Dulwich Village kitchens

What the kitchens here are actually like

Georgian villaVictorian detached1960s Span estatepostwar detached

Blockwork with a hard render that has been patched over decades looks modern and behaves nothing like it. Pieces are cut, mitred, machined and dry-assembled on the bench before anything is loaded onto a van. The drawing decides it before the saw does.

Large detached and semi-detached houses with rear garden-room kitchens - a 4m run, a full island of 2.4m to 3m, a second prep sink and a separate utility are all normal, while the 1960s Span-style houses have a more compact open-plan kitchen sized around the original modular grid.

The Dulwich Estate scheme of management governs external alterations, so extensions and rooflights are consented and often set back; the roads are wide with driveways and off-street standing, which makes this some of the easiest unloading in the borough.

Walls look modern and are not: block or breeze with a skim that has been patched over decades, so dry-laying and scribing still apply. The bench work is about keeping enough solid material between them - a hob cut-out too near a sink cut-out leaves a narrow bridge that will not survive being lifted, so we either move the appliance positions on the template or split the run and put a join over a gable between the two cut-outs. Settled on the drawing, cut once.

What we are usually templating in is Georgian villa, Victorian detached, 1960s Span estate and postwar detached. Each of those behaves differently once the old top comes off.

True everywhere

Worktop fabrication, in short

  • Slabs come in finite sizes, so a long run needs a join.
  • Joins sit over a cabinet gable, never spanning a gap or running through a cut-out.
  • A finished join is typically 2–3mm, colour-matched and sanded flush.
  • Your sink and hob are dry-fitted on the bench before dispatch.

Covered on our south east London run. Fitted 3–7 working days from template.

The building, and what it does to the job

Clients here specify large-format slabs and book-matched islands, so slab selection and vein layout are part of the job rather than an afterthought.

What gets asked for here

Second or third on the list around here, after worktop design & quotation. Same visit, same bench, same crew, same lead time.

The shape of the run

If the island is a few hundred millimetres longer than the usable length of a slab, a second slab gets bought to gain that overhang, and the whole slab is paid for rather than the part used. Pieces are dry-assembled on the bench before dispatch so the corners are known to close before they leave the workshop. Every join sits over a gable.

Getting stone into a Dulwich Village kitchen

The Dulwich Estate scheme of management governs external alterations, so extensions and rooflights are consented and often set back; the roads are wide with driveways and off-street standing, which makes this some of the easiest unloading in the borough.

Tell us what the approach looks like when you book the template and it gets built into the day rather than discovered on it. Where the route is genuinely tight, it changes how the pieces are cut, which is a fabrication decision rather than a delivery one.

Questions

Worktop fabrication in Dulwich Village

If yours is not here, ring and ask. You get a straight answer rather than a call-back from a salesperson.

Do you actually work in Dulwich Village, or just list it?

Yes. Dulwich Village is on the patch, and the postcodes we work here are SE21. It is worked on our south east London run, along with the rest of Southwark. Gravel and block paving both look like hard standing and neither takes a loaded trolley, so the run from tail lift to door gets boarded. Pieces are loaded in reverse fitting order so the first thing off the van is the first thing that goes down. It is decided in the yard, not at the kerb. We template in your kitchen and fit in your kitchen, so there is nothing to visit and nothing to collect.

What is different about worktop fabrication in Dulwich Village?

Walls look modern and are not: block or breeze with a skim that has been patched over decades, so dry-laying and scribing still apply. The bench work is about keeping enough solid material between them - a hob cut-out too near a sink cut-out leaves a narrow bridge that will not survive being lifted, so we either move the appliance positions on the template or split the run and put a join over a gable between the two cut-outs. The bench proves it before the van moves. Clients here specify large-format slabs and book-matched islands, so slab selection and vein layout are part of the job rather than an afterthought.

Is access a problem in Dulwich Village?

The Dulwich Estate scheme of management governs external alterations, so extensions and rooflights are consented and often set back; the roads are wide with driveways and off-street standing, which makes this some of the easiest unloading in the borough. Garden routes carry their own hazards: a drain cover, a step up to a patio, wet decking, or a lawn that will not take a loaded trolley. The maximum piece length is fixed at drawing stage and every join is placed over a cabinet gable from there. The drawing carries that decision through to the saw.

Is worktop fabrication common in Dulwich Village?

It is one of the three we do most here, behind worktop design & quotation. Same template visit, same workshop, same installers either way. A new extension slab is not automatically level, and that wants checking before templating rather than after the stone is cut. Pieces are dry-assembled and checked on the bench before anything is loaded. Proven on the bench before dispatch. The junction between the original room and the extension is the point to watch, because the two floors rarely sit at the same height. So the nesting is planned around it rather than around a standard kitchen. Nested for the job in front of us.

What decides the price of a worktop in Dulwich Village?

If the island is a few hundred millimetres longer than the usable length of a slab, a second slab gets bought to gain that overhang, and the whole slab is paid for rather than the part used. Pieces are dry-assembled on the bench before dispatch so the corners are known to close before they leave the workshop. Every join sits over a gable. Material is £110-£550 per square metre supply only, and templating, fabrication and fitting are quoted on their own lines.

What do I need to sort out first?

Where a run finishes into a reveal, the depth of that reveal is taken at worktop height and nowhere else. The template drawing carries the real geometry through to the saw, and the piece is machined to it rather than trimmed to it later. Radiused, polished, and clear of the joins. Final appliance positions and the actual sink and hob need to be settled before machining, because on a run this short a few centimetres of movement decides whether the piece can be cut in one. Where someone is living in the house through the work, the strip-out and the fit are planned so the kitchen is out of use for a day and not a week. Changing an appliance after the nest is set means recutting the piece, not adjusting it. Dry-assembled before it leaves.
