Coulsdon kitchens
The buildings and streets around Coulsdon
Reception counter work in Coulsdon lives or dies on the awkward detail nobody mentions on the phone, and that detail is almost always something about the room. Split between older inter-war semis with extended rear kitchens and newer estate housing where the kitchen-diner is already open-plan and only the tops get upgraded. The newer houses come with narrow 600mm cabinets and a peninsula rather than an island. If your kitchen is a bit of both, that is common enough and it changes nothing about how we go about it.
The extension slab was poured to its own level, so there is a lip or a ramp where the new floor meets the original one. A reception counter answers to the building it stands in more than to the drawing, because it is fabricated to a carcass somebody else has already built and fixed. Two heights and a return, settled before any stone is cut.
These kitchens have been retiled at least twice, and stripping the tiles takes the bottom band of plaster with them because the old laminate ran underneath rather than up to them. Practices in this stock are usually converted houses on or behind an interwar parade: a dental surgery, a veterinary practice or a small office with its reception in what was the front room. Steel and brick leave a desk nothing to lean against.
The archetypes on this patch are 1930s semi, post-war detached, 2000s Cane Hill new-build and town-centre flats. The floor datum is the thing that changes most between them.
True everywhere
Reception counters and desks, in short
- A counter on a joiner's carcass is templated after the carcass is in, not from the drawing.
- The lower transaction shelf needs clear knee space beneath it, which decides where a leg or a gable can go.
- Long runs are joined over a support, and the join is placed where the eye does not follow the counter.
- Cable and card-reader apertures are cut in the workshop, not on site.

The place
Why Coulsdon is its own job
Knowing Coulsdon means knowing what to look at on the survey, and what to allow for when the templates are cut. The valley floor around the town centre is straightforward with parking, but the houses on the chalk slopes either side have steep approach roads and tiered front gardens with retaining walls and steps. On the newer estate housing the cabinets are shallow and the walls are plasterboard on dabs, so any breakfast bar overhang needs proper brackets fixed back to timber, not just glued to the carcass. Our own installers do the fitting, so whoever templated the room is not handing the problem over to a subcontractor.
The work
What reception counters involves
The order includes the machining nobody sees: apertures for cable, for a card reader and for a screen stem, each with a radiused internal corner and each cut at the works. The whole desk is dry-assembled at the works, returns and openings included, and checked against the drawing before a single piece is wrapped. You end up with a lower surface a seated visitor can genuinely use, at the height the accessibility standard sets rather than the height that suited the elevation.
Counter work starts where the joinery finishes: a carcass built by another trade, and a stone top made to what that carcass actually turned out to be. Cable apertures are machined with a radiused internal corner, because a square internal corner in a counter top is where a crack begins. An office over a parade is reached by a stair with a half-landing, and what that landing will turn is what caps the counter piece. Templated to the carcass, not to the elevation.

The money
What it costs in Coulsdon
The fitting line answers to the lobby and to the hours we are allowed in it, which is why a counter fitted at night costs more than the same counter fitted in the day. A peninsula has a finished end and often an overhang, so it carries edge work a wall-side run never does. Material is £110 to £550 per square metre supply only, with the batch and the slab size sitting behind that variation, and the workshop time quoted apart from it. The transaction shelf is its own line, because it is its own piece.

1930s and inter-war semis
Coulsdon in the housing figures
Across Coulsdon, more of the stock is recent build than across most of London. Several desks across one estate come off a single slab run, or they will never read as a set. Apertures are machined, and their positions come from the operator.
1930s and inter-war semis
What Coulsdon asks for
Residents are given written notice before anyone attends, and that notice period rather than the workshop is what governs the earliest sensible start. A porter's desk in a building the freeholder keeps is a longer bet than a desk in a space that gets re-let every few years. The building manager sets the hours the counter goes in.
This one sits outside the domestic mix entirely. That mix, locally, is worktop replacement, worktop installation and worktop splashbacks & upstands. Commercial pieces are drawn, cut and fitted exactly as a kitchen would be.

Getting stone into a Coulsdon kitchen
The valley floor around the town centre is straightforward with parking, but the houses on the chalk slopes either side have steep approach roads and tiered front gardens with retaining walls and steps.
Tell us what the approach looks like when you book the template and it gets built into the day rather than discovered on it. Where the route is genuinely tight, it changes how the pieces are cut, which is a fabrication decision rather than a delivery one.

If yours is not here, ring and ask. You get a straight answer rather than a call-back from a salesperson.
Do your own fitters come out to Coulsdon?
Yes. Coulsdon is on the patch, and the postcodes we work here are CR5. It is worked on our south London run, along with the rest of Croydon. Unrestricted kerbside is straightforward as long as the space in front of the property is actually clear when the van arrives. A commercial frontage rarely has anywhere to stop, so the unload is timed rather than assumed and the counter pieces come off first. A booked bay costs less than an hour of a crew standing still. Template and fit both happen at the property, so there is nothing to drive to and nothing to collect.
What do the kitchens in Coulsdon do to reception counters?
The original kitchen was a small rear room with a larder and a back door, and nearly all of them have since been opened into the dining room. The carcass is built around a chimney breast or into a bay, so the counter is drawn to a shape the joiner had to invent rather than to a rectangle, and the return between the upper counter and the transaction shelf rarely nests neatly against the long piece. Nurseries want a hatch, and the hatch is on the same drawing. A partition that gives when you lean on it will give under someone sitting at an overhang, and a bonded mitre nearby is where that movement shows first. What a counter is scribed to is the joiner's carcass rather than the plaster, which is why it is templated after the carcass is fixed and never before. Stone will not straighten joinery, and it will not forgive it either.
Do you have trouble getting long pieces into Coulsdon kitchens?
Door width, hall width and the diagonal at the turn are three separate measurements, and it is the diagonal that catches people out. The lower transaction shelf is short and easily handled; it is the upper counter that has to be walked in on edge and turned at every corner. Nothing is carried through a reception still taking visitors. On a street with no restrictions the constraint is other residents rather than a warden, so it is worth putting a cone or a car out early. The upper counter is the longest piece on the van, so the tail lift needs the full swing radius clear on the pavement. The tail lift needs pavement, not simply a space.
Would you call Coulsdon a reception counters area?
Honestly, no, though it would be easy to claim otherwise. What the research on this patch actually lists is worktop replacement, worktop installation and worktop splashbacks & upstands. That says something about the housing round here, not about the work. Quote, cut and fit are the same here as on any other part of the patch. An open-plan extension puts the worktop in the middle of the living space, so it is looked at from the sofa as well as worked on. Counters are nearly always one-offs, so the saving that comes from repeating a specification is not usually on the table here. On a fit-out counter the date is half the decision. Extension budgets are usually well spent by the time the worktop is ordered, which is where the choice between quartz and a thinner sintered stone actually gets made. Where an operator is fitting out several receptions, the counters come off one slab run so the desks read as a set rather than as neighbours. Nothing is cut until the joinery has been signed off.
What decides the price of a worktop in Coulsdon?
A breakfast bar on the outer side is an overhang like any other, and the support under it is sized for people leaning on the end rather than for the weight of the stone alone. A counter has the same argument in miniature: a straight run nests kindly on a slab, and every return costs yield. Every change of plane is a join waiting to be placed well. Material runs £110 to £550 per square metre supply only, and templating, fabrication and fitting each get their own line.
What do I need to sort out first?
Where a peninsula returns into a stud wall the load has to sit on the units, with the wall doing no more than steadying it. A lobby wall that leans shows itself along the back return, so that edge is cut to the line the wall actually takes. The front edge runs straight whatever the wall behind it does. Confirm whether the reception is at ground level or up the stair, and send the carcass drawing with the chimney breast and any bay recorded on it. A leaseholder paying for their own kitchen inside managed stock still needs the freeholder to consent, and that consent is about the building and the common parts rather than about the worktop. The same split runs through commercial property: a landlord fitting out a shell and a tenant fitting out their own reception want different things from one counter. A managed lobby has rules the counter has to be carried under.
Will you fit stone onto units that are not level?
A long top on units that were shimmed once and never checked is the commonest version of this, and it is cheap to fix beforehand. A sloping floor is not the problem. The plane the unit tops finish in is. Packing takes up small variation. It is not there to hide something that belongs in the units. A lightweight stud partition will not carry a breakfast bar or a peninsula end, and stone finds that out faster than laminate ever did. Where the floor falls away across a lobby the carcass is packed level first, because the top cannot correct anything sitting under it. Where the plaster bows, the counter is drawn away from it.
What happens if a piece is damaged on the fitting day?
Our own installers do the carry, so there is nobody in the middle to argue with about it. A piece is never laid flat across a gap while it is moved, because that is how stone cracks unaided. Chips at an edge or a corner are the usual form, because that is where stone is least supported. Carrying through the house means protecting the whole route first: floor boarded, banister padded, and the front door held open on a wedge rather than by hand. A lobby is one of the few places a piece can be staged, so the counter comes in early and stands on trestles until the carcass is ready for it. The way in is walked with the joiner as well as with a tape.
What if the stone cannot get up the stairs in a Coulsdon flat?
Hoisting through a window is occasionally the answer, and it is a decision made at the template, not improvised on the fitting day. A join added to get stone into the room is a different thing from a join added because the slab ran out, and the quote says which is which. A hall radiator or a coat hook at shoulder height takes a hundred millimetres off the usable width, and a hundred millimetres is often the entire margin. A finished lobby is almost always still in use, so the floor is covered and the route boarded before a single piece leaves the van. Piece length is capped in the drawing office, not on the landing.
Do you take on fitting-only work in Coulsdon?
Sinks, taps and hobs are yours to buy in any case, and they only have to be in the room for the template. Thickness has to be known before quoting, since it decides the edge, the cut-outs and what the units carry. If your own slab breaks there is no matching replacement to hand, and that is the real difference. Rear and side-return extensions are where the islands appear, and an island is the piece that decides whether one slab does the kitchen or two. A fit-out programme puts the counter last, behind the joiner and the electrician, which is exactly when the least time is left to template it. A phased fit-out gets phased templating, one lobby at a time.
