Nothing in a house of this age is square, and the kitchen is usually the part that has been altered most often. The fitting day is planned backwards from all of it, before the first piece comes off the van. Sink and hob seated and sealed before we go.

Where flats have been reconverted into larger units the kitchen usually opens into the reception, which brings a peninsula with a 300mm overhang and the need for a supported cantilever.

The huge stucco terraces here were cut into flats and bedsits decades ago, so most kitchens are small rooms carved out of former bedrooms or landings, taking a 2.0-2.8m run with an integrated washing machine eating a bay. Kerbside is under permit and CPZ control with heavy competition, and the one-way system around the old exhibition site adds a long approach.

Lease conditions and the other flats in the building decide when noisy work can happen, so the fitting day has a start and a finish that are not ours to set. The day is planned backwards from the hall. Walked, measured, protected, then lifted.

Enforcement zones rarely accept a trade van unloading stone as an exemption, so this gets sorted before the date is confirmed rather than argued about afterwards. We aim for the first slot of the day where parking is tight, because that is when the street is emptiest. We would rather ask than guess.

Clear the full hall and stairs route of furniture, bikes, coats and stair-gates, and keep the front door propped and unobstructed for the carry. Quartz is the sensible default in a rental: nothing to seal, nothing to maintain, and nothing an incoming tenant needs briefing on. A half-day of access is not a fitting day, and it is better to say so at booking than to find out at eleven. Protection goes down first.
