Limehouse kitchens

What the kitchens here are actually like

Georgian and Victorian terracecanal basin apartment blockwharf conversionpost-war estate

Developer carcasses are thin cam-lock chipboard, which is entirely adequate under laminate and wants bracing before stone. No stone is ever cut from a plan, which is why the visit happens after the units are in and not before. Sink, tap and hob on site, not on order.

Around the basin the flats have open-plan kitchens along one wall with a peninsula facing the water, and the balcony door usually restricts one end of the run. In the older terraces the kitchen is a narrow back room, typically 2.4m, with a chimney breast to work around.

Basin-side buildings have secure gates and some blocks are only reachable across pedestrian bridges, which rules out trolleying and makes it a carry. The main east-west road is a red route with a tunnel approach, so all loading happens on the residential side streets which are CPZ-controlled with tight bays. Waterside flats have balcony thresholds and glazing right at the end of the run, so the last 300mm of the top usually needs a bespoke cut rather than a square end.

Open-plan living makes the kitchen furniture rather than utility, so the island and the run behind it are nested off the same area of slab. The template records that corner as it is, so the mitre closes tight instead of being cut to a theoretical 90 degrees. No stone is ever cut from a plan.

The mix here is Georgian and Victorian terrace, canal basin apartment block, wharf conversion and post-war estate. They are not interchangeable, and a worktop finds the differences quickly.

True everywhere

Worktop templating, in short

  • Two to three hours on site for a typical kitchen.
  • Units must be fitted, fixed and level first. No stone is ever cut from a plan.
  • Sink, tap and hob must be physically on site, not just ordered.
  • A Belfast or butler sink must be installed and at its final height.

Covered on our east London run. Fitted 3–7 working days from template.

The shape of the run

Galley runs are usually short enough to come out of a single slab, so the material band you choose does more to the total than the room shape does. Join positions and vein direction are marked on the template drawing before it leaves site. Real angles, not plan angles.

What gets asked for here

It is on the shortlist for this patch rather than at the top of it, because worktop installation comes up more often. Nothing about the process differs between the two.

Getting stone into a Limehouse kitchen

The main east-west road is a red route with a tunnel approach, so all loading happens on the residential side streets which are CPZ-controlled with tight bays. Basin-side buildings have secure gates and some blocks are only reachable across pedestrian bridges, which rules out trolleying and makes it a carry.

Tell us what the approach looks like when you book the template and it gets built into the day rather than discovered on it. Where the route is genuinely tight, it changes how the pieces are cut, which is a fabrication decision rather than a delivery one.

3–7 working days

Questions

Worktop templating in Limehouse

If yours is not here, ring and ask. You get a straight answer rather than a call-back from a salesperson.

Do you actually work in Limehouse, or just list it?

Yes. Limehouse is on the patch, and the postcodes we work here are E14. It is worked on our east London run, along with the rest of Tower Hamlets. Enforcement zones rarely accept a trade van unloading stone as an exemption, so this gets sorted before the date is confirmed rather than argued about afterwards. The templating visit needs somewhere to stop for two or three hours, which is a different problem from unloading for twenty minutes. It goes on the job sheet for the fitting crew. We template in your kitchen and fit in your kitchen, so there is nothing to visit and nothing to collect.

What is different about worktop templating in Limehouse?

These buildings have firm rules about what can be propped open, left in a lobby or carried through the residents entrance. New-build rooms are genuinely square, but they are dot-and-dab plasterboard, and the taped internal angle is where it goes wrong - the board bellies at the corner and the run picks up a few millimetres over the last 300mm. Recorded as it is, not as it was drawn. Waterside flats have balcony thresholds and glazing right at the end of the run, so the last 300mm of the top usually needs a bespoke cut rather than a square end.

Is access a problem in Limehouse?

The main east-west road is a red route with a tunnel approach, so all loading happens on the residential side streets which are CPZ-controlled with tight bays. Basin-side buildings have secure gates and some blocks are only reachable across pedestrian bridges, which rules out trolleying and makes it a carry. A side gate and a back door mean the stone never goes through the house at all, which keeps the dust and most of the risk outside. The templater measures that route on the same visit, so the drawing leaves site already knowing the maximum piece. It goes on the drawing with the run dimensions.

Do you do much worktop templating around Limehouse?

It is one of the three we do most here, behind worktop installation. Same template visit, same workshop, same installers either way. Rear and side-return extensions are where the islands appear, and an island is the piece that decides whether one slab does the kitchen or two. No stone is ever cut from a plan, which is inconvenient exactly when a programme is tight. Units fitted, fixed and level first. The junction between the original room and the extension is the point to watch, because the two floors rarely sit at the same height. Two to three hours on site, with the sink, tap and hob physically present. The room as it is, not as it was drawn.

What decides the price of a worktop in Limehouse?

A galley puts the sink on one side and the hob on the other, which spreads the cut-outs across two pieces instead of weakening one. The template records every angle in that shape as it actually is rather than as the plan drew it. One datum for the whole room. Material is £110-£550 per square metre supply only, and templating, fabrication and fitting are quoted on their own lines.

What do I need to sort out first?

Alcove pieces get cut oversize on both scribe edges, with the true wall angles carried on the template drawing rather than assumed. One measurement never describes it, which is why a tape reading taken before the visit rarely matches the template. Plotted, not estimated. Boards taped or skimmed and finished, units fixed back to the wall and levelled off, and the appliances on site - the wall must be at its final thickness on template day, so no tiler or splashback fitter gets ahead of the worktop. Where ownership is split across a building, the common parts belong to someone else and the carry route is negotiated rather than assumed. The template happens when the units are in, fixed and level, whoever is fitting them. No stone is cut from a plan.
