Manor House kitchens

What the kitchens here are actually like

post-war estate blockVictorian terrace1930s blocknew-build apartment

The kitchen normally sits in the back addition or a later side return, which puts the run against the oldest and least straight wall in the building. The workshop works to the template drawing and to the measured route, in that order. Proven on the bench, then loaded.

Appliance positions are effectively fixed here, so template around the existing hob and sink footprints rather than assuming they can be shifted along the run. The Victorian terraces on the side streets give occasional rear-addition kitchens with a bit more length to work with. Mostly flats with compact fixed kitchens of 2.4-2.8m and appliances already in position, so replacement runs and upstands are the bread and butter.

A long piece has to come through the front door, down the hall, round the newel post and through a doorway with a step down into the addition. The galley run down a side-return usually measures longer than a slab will give us, so a join is designed in from the start and nested to land over a cabinet gable rather than wherever the material happens to run out. Settled on the drawing, cut once.

The mix here is post-war estate block, Victorian terrace, 1930s block and new-build apartment. They are not interchangeable, and a worktop finds the differences quickly.

True everywhere

Worktop fabrication, in short

  • Slabs come in finite sizes, so a long run needs a join.
  • Joins sit over a cabinet gable, never spanning a gap or running through a cut-out.
  • A finished join is typically 2–3mm, colour-matched and sanded flush.
  • Your sink and hob are dry-fitted on the bench before dispatch.

Covered on our east London run. Fitted 3–7 working days from template.

Getting stone into the room

Sitting on a major junction with red route sections and no stopping, so loading goes to the residential streets behind. The older blocks are walk-ups while the newer ones have lifts that need booking through the managing agent.

Where the lift will not take the longest run we design a join in rather than gamble, because a piece that will not go up has to go back on the van. The maximum piece length is fixed at drawing stage and every join is placed over a cabinet gable from there. The drawing carries that decision through to the saw.

What gets asked for here

Honestly, this is not what we do most on this patch. Worktop replacement, worktop splashbacks & upstands and worktop installation come up more often. That is a statement about the local housing rather than about the work, and nothing about how it is quoted, cut or fitted changes because of it.

Getting stone into a Manor House kitchen

Tell us what the approach looks like when you book the template and it gets built into the day rather than discovered on it. Where the route is genuinely tight, it changes how the pieces are cut, which is a fabrication decision rather than a delivery one.

Questions

Worktop fabrication in Manor House

If yours is not here, ring and ask. You get a straight answer rather than a call-back from a salesperson.

Do you actually work in Manor House, or just list it?

Yes. Manor House is on the patch, and the postcodes we work here are N4. It is worked on our east London run, along with the rest of Hackney. The realistic answer on a main road is an early slot, a spotter on the van and pieces staged in one movement rather than several trips. Pieces are loaded in reverse fitting order so the first thing off the van is the first thing that goes down. It is decided in the yard, not at the kerb. We template in your kitchen and fit in your kitchen, so there is nothing to visit and nothing to collect.

What is different about worktop fabrication in Manor House?

A long piece has to come through the front door, down the hall, round the newel post and through a doorway with a step down into the addition. The galley run down a side-return usually measures longer than a slab will give us, so a join is designed in from the start and nested to land over a cabinet gable rather than wherever the material happens to run out. Every join over a gable, clear of every cut-out. Appliance positions are effectively fixed here, so template around the existing hob and sink footprints rather than assuming they can be shifted along the run.

Is access a problem in Manor House?

Sitting on a major junction with red route sections and no stopping, so loading goes to the residential streets behind. The older blocks are walk-ups while the newer ones have lifts that need booking through the managing agent. Where the lift will not take the longest run we design a join in rather than gamble, because a piece that will not go up has to go back on the van. The maximum piece length is fixed at drawing stage and every join is placed over a cabinet gable from there. The drawing carries that decision through to the saw.

Do you get much worktop fabrication work in Manor House?

Not particularly, and it would be easy to pretend otherwise. What the research on this patch actually lists is worktop replacement, worktop splashbacks & upstands and worktop installation. That is a statement about the local housing rather than about the work. It is quoted, cut and fitted exactly the same way here as anywhere else on the patch. Upgrading a builder-finish kitchen is mostly a swap, so the cost sits in the material choice rather than in the shape of the room. Cutting several kitchens from different slabs and calling them matched is where firms get caught out. Same slab run, or it is not a match. Handover-spec kitchens are square, plumb and predictable, which means the join count is honest and driven by run length rather than by the building. Pieces are dry-assembled and checked on the bench before anything is loaded. Nested for the job in front of us.

What decides the price of a worktop in Manor House?

Two parallel runs with a walkway between them is the most efficient shape there is on a slab, because both pieces nest as straight lengths with almost no waste. A join that lands in the wrong place cannot be moved once the cut-outs are machined, so it is settled on the drawing. That is nested before any glass goes on the saw. Material is £110-£550 per square metre supply only, and templating, fabrication and fitting are quoted on their own lines.

What do I need to sort out first?

Where a corner is a couple of degrees off, a mitre cut to a theoretical ninety degrees opens on the wall side and there is no closing it afterwards. The template drawing carries the real geometry through to the saw, and the piece is machined to it rather than trimmed to it later. Radiused, polished, and clear of the joins. The sink and hob need to be on site and the run layout fixed before we start cutting, because moving a hob after the join position is set means recutting the whole piece. A street with houses in single occupation next to the same houses cut into flats produces two completely different jobs from the same elevation. The workshop works from the approved drawing, so whoever signs it off is signing off the join positions too. Changes cost a piece, not a tweak.
