Downe kitchens

The buildings and streets around Downe

listed village cottageflint and brick period houseconservation-area detachedfarmhouse

Whatever you have read about bathroom worktop fitting in Downe, the only version that matters is the one measured against the kitchen you are standing in. Period village houses with thick uneven walls, deep window reveals and low ceilings. Kitchens are compact and often L-shaped around a chimney breast, with a freestanding range in the old fireplace opening and a butler sink under the window. You do not need to know which one you have before you call. We work that out on the survey.

A larder, a butler sink and a dresser run put more edges and more cut-outs into the job than the floor area suggests. What that does to a vanity is push the whole job into a narrow depth, because a bathroom takes the same stone as a kitchen in about two thirds of the width. Small enough to carry, awkward enough to plan.

A period cottage has low ceilings, thick rubble-filled walls and a floor that has never been level, and the worktop is the thing that has to look straight. Long uninterrupted walls mean a vanity can run further than the unit beneath it, and any unsupported length is settled at the drawing stage. A pod bathroom inside a shell has walls built last week.

On this patch the buildings are listed village cottage, flint and brick period house, conservation-area detached and farmhouse. They were built to different tolerances, and the stone has to absorb that.

True everywhere

Bathroom worktops and vanity tops, in short

  • Standard vanity depths are far narrower than a kitchen run, so most tops come out of offcut stock.
  • Undermount basins are bonded and the aperture is polished, because the cut edge is visible from above.
  • Tap holes are drilled to the tap you have actually bought, not to a standard spacing.
  • We seat and seal the basin. A plumber connects the water and waste.

The place

Why Downe is its own job

Nothing about fitting stone in Downe is guesswork on our part, because guesswork with a machined slab is expensive. Narrow lanes with no pavement, parked cars on both sides and low overhanging trees, plus a conservation area where you cannot leave a van blocking the road for long. Walls in Downe cottages bow noticeably along their length, so we template with a full-length rigid pattern rather than measurements alone, otherwise the scribe will be wrong at one end. We sort it out with a template, then the quote says what sorting it out costs.

The work

What bathroom worktops involves

Most vanity tops are cut from offcut stock, so the material line on a bathroom is usually a fraction of what the same colour costs by the slab. The vanity unit needs to be fixed, level and empty before the templater comes, because the top is drawn from the carcass rather than from the room. You end up with one trade answerable for the stone from template to seal, and a plumber who arrives to a basin already seated.

Bathroom worktops are the same material and the same machines as a kitchen, cut to the narrower depths a bathroom unit actually takes. A three-hole tap set fixes its own spacing, and that spacing has to fall between the aperture and the back edge without leaving a narrow bridge of stone. Where several bathrooms are done at once they are templated together and cut from one slab, so the tops relate across the house. Cut to the fitted unit, not to the bathroom plan.

The money

What it costs in Downe

An undermount basin costs more than a countertop one, because the aperture has to be cut, polished and bonded rather than simply dropped through. The corner is either a join or a single cut piece, and which one it is changes both the price and how the run reads. Material runs from £110 to £550 per square metre supply only, and the template, fabrication and fitting are quoted on their own lines. Priced by the operations in the top, not the area of it.

period detached houses and villas

The building, and what it does to the job

Casement handles and stays swing down into the space above the worktop, so the clearance that counts is the one measured with the window open. A vanity has no depth to lose, so where a kitchen run would take a ten millimetre scribe without noticing, a shallow top cannot spare it. A boxed soil stack takes depth from where the basin wants it.

Downe in the housing figures

Taken across Downe and the roads either side of it, the flat share is among the smaller ones in the capital. Original plans are consistent, and forty years of changes are not. A double vanity is the exception, and it gets handled like a worktop from the tail lift onward. A vanity in an older house allows for walls that have moved.

What Downe asks for

The building stock on this patch tells us nothing useful about this service, because this service is not driven by it. It is driven by worktop templating, worktop fabrication and worktop installation on the domestic side. The method does not change.

Access

Getting stone into a Downe kitchen

Narrow lanes with no pavement, parked cars on both sides and low overhanging trees, plus a conservation area where you cannot leave a van blocking the road for long.

Tell us what the approach looks like when you book the template and it gets built into the day rather than discovered on it. Where the route is genuinely tight, it changes how the pieces are cut, which is a fabrication decision rather than a delivery one.

Questions

Questions we get asked in Downe

If yours is not here, ring and ask. You get a straight answer rather than a call-back from a salesperson.

Are you set up to work in Downe, or is it a subcontractor?

Yes. Downe is on the patch, and the postcodes we work here are BR6. It is worked on our south east London run, along with the rest of Bromley. A free-parking street with cars both sides can still leave the van forty metres away, and that distance is carry, not driving. Where the van cannot wait, the top, the shelves and the adhesive all come in on the first trip and the van goes. A vanity fit ends before most parking restrictions do. You never have to visit anything or collect anything: we template in your kitchen and fit in your kitchen.

Is there anything about Downe buildings that catches bathroom worktops out?

Doorways are low and narrow, which is a genuine constraint on piece length before anything else is considered. A freestanding bath in the middle of the room pushes the vanity to a wall and often under a window, so the window board is drawn with the top rather than added later from a second offcut. The window over the basin is the one the top answers to. A low sill over the sink run is what decides between an upstand and stone dying into a window board, and there is often less clearance than an upstand is tall. Bathrooms carry the same problems in a smaller room, and a smaller room leaves a vanity nowhere to absorb them. Wall-hung means the wall carries the basin, so the wall gets checked.

What do you check about the route into a Downe property?

A Victorian hall arch sits lower than the ceiling either side of it, and it is the point a piece carried on edge meets first. The exception is a double vanity, which is a kitchen length in bathroom width and behaves like a worktop from the tail lift onwards. Stone reaches a bathroom in one trip or it does not reach it. Where the van can pull up level with the gate the pieces are handled the fewest times, which is what actually protects them. A bathroom booked on its own rarely fills a day, so it can be put into whichever part of the day the street is easiest. The plumber and the van rarely want the street on the same day.

Would you call Downe a bathroom worktops area?

Not really, and claiming otherwise would cost nothing and mean nothing. What the research on this patch actually lists is worktop templating, worktop fabrication and worktop installation. It reflects the local housing rather than any difference in the work. It is quoted, cut and fitted here the same way it is anywhere else on the patch. Where a family has been living around a building site for months, the finish date carries more weight than any other part of the specification. Work of that kind brings en-suites with it, and an en-suite vanity is a smaller piece again carrying exactly the same four operations. A converted house needs a vanity on every floor. An open-plan extension puts the worktop in the middle of the living space, so it is looked at from the sofa as well as worked on. Where several bathrooms are done in one building the tops come off one slab run, because two greys from two batches sit badly on adjoining floors. The bathroom is decided late and the offcut has usually gone.

Why do two Downe kitchens the same size price differently?

An L can be mitred at the corner for a continuous look or butt-jointed over the gable, and the two are different money and different risk. A bathroom ordered with the kitchen is taken from the same slab run, so the two rooms match rather than nearly match. Two bathrooms nest better together than either does alone. Supply only, material is £110 to £550 per square metre, with templating, fabrication and fitting quoted on their own lines.

What has to be finished before you can template?

Window boards and cills stand proud of the plaster, so the back edge of the top has to be plotted to where the units actually sit rather than to the wall. The boxed soil stack in the corner is the usual version of it upstairs, and a top that notches round one loses depth exactly where the basin wanted it. The tile joint behind is what shows a top that is not level. Send the unit layout for every bathroom at once with the basin and tap models against each, so the slab can be nested for all of them. A quartz sample left on the counter for a week under the actual kitchen lights settles more arguments than any showroom, and an owner is the only person in a position to do that. Who is paying decides the material here more than anywhere else, because a vanity is small enough that an expensive stone stops being an expensive decision. Toiletries do more to a bathroom top than water ever will.

What is the order of events on a Downe kitchen?

The fitting itself is one visit: a plain run is a morning, an island with splashbacks takes most of the day. Between the template and the fit the slab is nested, cut, mitred and dry-assembled on the bench, which is work you never see and is most of the wait. A template on a normal kitchen takes two to three hours in the room. The kitchen is nearly always in a later rear or side extension, so half the room is a century older than the other half and the two meet mid-run. A vanity top is where all of that turns up in miniature, with the basin, the tap holes and a splash return crowded into a few hundred millimetres of stone. The aperture is polished because you look straight down into it.

Do you take the old worktop away?

What comes out goes by the same route the new stone comes in by, which is why that route is walked before anything is lifted. Old tops are screwed or glued from underneath, so the drawer boxes come out before the worktop does. The units stay where they are and only the surface changes. Unrestricted does not mean empty, and a street that is clear at seven is usually full by nine. Where the vanity is fitted alongside a kitchen the van is standing anyway, which is a good part of why the two rooms are worth ordering together. Two pieces and a tube of sealant is the whole delivery.

What is not included in the quoted figure?

What is quoted is what the drawing says, and the figure does not move unless the drawing does. What moves the figure after templating is a change you make: a different edge, an extra cut-out, a bigger sink chosen late. The design and quotation visit is free and carries no obligation, so a figure exists before any commitment. Where a run finishes into a reveal, the depth of that reveal is taken at worktop height and nowhere else. A wall-hung unit puts the whole weight into the wall rather than onto the floor, so what the wall is built of stops being a detail. A stud wall takes a vanity only once there is timber behind it.

What happens if a worktop is damaged getting into a Downe property?

Damage found on the bench never leaves the workshop, and damage on the carry is remade under the same cover. The workmanship guarantee runs 5 years on every kitchen we fit. Stone cannot be filled and made good the way laminate can, so a damaged piece is remade rather than patched. A meter cupboard set into the hall wall narrows the run at exactly the height a carried piece travels. What the route really decides for a bathroom is the shelving and the window board, since long thin pieces are the ones that break when they are twisted round a turn. The turn at the head of the stairs decides a double vanity.
