so the unload is timed rather than assumed and the counter pieces come off first. The tail lift needs pavement, not simply a space. Nothing needs visiting and nothing needs collecting: the template is in your kitchen and so is the fit.

Is there anything about Addington buildings that catches reception counters out?

These were built on a solid ground floor slab, so nothing bounces and nothing can be packed down, only up. The parades behind terraces of this period carry pharmacies, minicab offices, takeaways and small surgeries, and their counters are the hardest-used stone we fit. A converted front room gives a lobby with no depth to it. Legs bottoming out on hard concrete or an uneven screed mean the tops of the carcasses are not one plane, and that is picked up at template rather than on fitting day. What a counter is scribed to is the joiner's carcass rather than the plaster, which is why it is templated after the carcass is fixed and never before. The scribe is cut in the shop, eased on site, and no further.

What do you check about the route into an Addington property?

Whether the kitchen sits straight ahead or off a turn at the end of the hall changes the maximum piece far more than the hall width does. A counter top is one long piece with no run of cabinets to break it, so the route decides the join count before the sightlines get a vote. The upper counter is the piece that has to make the turn. Block paving bedded on sand can rut under a fully loaded van, and that is said to the customer beforehand rather than explained afterwards. Loading bays belonging to the building are booked by whoever holds the lease, and that is seldom whoever ordered the counter. Outside opening hours is usually when the kerb is free.

Would you call Addington a reception counters area?

Not really, and there is no sense dressing it up. What the research on this patch actually lists is worktop installation, worktop replacement and worktop design & quotation. That is a statement about the local housing rather than about the work. It gets quoted, cut and fitted exactly as it would anywhere else on the patch. Where an annexe has been built or converted, its floor and its walls are newer than the main house and behave differently under the same run. Where an operator is fitting out several receptions, the counters come off one slab run so the desks read as a set rather than as neighbours. Fit-out programmes slip toward the counter, never away from it. Extended households run kitchens hard, and that pushes the specification towards granite or sintered stone rather than a light quartz. A fit-out programme puts the counter last, behind the joiner and the electrician, which is exactly when the least time is left to template it. The joiner has to finish before we are able to start.

Why do two Addington kitchens the same size price differently?

A galley that is also the route to the back door is a corridor first and a kitchen second, and what the shape can take is set by the traffic going through it. A counter has the same argument in miniature: a straight run nests kindly on a slab, and every return costs yield. A back-of-counter return is a separate piece with its own edges. Stone is £110 to £550 per square metre supply only, and the templating, the fabrication and the fitting each carry their own line.

What has to be finished before you can template?

Level has to hold across the whole room rather than along one wall, or a floor that falls end to end shows as a step where two pieces meet. A lobby wall that leans shows itself along the back return, so that edge is cut to the line the wall actually takes. Stone will not straighten joinery, and it will not forgive it either. Tell us whether there is rear access off a service road, and send the carcass dimensions with the till, terminal and cable positions marked on them. Because the money comes out of a household rather than a maintenance budget, phasing is common: tops now, island or splashbacks later, quoted so the second visit still matches the first. Where a managing agent has to approve the work, the drawing goes out in a form they can sign without ever standing in the lobby. The counter stays when the tenant goes, and is chosen accordingly.

Is templating a separate visit from fitting?

On the fitting day floors and door frames are protected, joins clamped flush, sink and hob sealed. The fit follows 5 to 10 working days after the template, and nothing is cut before that visit because nothing is cut from a plan. If the units run late the template moves, not the fit: the gap between them is fabrication. A boiler hangs on the wall above the run in most of these, and its pipework drops exactly where a splashback wants to go. A reception counter answers to the building it stands in more than to the drawing, because it is fabricated to a carcass somebody else has already built and fixed. Stone on a joinery carcass wants that carcass square first.

Do you do undermounted sinks in Addington?

The sink, tap and hob have to be physically in the room at the template, not merely ordered, because the cut-out is machined to the item itself. Each cut-out is priced on its own line, so a range, a bowl and a half, a boiling tap and a drainer are four items rather than one. Nothing is cut out in the kitchen. Cutting a bowl on site is how worktops get cracked. Two runs of similar length nest as a pair off one slab, and if one of them grows by a few hundred millimetres the pair stops fitting and the yield changes for both. An external corner on a counter is seen from both sides at once, so it is mitred rather than butted and the pattern is carried round it. Every change of plane is a join waiting to be placed well.

What happens when the route into an Addington kitchen is tighter than the worktop?

The lift, if there is one, is measured on the diagonal, because that is the dimension a long piece actually uses. An external stair, a side return or a rear garden counts as carry and is measured the same way. Boxed-in pipework running along the skirting looks harmless until a loaded trolley has to pass it. The lower transaction shelf is short and easily handled; it is the upper counter that has to be walked in on edge and turned at every corner. Trestles go up in the lobby before anything is unwrapped.

Upstands or a full-height splashback?

The joint between splashback and worktop is siliconed, never grouted, so it can move a little without cracking. Tiling and stone can meet, but where they meet is decided before the template rather than after. A full-height piece behind the hob has to allow for the extractor, so that gets settled first. A boiler in a cupboard on the kitchen wall is normal in this stock, and its position is fixed by its flue. A pharmacy counter is two heights before anyone draws it, with a consultation position at the low level and a dispensing side that never meets the public, and the apertures for a card reader and a till sit at the transaction shelf. Goods lifts in old warehouses take longer pieces than most buildings.
