Beam Park kitchens
What the kitchens here are actually like
Plasterboard partitions mean light scribes and clean joins, and the fabrication effort moves to the visible faces instead. Taking the old tops off is also the first honest look at what has been going on underneath them. A single day, planned properly.
New development on former Ford-related land straddling the Havering boundary, so kitchens are almost all developer-fitted open-plan runs in apartments and townhouses, one wall, 2.4-3.2m, integrated appliances, no island except in the wider houses. Upgrades to stone happen early here, often within a couple of years of moving in, with the units left completely untouched.
Live construction next door means the agreed access route can change week to week, so we re-confirm the route the day before rather than at template.
An infill house is built to modern standards on an old plot, so the room is square even though the site around it is not. The work is all in the building, not the kitchen. Sound carcasses are the one condition.
What we are usually templating in is 2010s-2020s apartment block, new-build townhouse and adjacent post-war housing. The differences between them show up at template, not at enquiry.
True everywhere
Worktop replacement, in short
- The units stay. Only the surface changes.
- Old tops come out in the morning, new stone is down and sealed the same day.
- A plumber disconnects the tap and waste before we arrive and reconnects at the end of the day.
- The carcasses have to be sound: stone is far heavier than laminate.
Covered on our east London run. Fitted 3–7 working days from template.
new-build flats and apartments
Getting stone into the room
Newly built streets with allocated parking, shared surfaces, controlled block entrances and lifts, plus ongoing construction traffic that can close a route without warning.

What gets asked for here
Upgrading a builder-finish kitchen is mostly a swap, so the cost sits in the material choice rather than in the shape of the room. The carcasses have to be sound, because stone is several times the weight of what is coming off. A day, not a project.
Of everything we do around here, this is the one that comes up most, with worktop splashbacks & upstands and worktop installation behind it.
new-build flats and apartments
The building, and what it does to the job
The room is genuinely square and the units are plumb, so the visit is more about the building than about the kitchen. The work is all in the building, not the kitchen. What is under the old top is the real question.
Integrated appliances and housings set out for a 38mm laminate top, so moving to 20mm or 30mm stone changes the clearance around the dishwasher, oven housing or hob and needs checking before we cut.

Getting stone into a Beam Park kitchen

Tell us what the approach looks like when you book the template and it gets built into the day rather than discovered on it. Where the route is genuinely tight, it changes how the pieces are cut, which is a fabrication decision rather than a delivery one.

Questions
Worktop replacement in Beam Park
If yours is not here, ring and ask. You get a straight answer rather than a call-back from a salesperson.
Do you actually work in Beam Park, or just list it?
Yes. Beam Park is on the patch, and the postcodes we work here are RM13, RM9. It is worked on our east London run, along with the rest of Barking and Dagenham. The practical answer is to check the fixture list before the date is offered, because a template slot lost to a road closure cannot be recovered that week. A replacement is a two-way job, with old tops going out and new stone coming in, so the van needs to stay put across the whole day. It is a full day at the kerb, not a delivery. We template in your kitchen and fit in your kitchen, so there is nothing to visit and nothing to collect.
What is different about worktop replacement in Beam Park?
Access is a question about the plot rather than the house: a narrow frontage between older buildings with nowhere obvious to stand a van. The room itself is the easy part: walls are plumb, corners are square and the floor is flat, so scribes are minimal and joins can be tight. Units kept, surface changed, one day. Live construction next door means the agreed access route can change week to week, so we re-confirm the route the day before rather than at template.
Is access a problem in Beam Park?
Newly built streets with allocated parking, shared surfaces, controlled block entrances and lifts, plus ongoing construction traffic that can close a route without warning. A car that takes 2.4m on the diagonal will not take a three-metre worktop however it is stood, and there is no trimming it on the landing. With no room to turn, the old top gets cut up in the kitchen instead, which is dusty work and needs the room emptied first. It sets what the day actually looks like.
Is worktop replacement the job you do most in Beam Park?
Yes. On the research for this patch it is the first of the three jobs listed, ahead of worktop splashbacks & upstands and worktop installation. Upgrading a builder-finish kitchen is mostly a swap, so the cost sits in the material choice rather than in the shape of the room. Old tops out in the morning, new stone down and sealed the same afternoon. A day, not a project. Developer-fitted kitchens come with thin cam-lock carcasses, which are fine under laminate and want bracing before stone goes on them. The units stay and only the surface changes, so the whole job is one day rather than a kitchen refit. A day, not a project.
What decides the price of a worktop in Beam Park?
Galley runs are usually short enough to come out of a single slab, so the material band you choose does more to the total than the room shape does. The existing layout is being kept, so the question is whether the old carcasses will take stone in that shape without more support. The units stay, the surface changes. Material is £110-£550 per square metre supply only, and templating, fabrication and fitting are quoted on their own lines.
What do I need to sort out first?
Taped internal angles in plasterboard belly at the corner, so the run picks up a few millimetres over the last 300mm and a plan-angle mitre will not close. We would rather find it at template than on the morning, which is why the templater looks behind the units. Found at template, not on fit day. Book the service lift, loading bay and concierge access for the full day, and confirm the building's permitted working hours in writing. The same building type can arrive as a careful one-off kitchen or as a fast turnaround, and the honest answer is that they are priced differently. If the carcasses are tired the honest answer is that stone will find that out, and it is better said before than after. Sound carcasses are the condition.
