The buildings and streets around East Sheen

Edwardian double-fronted house1930s semi1930s detachedpostwar flats

In East Sheen, what the local housing does to bathroom worktop fitting is worth knowing before you commit to anything. Large Edwardian and interwar family houses where full-width rear extensions are the norm - a 4m run on the flank, a 2.4m island with a hob and downdraft or a ceiling extract, a boot room off the side return and a utility with its own shorter top. If that sounds like guesswork, it is not: it is measured on the day, in your kitchen, before anything is cut.

Internal walls are hollow clay block or stud rather than solid brick, so two points a metre apart on the same wall want two different fixings. None of it changes the material, but it does decide whether the top comes out of offcut stock or wants a slab bought for it alone. A vanity top is a small piece with a great deal drilled through it.

The larder had a slate or terrazzo shelf on its cold wall, heavy enough that it usually got left in place when everything else went. The original bathroom here is the small room over the hall, and a vanity in it is short, shallow and hard against two walls, so both ends are scribed. Pressed steel baths and stone vanities are a common pairing.

The kinds of building we work in here are Edwardian double-fronted house, 1930s semi, 1930s detached and postwar flats. The template reads them differently even where the layout looks identical.

True everywhere

Bathroom worktops and vanity tops, in short

  • Standard vanity depths are far narrower than a kitchen run, so most tops come out of offcut stock.
  • Undermount basins are bonded and the aperture is polished, because the cut edge is visible from above.
  • Tap holes are drilled to the tap you have actually bought, not to a standard spacing.
  • We seat and seal the basin. A plumber connects the water and waste.

The place

Why East Sheen is its own job

Having worked in East Sheen regularly, we already know what to check before a template is booked and a slab is ordered. Wide roads with front driveways and dropped kerbs at most houses, though the Upper Richmond Road side is a heavy through route; side passages are generally wide enough to bring stone round to a rear door. Rear glazing on three sides means low sun straight down the run, so a honed or textured finish is worth pushing over a polished black. Every kitchen we template in East Sheen gets measured on its own terms, and the quote is built from those measurements.

The work

What bathroom worktops involves

Most vanity tops are cut from offcut stock, so the material line on a bathroom is usually a fraction of what the same colour costs by the slab. Templating a bathroom takes under an hour in most rooms, and the drawing is agreed with you before anybody leaves. You end up with one trade answerable for the stone from template to seal, and a plumber who arrives to a basin already seated.

What makes a vanity awkward is the width, since the length is rarely the problem and everything has to happen across the depth. The splash return at the back is cut as part of the order rather than tiled around afterwards, and it is scribed to the wall the top actually meets. The original bathroom here is small and hard against two walls, so the top is scribed at both ends and there is no tolerance left in between. Cut to the fitted unit, not to the bathroom plan.

The money

What it costs in East Sheen

Ordering the bathroom with the kitchen comes cheaper than ordering it afterwards, because it shares the template visit, the slab and the fitting day. Overhangs, a waterfall end and seating all add machining, and an island is where those decisions cluster. The supply band of £110 to £550 per square metre is known the day you choose a colour. What is not known until the template is the piece count and the number of cut-outs. Priced by the operations in the top, not the area of it.

What East Sheen asks for

A trade counter or a bar does not come out of the local housing stock, so there is no ranking to give you. The housing itself asks for worktop design & quotation, worktop installation and worktop templating. The work is quoted the same way regardless.

East Sheen in the housing figures

On the East Sheen streets we cover, the housing predates the recent building boom almost entirely, and the units in it usually do too. An en-suite added to a bedroom is another vanity carrying the same work at a reduced size. Data suggests the bathroom. The plumber confirms it.

Victorian and Edwardian terraces

The carry, and what it rules out

The distance from the standing to the actual kitchen door is the number that counts, since plenty of drives finish at a side gate and a garden path. Nothing about seating a basin is quick to redo, so we would rather lose ten minutes at the kerb than rush a piece off the tail lift. A cloakroom top is a single armful off the tail lift.

Access

Getting stone into an East Sheen kitchen

Wide roads with front driveways and dropped kerbs at most houses, though the Upper Richmond Road side is a heavy through route; side passages are generally wide enough to bring stone round to a rear door.

Tell us what the approach looks like when you book the template and it gets built into the day rather than discovered on it. Where the route is genuinely tight, it changes how the pieces are cut, which is a fabrication decision rather than a delivery one.

Questions

Questions we get asked in East Sheen

If yours is not here, ring and ask. You get a straight answer rather than a call-back from a salesperson.

Do your own fitters come out to East Sheen?

Yes. East Sheen is on the patch, and the postcodes we work here are SW14. It is worked on our south west London run, along with the rest of Richmond upon Thames. Deep gravel takes the wheels of a loaded trolley and holds them, so either boards go down or the pieces are carried. A vanity fit is a short visit with one or two pieces in it, so the van stands only for as long as it takes to walk them in. The van moves on. The fitter stays with the vanity. We template in your kitchen and fit in your kitchen, so there is nothing to visit and nothing to collect.

What is different about bathroom worktops in East Sheen?

A side door into a lobby with a cloakroom off it is the standard arrangement, so there is a second way in that misses the hall altogether. The original bathroom in these houses is the small room over the hall, and a vanity in it is short, shallow and hard against a wall at each end, so both ends are scribed and there is no tolerance left between them. Stud partitions want noggins before a wall-hung unit goes up. A live soil stack cannot be chased back into the wall, so the depth it steals is permanent and the run is planned around it rather than through it. Bathrooms carry the same problems in a smaller room, and a smaller room leaves a vanity nowhere to absorb them. The waste position is fixed before the aperture is drawn.

Is access a problem in East Sheen?

Where the garden is level and the back door is wide the pieces get staged outside on trestles and brought in one at a time as the fitters are ready for them. A vanity is the one piece of stone that route will not usually defeat, because a top cut to a standard unit depth weighs what one person can manage. The window board is the piece that catches a door frame. Block paving bedded on sand can rut under a fully loaded van, and that is said to the customer beforehand rather than explained afterwards. Where the van cannot wait, the top, the shelves and the adhesive all come in on the first trip and the van goes. Ordered with the kitchen, the bathroom costs no extra journey.

Is East Sheen really a bathroom worktops area?

Not really, and there is no sense dressing it up. What the research on this patch actually lists is worktop design & quotation, worktop installation and worktop templating. That is a statement about the local housing rather than about the work. It gets quoted, cut and fitted exactly as it would anywhere else on the patch. The junction between the original room and the extension is the point to watch, because the two floors rarely sit at the same height. Work of that kind brings en-suites with it, and an en-suite vanity is a smaller piece again carrying exactly the same four operations. The bathroom is decided late and the offcut has usually gone. Extension kitchens are usually specified long before they are buildable, so the run lengths on the drawing and the run lengths in the room are different numbers. Where several bathrooms are done in one building the tops come off one slab run, because two greys from two batches sit badly on adjoining floors. Batched vanity tops are templated in one visit.

What makes one East Sheen kitchen dearer than the next?

A hob cut-out and the floor penetration feeding it have to land over the same cabinet, and where they do not it is the stone that gets redrawn rather than the pipework. That shape decides what is left on the slab when the kitchen has been cut, and what is left on the slab is where most vanity tops come from. A veined vanity is nested for what shows above the basin. Material is £110-£550 per square metre supply only, and templating, fabrication and fitting are quoted on their own lines.

What holds a template up more often than anything else?

Boxing built in plasterboard on a light frame will take no useful fixing, so nothing bears on it and the stone is carried off the carcasses either side. A vanity has no depth to lose, so where a kitchen run would take a ten millimetre scribe without noticing, a shallow top cannot spare it. An out-of-square corner shows on a short top faster than a long one. Settle the tiling height and the basin model first, and let us know whether the unit is standing on the floor or hanging off the wall. Owner-occupied kitchens are usually being done once, which is why the edge profile, the vein direction and where a join falls are worth the conversation. Who is paying decides the material here more than anywhere else, because a vanity is small enough that an expensive stone stops being an expensive decision. A specification repeated across flats is drawn once.

Is templating a separate visit from fitting?

The template produces a drawing, and the workshop cuts to that drawing once you agree it. The same firm templates and fits. Nobody else is brought in to install. The fitting itself is one visit: a plain run is a morning, an island with splashbacks takes most of the day. A serving hatch through to the dining room is common, and closing one up leaves a panel of newer wall exactly where the run passes. What that does to a vanity is push the whole job into a narrow depth, because a bathroom takes the same stone as a kitchen in about two thirds of the width. The depth sets the piece, not the length of the wall.

What happens if a worktop is damaged getting into an East Sheen property?

Damage found on the bench never leaves the workshop, and damage on the carry is remade under the same cover. Stone cannot be filled and made good the way laminate can, so a damaged piece is remade rather than patched. A piece is never laid flat across a gap while it is moved, because that is how stone cracks unaided. Grass and gravel will not take a loaded trolley, so a boarded track gets laid from the gate to the door before the first piece moves. The exception is a double vanity, which is a kitchen length in bathroom width and behaves like a worktop from the tail lift onwards. Nothing is stood on edge once the tap holes are drilled.

Do you take the old worktop away?

What comes out goes by the same route the new stone comes in by, which is why that route is walked before anything is lifted. Take the old tops off yourself if you would rather, and the quote simply carries one line fewer. Disposal means it goes in the van, not into the garden to wait for a collection. Where the drive is shared, the half-hour the van spends in the way is agreed with the neighbour in advance rather than apologised for at the time. A bathroom booked on its own rarely fills a day, so it can be put into whichever part of the day the street is easiest. A bathroom return visit is planned around the street, not the diary.

Can an East Sheen worktop be done in one piece?

Slabs come in finite sizes, so a long run needs a join whatever the room looks like. An island often runs in one piece where a wall run cannot. A join sits over a cabinet gable. It never spans a gap and never runs through a cut-out. Sockets set into the end panel keep the top clear, but they sit below the stone and are cut into the panel by the fitter rather than machined into the worktop. A bathroom ordered with the kitchen is taken from the same slab run, so the two rooms match rather than nearly match. Two bathrooms nest better together than either does alone.
