Two kitchens of the same floor area price very differently for exactly these reasons, and the quote should show you which one you have. Itemised, and nothing payable until we template.
New-build houses here have a kitchen-diner across the rear with a 3m run plus a 1.5m island, generally already square and level, which makes the templating straightforward. Apartments have small single-wall kitchens with the washing machine inside the run.
Modern square rooms make this the closest thing to a drawing-office job in the borough, though the island's overhang still needs proper brackets, not just adhesive. Wide modern roads, retail park loading and driveways on most houses mean a full-size van can park at the door with no permit issues. Newer blocks have modern lifts of a usable size, but gated parking courts need a resident to let the van in.
Houses on modern estates are built to a handful of standard plans, so the kitchen is square, predictable and modest in area. This is usually the cheapest stock we fit: the room is square, walls are plumb, the lift works and the corridors are clear, so fitting time is predictable and we rarely add a join for access. Material is £110-£550 per square metre supply only, and templating, fabrication and fitting are quoted on their own lines.
What has to be finished before you can template?
Taped internal angles in plasterboard belly at the corner, so the run picks up a few millimetres over the last 300mm and a plan-angle mitre will not close. This is the item most often left out of a cheaper quote, and it comes back as a variation once the templater has been. Better on the quote than in a variation. Send a floor plan with the run lengths and confirm whether the existing units and sink are staying, along with the goods lift or loading bay rules if the building has any. Managed stock usually comes with its own rules about working hours, waste, and who is allowed on site. Nothing is payable until we template, so a quote can sit while consents and decisions catch up.
