Manor House kitchens

What the kitchens here are actually like

post-war estate blockVictorian terrace1930s blocknew-build apartment

A hundred and forty years of alterations sit under the current kitchen, and the worktop is what has to sit flat on top of all of it. Almost everything that makes a fitting day hard is a property of the building rather than of the stone. The route is walked before the first lift.

Appliance positions are effectively fixed here, so template around the existing hob and sink footprints rather than assuming they can be shifted along the run. The Victorian terraces on the side streets give occasional rear-addition kitchens with a bit more length to work with. Mostly flats with compact fixed kitchens of 2.4-2.8m and appliances already in position, so replacement runs and upstands are the bread and butter.

The back addition is a narrow two-storey outrigger with a single external wall, and the kitchen galley runs the length of it. We measure the front door, the hall width and the turn into the kitchen before anything comes off the van, because a 3m piece has to swing through that corner on edge and stone does not bend to help you. The slow parts are slow for a reason.

The buildings themselves are mostly post-war estate block, Victorian terrace, 1930s block and new-build apartment. Which of those you have decides most of what follows.

True everywhere

Worktop installation, in short

  • One visit. A straightforward run is a morning; an island and splashbacks take most of the day.
  • Every piece is carried in by hand, and stone does not bend.
  • We seat and seal the sink and hob. We do not connect water, waste, gas or electrics.
  • Floors and units are protected before anything comes through the door.

Covered on our east London run. Fitted 3–7 working days from template.

What gets asked for here

This is one of the three jobs that come up most here, behind worktop replacement. It is the same template visit, the same workshop and the same installers either way.

Getting stone into the room

Sitting on a major junction with red route sections and no stopping, so loading goes to the residential streets behind. The older blocks are walk-ups while the newer ones have lifts that need booking through the managing agent.

Where the lift will not take the longest run we design a join in rather than gamble, because a piece that will not go up has to go back on the van. The fitting day is planned backwards from that point, before anything comes off the van. None of it is worked out on the doorstep.

Tell us what the approach looks like when you book the template and it gets built into the day rather than discovered on it. Where the route is genuinely tight, it changes how the pieces are cut, which is a fabrication decision rather than a delivery one.

Questions

Worktop installation in Manor House

If yours is not here, ring and ask. You get a straight answer rather than a call-back from a salesperson.

Do you cover Manor House?

Yes. Manor House is on the patch, and the postcodes we work here are N4. It is worked on our east London run, along with the rest of Hackney. A red route means no stopping, and no stopping means exactly that, so the stone comes in from a side street or from a bay behind the property. A van that has to move mid-fit costs the best part of an hour and takes a man off the tools to do it. We would rather ask than guess. We template in your kitchen and fit in your kitchen, so there is nothing to visit and nothing to collect.

Does the housing in Manor House change how worktop installation works?

A long piece has to come through the front door, down the hall, round the newel post and through a doorway with a step down into the addition. We measure the front door, the hall width and the turn into the kitchen before anything comes off the van, because a 3m piece has to swing through that corner on edge and stone does not bend to help you. That is the shape of the day. Appliance positions are effectively fixed here, so template around the existing hob and sink footprints rather than assuming they can be shifted along the run.

How does the stone actually reach a kitchen in Manor House?

Sitting on a major junction with red route sections and no stopping, so loading goes to the residential streets behind. The older blocks are walk-ups while the newer ones have lifts that need booking through the managing agent. Where the lift will not take the longest run we design a join in rather than gamble, because a piece that will not go up has to go back on the van. The fitting day is planned backwards from that point, before anything comes off the van. None of it is worked out on the doorstep.

Do you do much worktop installation around Manor House?

It is one of the three we do most here, behind worktop replacement. Same template visit, same workshop, same installers either way. Upgrading a builder-finish kitchen is mostly a swap, so the cost sits in the material choice rather than in the shape of the room. The fitting day is scheduled to suit that rather than to suit the diary. One visit, done properly. Handover-spec kitchens are square, plumb and predictable, which means the join count is honest and driven by run length rather than by the building. One visit, with the sink and hob seated and sealed before we leave. Sealed before we leave.

Why do two Manor House kitchens the same size price differently?

The catch with a galley is that both runs are seen end-on from the doorway, so any difference in overhang between the two reads immediately. A layout that has been packed and levelled run by run instead of to one datum shows as a step where two pieces meet. Dry-lay first, always. Material is £110-£550 per square metre supply only, and templating, fabrication and fitting are quoted on their own lines.

What has to be finished before you can template?

The stone carries the scribe because the wall cannot be persuaded, so back edges are cut oversize and eased in rather than dropped straight down. On the day it means dry-laying, marking, and cutting the scribe on site before anything is bonded. Dry-lay, mark, cut, then bond. Clear the full hall and stairs route of furniture, bikes, coats and stair-gates, and keep the front door propped and unobstructed for the carry. A street with houses in single occupation next to the same houses cut into flats produces two completely different jobs from the same elevation. Floors and units are protected before anything comes through the door, communal or otherwise. Protection goes down first.
