A dedicated loading bay or service yard is the easiest arrangement in a managed building, provided the slot is booked and someone has the key to the shutter. It rarely changes what we cut, but it does change how the pieces are stacked and strapped for the run out. The load plan follows from it. We come to the kitchen to template and again to fit, so there is nothing to visit and nothing to collect.

Block and beam floors with blockwork walls are true enough that the scribes are light and the joins can be pulled tight. Piece size is set by the lift car, not by the slab. Every join over a gable, clear of every cut-out. A partition that gives when you lean on it will give under someone sitting at an overhang, and a bonded mitre nearby is where that movement shows first. The template drawing carries the real geometry through to the saw, and the piece is machined to it rather than trimmed to it later. The drawing decides it, not the fitter.

The lift has to be booked and blanketed before anything moves, and that booking needs to cover the old tops coming out as well as the new stone going in. So the nesting is worked to the measured route first and to the slab second. An access join is dressed to the same standard as any other. Bay bookings are usually an hour or two, which is fine for unloading and no use at all as a place to leave the van for a day. Where unloading has to happen in one go, the load order is planned so nothing has to come off twice. It is decided in the yard, not at the kerb.

Not particularly, and it would be easy to pretend otherwise. What the research on this patch actually lists is worktop replacement, worktop splashbacks & upstands and worktop installation. That is a point about the buildings round here, not about the job. The quoting, the cutting and the fitting are identical here to anywhere else we work. Replacing one plot years after handover is the problem nobody plans for, because a quartz colour can be reordered and a granite block cannot. So the nesting is planned around it rather than around a standard kitchen. One kept offcut saves a whole flat later. New-build kitchens are usually smaller than the plan suggests once the appliances are in, so the usable run is shorter than the drawn run. Cutting several kitchens from different slabs and calling them matched is where firms get caught out. Repeat runs come off a jig, not a fresh setout.

Both runs are in view at the same time, so the two pieces are taken off the same area of slab and the veining is set to run the same way on each side. A join that lands in the wrong place cannot be moved once the cut-outs are machined, so it is settled on the drawing. Long lengths go down first, short pieces fill around them. The material band is £110 to £550 per square metre supply only, and templating, fabrication and fitting are quoted on their own lines.

Where a peninsula returns into a stud wall the load has to sit on the units, with the wall doing no more than steadying it. Internal corners are machined with a radius and polished, and kept well clear of any join or cut-out. Machined to the real line. Sink, tap and hob need to be with us before machining, along with confirmation of whether the island is getting a breakfast overhang, since anything past roughly 300mm unsupported needs steel let into the carcasses and that has to be built in, not added later. The same building type can arrive as a careful one-off kitchen or as a fast turnaround, and the honest answer is that they are priced differently. The workshop works from the approved drawing, so whoever signs it off is signing off the join positions too. Late changes are priced rather than absorbed quietly.

Undermount bowls are cut and polished in the workshop and dry-fitted to the stone on the bench before anything is loaded. A boiling tap needs a hole of its own and a cupboard below for the tank, so the units change too. A piece with a bowl and a hob cut into it is the fragile one, and it is handled accordingly. A galley closed at one end takes a short return across the top, and that little piece carries the same edge work, the same handling and nearly the same cost as a full length. Pieces are dry-assembled on the bench before dispatch so the corners are known to close before they leave the workshop. A waterfall leg is cut in sequence off its own top.

The sink and hob are lifted out with the old top and kept aside if you are reusing them. Old laminate is light and awkward rather than heavy, so it is usually the easier half of the day. The carcasses stay put. Only the surface changes. Underground loading has a height restriction, and a van with an A-frame on it is taller than the driver remembers. Pieces are loaded in reverse fitting order so the first thing off the van is the first thing that goes down. That is the last thing settled before dispatch.

Material is quoted supply only and templating, fabrication and fitting sit on their own lines, so it is visible which part is stone and which is labour. Cut-outs, edge profile and join count are itemised, so taking one out removes a line rather than starting an argument. A lightweight stud partition will not carry a breakfast bar or a peninsula end, and stone finds that out faster than laminate ever did. The workshop cuts to the plotted line rather than to a nominal dimension, which is why a scribe edge leaves the bench deliberately oversize. Cut oversize on purpose, every time.

The quote is itemised, so a job where you already hold the slab is the same job with the material line taken off it. Stone cut to somebody else’s drawing cannot usefully be re-cut to yours. Buyers upgrading before handover work to a choices deadline set by the sales office rather than by the build programme. Pieces are dry-assembled and checked on the bench before anything is loaded.
