Stone bar tops in Chelsea

A bar top takes weight on its front edge all evening, so the overhang and what carries it matter more than the slab does.

If you have had one quote for stone bar top work in Chelsea and it did not match the next one, the difference is usually sitting in the room itself. The Georgian and early Victorian houses off the King's Road are small-boned - low ceilings on the lower ground, timber floors that flex, and kitchens taking 2.6-3.2m of run with a narrow 900mm island at most. Mansion flats on the estate hold their original service plan with the kitchen at the back off a corridor, and a lot of the work is replacing tired timber or laminate on existing units without touching the layout. Nothing gets cut from a description. It gets cut from a template taken off the units once they are in.

The side return was an outside toilet and a coal store before it was ever a kitchen, and the walls left over from that are half a brick thick. Every face of a bar is on show from a stool, so the front edge and the underside of the nose are profiled and polished rather than left as the saw finished them. The overhang decides the bar, and the bar decides the stone.

A basement kitchen has a flagged or concrete floor laid straight onto the ground, so it is solid, cold and rarely within ten millimetres of level. Original walls give nothing straight to work to, which is why a bar here is built as its own frame and scribed at the back rather than trusted to the plaster behind it. Noggins first, brackets second, stone last.

What we are usually templating in is Georgian riverside terrace, early Victorian cottage terrace, Cadogan Estate red-brick mansion block and 1930s purpose-built flats. The differences between them show up at template, not at enquiry.

True everywhere

Stone bar tops, in short

  • Anything past about 300mm of unsupported overhang gets steel or a corbel underneath.
  • The front edge is the one people touch, so it is profiled and polished on all exposed faces.
  • Quartz is the usual choice indoors; porcelain and sintered stone where drinks and citrus are constant.
  • A bar top is fitted level to itself, not to the floor, because floors in older buildings rarely are.

The place

Why Chelsea is its own job

A slab cut to the wrong assumption about Chelsea is scrap, so the assumptions get checked in person first. Many of the older houses are listed, which rules out taking out a window or a sash to bring stone through, and the front doors are period joinery that nobody will let you unhang. Estate-managed blocks impose their own works hours and require notification to the managing agent, and the King's Road itself has loading restrictions through the day. Listed frontages mean the stone comes through the existing door opening or not at all, so template to the doorway first and the kitchen second. The awkward conversation belongs at your kitchen table at the quote stage, not over a half-fitted worktop.

The work

What bar tops involves

What is covered is the template, the machining, the support fixed into the frame and the fitting, with the frame itself either built by us as joinery or by whoever is already on site. Cut-outs for a bar sink, a drip tray or a socket through the surface are machined before anything leaves the workshop, so nothing is cut into a finished counter in the room. You are left with a counter level along its own length whatever the floor beneath it is doing, which is what stops a glass wandering across the surface.

Bar work is joinery with a stone surface on it, and the joinery is the half that decides whether the surface behaves itself. Flat steel is let in flush with the bearing face of the frame, so the stone still lands on a continuous plane rather than on a bar standing proud of everything else. The back is scribed to whatever the plaster does, and the front is set out from a line of its own. Every face somebody can see is finished.

The money

What it costs in Chelsea

The finished edge is where the money goes on a bar, since the front, the ends and the underside are all polished where a kitchen run would only ever show one face. The island is normally the largest single piece in the kitchen, which makes it the piece that sets the carry and sometimes the price. Colour and finish account for most of the distance between £110 and £550 per square metre. Everything decided after that is labour, and labour is quoted by the operation. Edge work is counted by the face, and a bar has more of them.

period detached houses and villas

The building, and what it does to the job

A wall line that runs level over a floor that does not means the finish closes up on the plinth at one end, which is joinery rather than something the stone can answer. A counter fixed back to lightweight framing takes a sideways push as well as a downward load, and framing built for neither gets noggins let into it first. The bar is packed level off the frame, not off the floor.

What Chelsea asks for

The building stock on this patch tells us nothing useful about this service, because this service is not driven by it. It is driven by worktop replacement, worktop templating and worktop installation on the domestic side. The method does not change.

Chelsea in the housing figures

In the streets around Chelsea, the bands run high by London standards. Every survey starts from a blank sheet. A bar added at the end of a project is templated on a visit of its own, once the joinery around it has stopped moving. The seating side sets the piece.

Access

Getting stone into a Chelsea kitchen

Many of the older houses are listed, which rules out taking out a window or a sash to bring stone through, and the front doors are period joinery that nobody will let you unhang. Estate-managed blocks impose their own works hours and require notification to the managing agent, and the King's Road itself has loading restrictions through the day.

Tell us what the approach looks like when you book the template and it gets built into the day rather than discovered on it. Where the route is genuinely tight, it changes how the pieces are cut, which is a fabrication decision rather than a delivery one.

Questions

Questions we get asked in Chelsea

If yours is not here, ring and ask. You get a straight answer rather than a call-back from a salesperson.

Do you cover Chelsea?

Yes. Chelsea is on the patch, and the postcodes we work here are SW3. It is worked on our west London run, along with the rest of the borough. Where the bay sits some distance from the core, the carry across the car park is the longest leg of the day and gets boarded and lit. A bar fit runs longer than a worktop run, because the frame, the support and the stone are three stages and only the last of them is quick. Permits are sorted before a corbel is drilled. The measuring and the fitting are both done at the property, so there is nothing to visit or collect.

Why would bar tops in Chelsea be any different from anywhere else?

The closet wing is a narrow projection at the back with windows on two sides, which leaves very little continuous wall for a run. A bar in one of these houses is either the end of a through-lounge or a cellar conversion, and the two behave differently. The riser gets notched around, not built away from. Where two pieces meet over a fall in the floor the join has to be flush to the hand as well as true to the level, because the eye reads the join and forgives the room. On a bar that counts twice over, because the same obstruction has to be cleared by the stone above it and by the knees of whoever is sitting at it. A notch in a bar top is drawn with its support beside it.

What is the carry like in Chelsea?

A height barrier on the car park entrance rules out a tail-lift van outright, and the stone then transfers to a trolley at the barrier itself. That matters more on a bar than on a run, because a join forced by the way in cannot be allowed to land in the unsupported part of the nose. The frame goes up first so the top has somewhere to land. The goods lift has its own booking sheet, and a bay slot without a lift slot only gets the stone as far as the lobby. That has to cover more than the unload, since the corbels, the flat bar and the fixings all come off the van well before the top does. The nose stays wrapped until the frame is ready for it.

Do you get much bar tops work in Chelsea?

Not really, and claiming otherwise would cost nothing and mean nothing. What the research on this patch actually lists is worktop replacement, worktop templating and worktop installation. It reflects the local housing rather than any difference in the work. It is quoted, cut and fitted here the same way it is anywhere else on the patch. Extension kitchens are usually specified long before they are buildable, so the run lengths on the drawing and the run lengths in the room are different numbers. A bar is nearly always the last thing added to a project, so it is templated on a visit of its own once the joinery around it has stopped moving. Frames get opened up again when the support was left out. Extension work runs late far more often than it runs early, and the worktop is close to the last thing in, so the date agreed at the start is rarely the date that happens. Where the same detail is repeating across several rooms the support gets standardised once and then cut to length, which is cheaper than drawing it each time. Repeat detail, single survey, matched batch.

Where does the money go on a Chelsea worktop?

Everything on an island is fed from underneath, extraction, a socket run, a hob and sometimes a waste, and each of them wants its hole before the top is bonded down. A bar laid over that is a second level rather than a wider one, so it wants a spine underneath it and a settled detail where the two heights meet. A deep apron takes knee room away quietly. Supply-only material is £110 to £550 per square metre, and templating, fabrication and fitting are quoted separately rather than rolled in.

What needs to be ready before you come to Chelsea?

Floors settle, and once base units are packed and levelled properly the stone sits true while everything else in the room admits it is not. A bar top is levelled to itself rather than to what it stands on, so the packing goes into the frame and the stools take up whatever the floor is doing. Leaning is a sideways load and framing has to answer for it. Send the length you want, the number of stools, and photographs walking from the pavement through to the room, including the cellar stair if the bar is going down there. Two flats with an identical layout can want entirely different things from the same run of worktop, which is why the quote follows the run rather than the address. A home bar is discretionary work, so the edge profile, the corbel detail and the radius on the nose are worth settling properly rather than defaulting to whatever is quickest. Who signs off the steel is settled before it is ordered.

How many visits does a Chelsea worktop take?

A template on a normal kitchen takes two to three hours in the room. The same firm templates and fits. Nobody else is brought in to install. No money changes hands before the template. Party wall settlement pulls the floor down at one side of the room, so a long run reads level at one end and not at the other. A bar top put into a room like that is an overhang question first, because the nose has to carry people leaning on it long after the slab has stopped being interesting. Drinks stand on it for hours, which changes the material answer.

Is taking the old top off part of the job?

An old stone top is heavier coming out than the new one is going in, and leaves in sections. Old tops are screwed or glued from underneath, so the drawer boxes come out before the worktop does. Tiling bonded to the wall behind usually comes away with the old top, so that wall is agreed beforehand. A bay shared across a parade of shops turns over all day, so the arrival time matters more than the length of the booking does. A trade bar is fitted around opening times, so the window the van has and the window the room has are rarely the same window. Fitting a bar top is slower than carrying one.

What if the stone gets chipped on the way into a Chelsea kitchen?

A piece is never laid flat across a gap while it is moved, because that is how stone cracks unaided. The workmanship guarantee runs 5 years on every kitchen we fit. Chips at an edge or a corner are the usual form, because that is where stone is least supported. Concierge buildings want the goods entrance, a booked lift and proof of insurance, all of which is straightforward when it is asked for a week out. The steel and the corbels travel that same route and go in first, so a bar is three separate carries into one room rather than a single delivery. Nothing about a front edge survives being dragged.

What maintenance does a worktop need in a Chelsea kitchen?

Sealing is the one maintenance job that genuinely differs by material, and it is worth knowing which you are buying before the slab is chosen. Day to day all three want soap and water; abrasive creams and scouring pads are what dull a polished surface. Quartz carries resin, so a hot pan wants a trivet, while granite and sintered stone will take one without complaint. Original panelling and shutter boxes stand out from the structural wall, so the face the units meet is joinery rather than plaster. A bar in a house of this age is usually either the end of a through-lounge or a cellar conversion, and the cellar is the harder of the two because the headroom fixes the counter height before anybody else gets a say. Two tiers where a single piece will not reach.
