Barking Riverside kitchens
What the kitchens here are actually like
Plasterboard partitions mean light scribes and clean joins, and the fabrication effort moves to the visible faces instead. The units stay and only the surface changes, so the job is a day, and what makes it a difficult day is the building. A single day, planned properly.
Entirely new housing, so every kitchen is a developer-fitted open-plan run against one wall of a living space, generally 2.4-3.2m with an integrated hob and an undermounted or inset sink.
The work is upgrading laminate to quartz within an untouched layout, plus adding a stone splashback behind the hob and, in the townhouses, a small island in the wider ground floors.
An infill house is built to modern standards on an old plot, so the room is square even though the site around it is not. The room itself is the easy part: walls are plumb, corners are square and the floor is flat, so scribes are minimal and joins can be tight. Sound carcasses are the one condition.
What we are usually templating in is 2010s-2020s apartment block, modern townhouse and new-build terrace. The differences between them show up at template, not at enquiry.
True everywhere
Worktop replacement, in short
- The units stay. Only the surface changes.
- Old tops come out in the morning, new stone is down and sealed the same day.
- A plumber disconnects the tap and waste before we arrive and reconnects at the end of the day.
- The carcasses have to be sound: stone is far heavier than laminate.
Covered on our east London run. Fitted 3–7 working days from template.
new-build flats and apartments
Getting stone into the room
Managed estate with allocated bays, visitor permits, loading bays booked through the managing agent, and lifts in the blocks with defined dimensions and protection requirements.
A dedicated loading bay or service yard is the easiest arrangement in a managed building, provided the slot is booked and someone has the key to the shutter. We stage the strip-out so the old tops leave in one trip rather than trickling out across the afternoon. The waste run is planned, not improvised.

The building, and what it does to the job
Because the units are new and square, a replacement top here is straightforward, the whole risk sits in getting the lift booked and the slab into it in one piece.
Integrated appliances and housings set out for a 38mm laminate top, so moving to 20mm or 30mm stone changes the clearance around the dishwasher, oven housing or hob and needs checking before we cut.

What gets asked for here
Of everything we do around here, this is the one that comes up most, with worktop splashbacks & upstands and worktop installation behind it.

Getting stone into a Barking Riverside kitchen
Managed estate with allocated bays, visitor permits, loading bays booked through the managing agent, and lifts in the blocks with defined dimensions and protection requirements.
Tell us what the approach looks like when you book the template and it gets built into the day rather than discovered on it. Where the route is genuinely tight, it changes how the pieces are cut, which is a fabrication decision rather than a delivery one.

Worktop replacement in Barking Riverside
If yours is not here, ring and ask. You get a straight answer rather than a call-back from a salesperson.
Is Barking Riverside on your patch?
Yes. Barking Riverside is on the patch, and the postcodes we work here are IG11. It is worked on our east London run, along with the rest of Barking and Dagenham. A dedicated loading bay or service yard is the easiest arrangement in a managed building, provided the slot is booked and someone has the key to the shutter. We stage the strip-out so the old tops leave in one trip rather than trickling out across the afternoon. The waste run is planned, not improvised. We template in your kitchen and fit in your kitchen, so there is nothing to visit and nothing to collect.
Why would worktop replacement in Barking Riverside be any different from anywhere else?
An infill house is built to modern standards on an old plot, so the room is square even though the site around it is not. The work is all in the building, not the kitchen. Units kept, surface changed, one day. Because the units are new and square, a replacement top here is straightforward, the whole risk sits in getting the lift booked and the slab into it in one piece.
How would you get a worktop into a property in Barking Riverside?
Managed estate with allocated bays, visitor permits, loading bays booked through the managing agent, and lifts in the blocks with defined dimensions and protection requirements. A car that takes 2.4m on the diagonal will not take a three-metre worktop however it is stood, and there is no trimming it on the landing. With no room to turn, the old top gets cut up in the kitchen instead, which is dusty work and needs the room emptied first. The strip-out is planned around it.
Is worktop replacement the job you do most in Barking Riverside?
Yes. On the research for this patch it is the first of the three jobs listed, ahead of worktop splashbacks & upstands and worktop installation. Upgrading a builder-finish kitchen is mostly a swap, so the cost sits in the material choice rather than in the shape of the room. The units stay and only the surface changes, so the whole job is one day rather than a kitchen refit. A day, not a project. Developer-fitted kitchens come with thin cam-lock carcasses, which are fine under laminate and want bracing before stone goes on them. Old tops out in the morning, new stone down and sealed the same afternoon. A day, not a project.
What moves the number on a quote around here?
A galley puts the sink on one side and the hob on the other, which spreads the cut-outs across two pieces instead of weakening one. Going from a 38mm laminate to 20mm or 30mm stone drops the surface, which shows against tiles, a window board and any freestanding appliance. The units stay, the surface changes. Material is £110-£550 per square metre supply only, and templating, fabrication and fitting are quoted on their own lines.
What needs to be ready before you come to Barking Riverside?
Where a partition has been built off the floor screed rather than off the slab, it moves, and a mitre bonded across that corner is the first thing to open. The old top has been hiding it, so the first honest look at it happens when the laminate comes off. The laminate has been covering it up. Book the service lift, loading bay and concierge access for the full day, and confirm the building's permitted working hours in writing. A street with houses in single occupation next to the same houses cut into flats produces two completely different jobs from the same elevation. A plumber disconnects before we arrive and reconnects after we leave, and that is worth booking early. Plumber either side of us.
