Bathroom worktops and vanity tops in Botany Bay

Yes. Botany Bay is on the patch, and the postcodes we work here are EN2. It is worked on our north London run, along with the rest of Enfield. A skip, a delivery lorry or a run of scaffolding takes the frontage the van needed, so the street is worth a look the day before rather than on the morning. A vanity fit is a short visit with one or two pieces in it, so the van stands only for as long as it takes to walk them in. A bay for twenty minutes is enough for a vanity. We come to the kitchen to template and again to fit, so there is nothing to visit and nothing to collect.

Lime plaster over rubble moves in and out enough that a single long panel will show a gap somewhere along its length. A freestanding bath in the middle of the room pushes the vanity to a wall and often under a window, so the window board is drawn with the top rather than added later from a second offcut. A boxed riser in the corner is the usual obstacle upstairs. The returns into a breast recess are the tightest scribes in the room, and they are eased in rather than forced. Bathrooms carry the same problems in a smaller room, and a smaller room leaves a vanity nowhere to absorb them. An out-of-square corner shows on a short top faster than a long one.

A tiled hall floor takes a dropped corner badly, so boards go down over the tiles before anything comes through the door. A vanity is the one piece of stone that route will not usually defeat, because a top cut to a standard unit depth weighs what one person can manage. Small pieces still get crated, because small pieces get dropped. That is a point about the buildings round here, not about the job. The quoting, the cutting and the fitting are identical here to anywhere else we work. An open-plan extension puts the worktop in the middle of the living space, so it is looked at from the sofa as well as worked on. Work of that kind brings en-suites with it, and an en-suite vanity is a smaller piece again carrying exactly the same four operations. The vanity is the piece that makes a converted flat read finished. Extension budgets are usually well spent by the time the worktop is ordered, which is where the choice between quartz and a thinner sintered stone actually gets made. A house divided into flats needs a vanity for each of them, and small repeated pieces are the one case where buying a whole slab makes sense. Several vanity tops off one slab run, or they will not match.

The two runs are read against each other rather than against the floor, so they are set to one datum taken across the aisle instead of measured up from the boards. That shape decides what is left on the slab when the kitchen has been cut, and what is left on the slab is where most vanity tops come from. A veined vanity is nested for what shows above the basin. The material band is £110 to £550 per square metre supply only, and templating, fabrication and fitting are quoted on their own lines.

An alcove is commonly wider at the back than at the front, so a piece cut to the opening drops in and then stands off the rear wall. A vanity has no depth to lose, so where a kitchen run would take a ten millimetre scribe without noticing, a shallow top cannot spare it. Half-tiled walls leave a line the top has to meet. Send the unit layout for every bathroom at once with the basin and tap models against each, so the slab can be nested for all of them. Owner-occupied kitchens are usually being done once, which is why the edge profile, the vein direction and where a join falls are worth the conversation. Who is paying decides the material here more than anywhere else, because a vanity is small enough that an expensive stone stops being an expensive decision. Access to a tenanted bathroom is arranged, not assumed.

Two kitchens the same length can be far apart, because material, edge and cut-outs move independently of size. Ask for the lines rather than the total. One number for a kitchen tells you nothing you can check. What is quoted is what the drawing says, and the figure does not move unless the drawing does. The face of a breast is rarely flat, and a top returning onto it picks up that bow across the last few hundred millimetres of its length. The boxed soil stack in the corner is the usual version of it upstairs, and a top that notches round one loses depth exactly where the basin wanted it. A cloakroom under a stair slope limits the tap before the top.

The carcasses stay put. Only the surface changes. On a replacement the old top comes off in the morning and the new stone is down and sealed the same day. Tiling bonded to the wall behind usually comes away with the old top, so that wall is agreed beforehand. With no scheme to work with there is nothing to book and nobody to ring, so the only levers left are an early arrival and a word with the neighbours. Where the vanity is fitted alongside a kitchen the van is standing anyway, which is a good part of why the two rooms are worth ordering together. An en-suite and a family bathroom come off the same load.

The grooves sit inside the depth of the top with stone left either side, so a shallow run limits them. On a porous stone the grooved area is sealed with the rest, and it gets wet more than anything else. Which side of the bowl they go is about how you stand at the sink, and it is settled before cutting. Solid walls hold their heat and their damp, and anything sealed against them is worth looking at again a season later. A vanity top is where all of that turns up in miniature, with the basin, the tap holes and a splash return crowded into a few hundred millimetres of stone. It is the smallest piece we cut and the most crowded.

A Belfast or butler sink has to be installed and at its final height before the template, because the stone is cut to sit on it. The tap hole is drilled in the workshop too, and its position depends on how far the tap has to swing. Nothing is cut out in the kitchen. Cutting a bowl on site is how worktops get cracked. A galley that is also the route to the back door is a corridor first and a kitchen second, and what the shape can take is set by the traffic going through it. A bathroom ordered with the kitchen is taken from the same slab run, so the two rooms match rather than nearly match. Two bathrooms nest better together than either does alone.
