If you have had one quote for reception counter work in North Kensington and it did not match the next one, the difference is usually sitting in the room itself. A high proportion of the stock is flats formed out of Victorian terraces or purpose-built estate blocks, so the typical job is a single-run replacement of 2.2-3.0m with a small return, keeping the existing sink and hob positions. Where whole houses survive intact the kitchen sits in a back addition with a step down into it, which puts a level change right where the worktop meets the wall. Book the design and quotation visit, and someone will be at your North Kensington address with a tape, the colour range and no obligation attached.

Chimney breasts and the alcoves either side of them break the run into short pieces before anyone has drawn a kitchen. Two working surfaces at two heights, a return between them and clear knee space under the lower one: that is the shape almost every counter ends up being, whatever the front elevation promised. The counter is drawn to the carcass, and the carcass is measured first.

There is a solid base under the old scullery end and suspended timber where the addition meets the house, and the two part company along that joint. The commercial work around housing of this age is shopfront: a narrow deep unit off a parade, with the reception running back from the door into the depth of the plan. Steel and brick leave a desk nothing to lean against.

What we are usually templating in is Victorian terrace in multiple occupation, postwar council estate, 1960s slab block and recent housing association infill. They fail in different places, which is why the survey looks at different things.

True everywhere

Reception counters and desks, in short

  • A counter on a joiner's carcass is templated after the carcass is in, not from the drawing.
  • The lower transaction shelf needs clear knee space beneath it, which decides where a leg or a gable can go.
  • Long runs are joined over a support, and the join is placed where the eye does not follow the counter.
  • Cable and card-reader apertures are cut in the workshop, not on site.

The place

Why North Kensington is its own job

Stone is heavy, unforgiving and cut to a millimetre, so what governs a job in North Kensington is everything around it. Estate deliveries need the block entry code and often a lift key from the caretaker, and several blocks have a stepped podium between the parking and the entrance door. On the terraced streets the bays are resident-permit with short loading tolerance, so plan a two-vehicle approach: van in, unload, van out. Levels are the recurring problem in the back additions - the floor drops away from the house so the base units are packed and the worktop is the only thing hiding it. Book the free design visit and we will come to North Kensington, measure what is actually there, and quote against it.

The work

What reception counters involves

Support for any overhang at the public face belongs to the drawing, whether that turns out to be a steel flat, a plywood deck or a gable the joiner adds for us. Piece sizes are set from the way into the building before the slab is nested, so a join added for access still lands over a support instead of in open span. You get openings machined for the equipment you actually have, not holes cut through a finished top with a diamond bit in a busy lobby.

This is commercial fit-out work cut on the same saw as a kitchen, with an entirely different set of questions attached to it. The templater attends once the carcass is fixed and level, and records the carcass rather than the room around it. On a parade of this age the top arrives through a shopfront door with a step in front of it, so the piece length is fixed by the entrance rather than by the run. Apertures machined at the works, none drilled in a lobby.

The money

What it costs in North Kensington

The fitting line answers to the lobby and to the hours we are allowed in it, which is why a counter fitted at night costs more than the same counter fitted in the day. Short lengths nest well and waste little, so the material line is usually the kindest part of a galley quote. Nothing about the £110 to £550 supply range changes once the template is done. What the template settles is the piece count and the operations, and that is where the figure firms up. Every aperture is counted before a figure is given.

Victorian and Edwardian terraces

The building, and what it does to the job

Legs bottoming out on hard concrete or an uneven screed mean the tops of the carcasses are not one plane, and that is picked up at template rather than on fitting day. The knee recess makes any twist in the carcass visible, since a shelf with nothing beneath it has nowhere for a packer to go. A counter standing proud of the wall has nothing to hide behind.

What North Kensington asks for

The building stock on this patch tells us nothing useful about this service, because this service is not driven by it. It is driven by worktop replacement, worktop installation and worktop splashbacks & upstands on the domestic side. The method does not change.

Victorian and Edwardian terraces

North Kensington in the housing figures

In North Kensington, converted and purpose-built flats make up most of the stock. Nothing sits on a standard module. It caps the maximum piece before the slab yield is even looked at, which is the reverse of how a kitchen is planned. The carcass as built is the only dimension that counts.

Access

Getting stone into a North Kensington kitchen

Estate deliveries need the block entry code and often a lift key from the caretaker, and several blocks have a stepped podium between the parking and the entrance door. On the terraced streets the bays are resident-permit with short loading tolerance, so plan a two-vehicle approach: van in, unload, van out.

Tell us what the approach looks like when you book the template and it gets built into the day rather than discovered on it. Where the route is genuinely tight, it changes how the pieces are cut, which is a fabrication decision rather than a delivery one.

Questions

Questions we get asked in North Kensington

If yours is not here, ring and ask. You get a straight answer rather than a call-back from a salesperson.

Do you cover North Kensington?

Yes. North Kensington is on the patch, and the postcodes we work here are W10. It is worked on our west London run, along with the rest of Kensington and Chelsea. Where the nearest legal space is a couple of streets back, the walk with each piece becomes the job, and the crew is sized for walking rather than wheeling. A commercial frontage rarely has anywhere to stop, so the unload is timed rather than assumed and the counter pieces come off first. A frontage with no stopping is a fitting slot, not a fitting day. You never have to visit anything or collect anything: we template in your kitchen and fit in your kitchen.

What is different about reception counters in North Kensington?

The original range recess often survives as a shallow alcove with an iron lintel over it, a hundred millimetres deeper than the wall either side of it. The commercial work around housing of this age is shopfront: a narrow unit off a high-street parade, entered up a step, with the reception running back from the door into the depth of the plan. Nurseries want a hatch, and the hatch is on the same drawing. Level has to hold across the whole room rather than along one wall, or a floor that falls end to end shows as a step where two pieces meet. A counter is worse off than a kitchen here, because it usually stands clear of the wall and has nothing behind it to hide a gap. The carcass is levelled before the top is ever offered up.

Is access a problem in North Kensington?

Piece length is set by the internal diagonal of the lift car, not by the length of the slab. A counter top is one long piece with no run of cabinets to break it, so the route decides the join count before the sightlines get a vote. The way in is walked with the joiner as well as with a tape. Applying for a suspension means naming a length of kerb and a date, and moving the date generally means applying for it again. Loading bays belonging to the building are booked by whoever holds the lease, and that is seldom whoever ordered the counter. Crew size follows the distance from the van to the lobby.

Is reception counters what North Kensington is known for?

Not really, and claiming otherwise would cost nothing and mean nothing. What the research on this patch actually lists is worktop replacement, worktop installation and worktop splashbacks & upstands. It reflects the local housing rather than any difference in the work. It is quoted, cut and fitted here the same way it is anywhere else on the patch. Where a single building holds several small kitchens, the work arrives as one job rather than four, and it should be cut off the same slab run so the batches genuinely match. Counters are nearly always one-offs, so the saving that comes from repeating a specification is not usually on the table here. The counter is the last trade in and the first thing judged. Small kitchens in a shared house are all short runs and tight cut-out spacing, which is more bench work per square metre than one large kitchen would be. Where an operator is fitting out several receptions, the counters come off one slab run so the desks read as a set rather than as neighbours. Apertures change from desk to desk, so each drawing is its own.

What makes one North Kensington kitchen dearer than the next?

Two runs of similar length nest as a pair off one slab, and if one of them grows by a few hundred millimetres the pair stops fitting and the yield changes for both. A counter has the same argument in miniature: a straight run nests kindly on a slab, and every return costs yield. A join in the shelf and a join in the top belong in one place. Supply-only material is £110 to £550 per square metre, and templating, fabrication and fitting are quoted separately rather than rolled in.

What holds a template up more often than anything else?

A floor that falls across the depth of a run rather than along it tips the carcasses front to back, and packing the front feet changes the overhang while it fixes the level. What a counter is scribed to is the joiner's carcass rather than the plaster, which is why it is templated after the carcass is fixed and never before. A shelf over a knee recess cannot be packed, so it is cut true. Send photographs taken walking from the pavement through the door to where the counter will stand, along with the carcass dimensions once the joiner has fixed it. One staircase can serve an owner on the first floor and a managed tenancy on the second, so the access arrangement changes at every landing while the building stays the same. The same split runs through commercial property: a landlord fitting out a shell and a tenant fitting out their own reception want different things from one counter. Sign-off happens before nesting, never after it.

Is templating a separate visit from fitting?

Templating and fitting are two visits, not one, and the gap between them is when the stone is actually cut. Upstands and splashbacks are templated after the worktop is down and settled, so they are a separate visit. No money changes hands before the template. The original front door is narrow and the hall is often the only way in, which puts a ceiling on the longest single piece. A reception counter answers to the building it stands in more than to the drawing, because it is fabricated to a carcass somebody else has already built and fixed. Two heights and a return, settled before any stone is cut.

Do you do undermounted sinks in North Kensington?

Two bowls means two cut-outs and a bridge of stone between them, which decides where the sink can go. The tap hole is drilled in the workshop too, and its position depends on how far the tap has to swing. A boiling tap needs a hole of its own and a cupboard below for the tank, so the units change too. Where the aisle is too tight the usual answer is a reduced-depth top on one side, and a 500mm run is a different cut, a different sink and a different drainer to a 600mm one. The return between the high counter and the low shelf never nests neatly, and it is what decides how much slab the desk swallows. The front edge is the one everybody touches, so it is drawn first.

Is taking the old top off part of the job?

Old tops are screwed or glued from underneath, so the drawer boxes come out before the worktop does. Taking the old tops off and disposing of them is its own line on the quote rather than something folded into the stone price. The units stay where they are and only the surface changes. A suspension is charged by the bay and by the day, so the number of metres asked for is worth getting right the first time. The upper counter is the longest piece on the van, so the tail lift needs the full swing radius clear on the pavement. Trolleys cross block paving badly, so boards go down first.

What if a worktop will not physically fit through the building?

Doorways, the newel post and the handrail usually take the room away, rather than the stairs themselves. An external stair, a side return or a rear garden counts as carry and is measured the same way. Splitting a run costs a join, and that is the price of getting stone into the room at all. A car that takes 2.4m on the diagonal will not take a three-metre worktop however it is stood, and there is no trimming it on the landing. The lower transaction shelf is short and easily handled; it is the upper counter that has to be walked in on edge and turned at every corner. Piece length is capped in the drawing office, not on the landing.
