Beam Park kitchens
What the kitchens here are actually like
Developer carcasses are thin cam-lock chipboard, which is entirely adequate under laminate and wants bracing before stone. The fitting day is planned backwards from all of it, before the first piece comes off the van. One visit, our own installers.
New development on former Ford-related land straddling the Havering boundary, so kitchens are almost all developer-fitted open-plan runs in apartments and townhouses, one wall, 2.4-3.2m, integrated appliances, no island except in the wider houses. Upgrades to stone happen early here, often within a couple of years of moving in, with the units left completely untouched.
Live construction next door means the agreed access route can change week to week, so we re-confirm the route the day before rather than at template.
Infill plots usually put the kitchen at the back with wide doors to a small garden, and that opening is the best route in. If the diagonal is short we either split the run with a planned join or, on lower floors, carry up the stairwell, which needs the half-landing turn checking as well. Walked, measured, protected, then lifted.
The stock behind these kitchens runs to 2010s-2020s apartment block, new-build townhouse and adjacent post-war housing. They are not interchangeable, and a worktop finds the differences quickly.
True everywhere
Worktop installation, in short
- One visit. A straightforward run is a morning; an island and splashbacks take most of the day.
- Every piece is carried in by hand, and stone does not bend.
- We seat and seal the sink and hob. We do not connect water, waste, gas or electrics.
- Floors and units are protected before anything comes through the door.
Covered on our east London run. Fitted 3–7 working days from template.
new-build flats and apartments
The building, and what it does to the job
The service lift's internal diagonal, which is often shorter than the longest run and forces the join position before we start.

What gets asked for here
Second or third on the list around here, after worktop replacement. Same visit, same bench, same crew, same lead time.

Getting stone into the room
Newly built streets with allocated parking, shared surfaces, controlled block entrances and lifts, plus ongoing construction traffic that can close a route without warning.
The lift has to be booked and blanketed before anything moves, and that booking needs to cover the old tops coming out as well as the new stone going in. The fitting day is planned backwards from that point, before anything comes off the van. That is what the morning is planned around.

True everywhere, stated once
Installation is the day the templating either pays off or does not. Almost everything that makes it hard is a property of the building rather than the stone.

Getting stone into a Beam Park kitchen
Newly built streets with allocated parking, shared surfaces, controlled block entrances and lifts, plus ongoing construction traffic that can close a route without warning.
Tell us what the approach looks like when you book the template and it gets built into the day rather than discovered on it. Where the route is genuinely tight, it changes how the pieces are cut, which is a fabrication decision rather than a delivery one.
3–7 working days
From template to fitted, working days from template. The same on this patch as every other.

Access told straight
If the route forces an extra join, you hear that at quote stage, not on the day.
Questions
Worktop installation in Beam Park
If yours is not here, ring and ask. You get a straight answer rather than a call-back from a salesperson.
Do you actually work in Beam Park, or just list it?
Yes. Beam Park is on the patch, and the postcodes we work here are RM13, RM9. It is worked on our east London run, along with the rest of Barking and Dagenham. On an event day the controls are wider, tighter and enforced harder than the signage suggests on any other morning of the week. The fitting slot is set around it, which is why we ask about it when the date is booked and not before we leave the yard. It is why the arrival time is what it is. We template in your kitchen and fit in your kitchen, so there is nothing to visit and nothing to collect.
What is different about worktop installation in Beam Park?
Infill plots usually put the kitchen at the back with wide doors to a small garden, and that opening is the best route in. The lift is measured before the piece is loaded, and once inside the flat the fitting is quick by comparison. That is the shape of the day. Live construction next door means the agreed access route can change week to week, so we re-confirm the route the day before rather than at template.
Is access a problem in Beam Park?
Newly built streets with allocated parking, shared surfaces, controlled block entrances and lifts, plus ongoing construction traffic that can close a route without warning. The lift has to be booked and blanketed before anything moves, and that booking needs to cover the old tops coming out as well as the new stone going in. Finding it out on the morning costs the whole slot, because there is no second route to fall back on. That is what the morning is planned around.
Do you do much worktop installation around Beam Park?
It is one of the three we do most here, behind worktop replacement. Same template visit, same workshop, same installers either way. Housings and integrated appliances are set out for a 38mm laminate top, so dropping to 20mm or 30mm stone changes the clearances and needs checking before anything is cut. The fitting day is scheduled to suit that rather than to suit the diary. One visit, done properly. Upgrading a builder-finish kitchen is mostly a swap, so the cost sits in the material choice rather than in the shape of the room. One visit, with the sink and hob seated and sealed before we leave. The prep list is not optional.
What decides the price of a worktop in Beam Park?
Galley runs are usually short enough to come out of a single slab, so the material band you choose does more to the total than the room shape does. Joins are pulled with suction clamps and finished flush, then colour-matched, which is the last thing done rather than the first. Dry-lay first, always. Material is £110-£550 per square metre supply only, and templating, fabrication and fitting are quoted on their own lines.
What do I need to sort out first?
Dot-and-dab plasterboard sounds solid and is hollow behind, so anything fixed through it has to hit a dab or a batten rather than a void. Rushing that is what leaves a gap you look at every morning for fifteen years. Dry-lay, mark, cut, then bond. Book the service lift and loading bay with the building manager for the whole fitting window, and have the fob or key for lift override ready. Mixed ownership means the decision-maker is not always the person who lets us in, so it is worth being clear early about who signs the quote off. A half-day of access is not a fitting day, and it is better to say so at booking than to find out at eleven. One visit, our own installers.
