East Acton kitchens

The buildings and streets around East Acton

Interwar cottage estate house1920s council-built terracepostwar infill

Nearly all the vanity tops we quote in East Acton start with the same conversation about what is already in the kitchen and what is staying. Interwar cottage-estate houses with small rear kitchens, much of it ex-local. Two-wall layouts under 3m, the back door in the corner, and replacement tops rather than remodels. None of that has to be decided before you get a price. It is what the survey is for.

Windows sit in deep concrete reveals with a cast sill, and that reveal is usually the least square thing in the room. A vanity top is where all of that turns up in miniature, with the basin, the tap holes and a splash return crowded into a few hundred millimetres of stone. We seat the basin. Your plumber connects it.

Ceilings sit at about two point three metres and the head of the window is close under them, so a unit over the window has very little wall to hold onto. Floors are solid, so the unit sits where it is put and the levelling is done under it rather than argued with afterwards. An original bathroom is usually the smallest room upstairs.

What the job sheets keep listing is Interwar cottage estate house, 1920s council-built terrace and postwar infill. The template reads them differently even where the layout looks identical.

True everywhere

Bathroom worktops and vanity tops, in short

  • Standard vanity depths are far narrower than a kitchen run, so most tops come out of offcut stock.
  • Undermount basins are bonded and the aperture is polished, because the cut edge is visible from above.
  • Tap holes are drilled to the tap you have actually bought, not to a standard spacing.
  • We seat and seal the basin. A plumber connects the water and waste.

The place

Why East Acton is its own job

Before we quote a length in East Acton we want to know how the stone gets in and what it will be sitting against. Cottage-estate roads are narrow with cars parked both sides, and East Acton Lane is the only proper through route. The A40 is close but the turnings off it are limited. These rear kitchens are shallow, so once the 600mm units and top are in you have under a metre of floor left, which makes the fit sequence matter more than usual. Every kitchen we template in East Acton gets measured on its own terms, and the quote is built from those measurements.

The work

What bathroom worktops involves

An undermount basin is bonded from underneath and the cut edge of the aperture is polished, because that edge is in view every time the basin is used. The basin and the tap have to be on site at the template, since the aperture comes off the maker's own template and the holes come off the tap. You end up with one trade answerable for the stone from template to seal, and a plumber who arrives to a basin already seated.

The service covers the vanity and everything else in the room that can be cut from stone: shelving, a window board and a return into a reveal. The splash return at the back is cut as part of the order rather than tiled around afterwards, and it is scribed to the wall the top actually meets. Concrete and dense block hold a bracket well, so a wall-hung unit needs no extra framing behind it. Shelving, window board and vanity from one offcut.

The money

What it costs in East Acton

The material is usually the smallest line on a bathroom quote, since most vanity tops come out of offcut stock rather than a slab bought for them. One continuous L takes more slab than its metreage implies, because the waste sits inside the angle. Across the catalogue the supply-only rate is £110 to £550 per square metre, before any of the work that turns a slab into a worktop. Priced by the operations in the top, not the area of it.

What East Acton asks for

Where a landlord or housing provider is involved there is a specification to meet and a process to follow, and both are settled before a date is offered. Where a managing agent signs it off, the vanity is usually the line that gets questioned, because it looks like an extra until the tiled alternative is priced. Approval comes before the aperture is drawn, not after.

A trade counter or a bar does not come out of the local housing stock, so there is no ranking to give you. The housing itself asks for worktop replacement, worktop installation and worktop splashbacks & upstands. The work is quoted the same way regardless.

East Acton in the housing figures

In East Acton, more of the stock is recent build than across most of London. More bathrooms in a building means more small tops, and small tops match only when they come off a single batch. The vanity is cut to this bathroom and to no other.

Access

Getting stone into an East Acton kitchen

Cottage-estate roads are narrow with cars parked both sides, and East Acton Lane is the only proper through route. The A40 is close but the turnings off it are limited.

Tell us what the approach looks like when you book the template and it gets built into the day rather than discovered on it. Where the route is genuinely tight, it changes how the pieces are cut, which is a fabrication decision rather than a delivery one.

Questions

Questions we get asked in East Acton

If yours is not here, ring and ask. You get a straight answer rather than a call-back from a salesperson.

Do your own fitters come out to East Acton?

Yes. East Acton is on the patch, and the postcodes we work here are W3. It is worked on our west London run, along with the rest of Ealing. Where the van can pull up level with the gate the pieces are handled the fewest times, which is what actually protects them. A vanity fit is a short visit with one or two pieces in it, so the van stands only for as long as it takes to walk them in. A vanity fit ends before most parking restrictions do. We template in your kitchen and fit in your kitchen, so there is nothing to visit and nothing to collect.

Why would bathroom worktops in East Acton be any different from anywhere else?

The gas enters at the back of the house and the pipe to the hob crosses the room at low level in a boxing along the skirting. The complication is the service riser boxed into a corner: the top is notched round it with a radiused internal corner, never a square one, and the notch is machined at the works from a measurement taken at the finished face. Half tiling leaves a line the splash return has to meet. Anything that has to stay accessible, a stopcock, a gas meter, a riser panel, is marked on the template so the stone is cut around it instead of over it. Bathrooms carry the same problems in a smaller room, and a smaller room leaves a vanity nowhere to absorb them. The waste position is fixed before the aperture is drawn.

What is the carry like in East Acton?

The barrier, the entry code and the estate rules decide when a van can get near the door, and none of that is negotiable on the day. A vanity is the one piece of stone that route will not usually defeat, because a top cut to a standard unit depth weighs what one person can manage. A cloakroom under the stairs is a short carry into a tight room. Unrestricted does not mean empty, and a street that is clear at seven is usually full by nine. Where the van cannot wait, the top, the shelves and the adhesive all come in on the first trip and the van goes. The plumber and the van rarely want the street on the same day.

Is bathroom worktops what East Acton is known for?

Not really, and there is no sense dressing it up. What the research on this patch actually lists is worktop replacement, worktop installation and worktop splashbacks & upstands. That is a statement about the local housing rather than about the work. It gets quoted, cut and fitted exactly as it would anywhere else on the patch. A worktop replacement between tenancies is a single-day job by design, because the flat is not earning while it is empty. Work of that kind brings en-suites with it, and an en-suite vanity is a smaller piece again carrying exactly the same four operations. An en-suite is the same four operations at a smaller size. Agents book this work at short notice, because the void only becomes a real date once the outgoing tenant confirms they are going. Where several bathrooms are done in one building the tops come off one slab run, because two greys from two batches sit badly on adjoining floors. One tap across a building means one drilling setup.

Where does the money go on an East Acton worktop?

Butt-jointing over the gable puts the seam a few hundred millimetres back from the corner, below the eye line instead of straight across it. That shape decides what is left on the slab when the kitchen has been cut, and what is left on the slab is where most vanity tops come from. Two bathrooms nest better together than either does alone. Material is £110-£550 per square metre supply only, and templating, fabrication and fitting are quoted on their own lines.

What needs to be ready before you come to East Acton?

A notch around a boxed stack is machined with a radius at the internal corner, because a square inside corner there is exactly where a top will crack. A vanity has no depth to lose, so where a kitchen run would take a ten millimetre scribe without noticing, a shallow top cannot spare it. An out-of-square corner shows on a short top faster than a long one. Have the boxing in its final finished form before the template, along with the fixed unit, the basin and the tap. Managed stock usually comes with its own rules about working hours, waste, and who is allowed on site. Who is paying decides the material here more than anywhere else, because a vanity is small enough that an expensive stone stops being an expensive decision. The tap is bought before the top is drilled, whoever buys it.

What happens to the worktop that comes off?

On a replacement the old top comes off in the morning and the new stone is down and sealed the same day. What comes out goes by the same route the new stone comes in by, which is why that route is walked before anything is lifted. An old stone top is heavier coming out than the new one is going in, and leaves in sections. A skip, a delivery lorry or a run of scaffolding takes the frontage the van needed, so the street is worth a look the day before rather than on the morning. A bathroom booked on its own rarely fills a day, so it can be put into whichever part of the day the street is easiest. Two pieces and a tube of sealant is the whole delivery.

Will I have to look after it? What does an East Acton worktop need?

The bead where the sink and hob meet the stone is siliconed rather than sealed, and wants watching. Granite is porous to varying degrees, so it is sealed when we fit it and topped up over the life of the worktop. A seal is not waterproofing. It only buys time to wipe a spill up. Door openings and the hall were set to a generous standard, so a long piece turns in from the front without being stood on end to do it. Bathrooms in these flats are compact and squarely built, and take a short vanity that comes out of almost any offcut. A separate WC becomes a cloakroom with a very small top.

Is templating a separate visit from fitting?

The fitting itself is one visit: a plain run is a morning, an island with splashbacks takes most of the day. The design and quotation visit comes first. It is free and carries no obligation. Upstands and splashbacks are templated after the worktop is down and settled, so they are a separate visit. Where the external walls have been overboarded to insulate them the room is fifty millimetres smaller than the drawing and the board sounds hollow throughout. What that does to a vanity is push the whole job into a narrow depth, because a bathroom takes the same stone as a kitchen in about two thirds of the width. A bathroom top is drawn from the fitted unit, never from a plan.

What happens if a piece will not go up the stairs?

Where there is a lift, whether it can be booked out and padded matters as much as its size. Hoisting through a window is occasionally the answer, and it is a decision made at the template, not improvised on the fitting day. What decides it is not the width of the stairwell but the length of piece that can be turned in it. Estate roads are often too tight for a long-wheelbase van to turn, so the carry starts a good deal further from the door than a map suggests. What the route really decides for a bathroom is the shelving and the window board, since long thin pieces are the ones that break when they are twisted round a turn. Small pieces still get crated, because small pieces get dropped.

Kareem did the countertops dur8ng my kitchen remodel, and I was so impressed that I had him back to do the laundry room as well, which tells you everything you need to know. He is an absolute gem. Shows up when he says he will (which, let’s be honest, is rarer than it should be), does beautifully work, and clearly takes real pride in what he does. The countertops look fantastic, and he even went above and beyond, using leftover quartz to create an extra counter in my bathroom. Genius. He’s kind, professional, reasonably priced, and just gets on with it. No fuss, no drama, just a job very well done. I wouldn’t hesitate to recommend him and will absolutely be using him again if the need arises. Happy to answer any questions.
