We survey every kitchen before we price it, and the vanity tops we take on in Beam Park show why that is not just paperwork. New development on former Ford-related land straddling the Havering boundary, so kitchens are almost all developer-fitted open-plan runs in apartments and townhouses, one wall, 2.4-3.2m, integrated appliances, no island except in the wider houses. Upgrades to stone happen early here, often within a couple of years of moving in, with the units left completely untouched. If your kitchen is a bit of both, that is common enough and it changes nothing about how we go about it.
Everything arrives through one controlled entrance with a booking sheet, and a delivery that misses its slot waits. For a vanity the length is rarely the argument, because it is the depth and what has to be drilled through it that set the piece. A bathroom top is drawn from the fitted unit, never from a plan.
Rooflights over the rear bring light straight down onto the worktop, which shows a polished finish and any step at a join. Bathrooms in these are square, plumb and finished before anyone moves in, so the template is short work and the whole question becomes what the unit is fixed to. The window over the basin is the one the top answers to.
The archetypes on this patch are 2010s-2020s apartment block, new-build townhouse and adjacent post-war housing. What is behind the plaster is different in each, and it matters at fixing.
