Petts Wood kitchens

What the kitchens here are actually like

1930s mock-Tudor semi1930s detached1950s infillchalet bungalow

A side passage and a back door mean the stone rarely has to come through the house, which changes the job more than most people expect. The units stay and only the surface changes, so the job is a day, and what makes it a difficult day is the building. A single day, planned properly.

Very consistent stock from the inter-war estate: the original kitchen is a small rear room, and almost every job is a rear or side-return extension turning it into an L-shaped kitchen-diner with a peninsula. Because the houses repeat, the layouts repeat, typically a 3.6m rear run plus a 2.1m return.

The estate is under an Article 4 style design control on the frontages, so the constraint is scheduling around the builder finishing the extension rather than the fit itself.

The classic arrangement is the original back room with a later extension bolted onto it, so the kitchen is two ages of building in one room. The kitchen is normally the original back room with a later side-return or rear extension bolted on, and that helps us: most pieces can go down the side alley and in through the back door in one length, so we can avoid joins that a front-door route would force. Units kept, surface changed, one day.

What we are usually templating in is 1930s mock-Tudor semi, 1930s detached, 1950s infill and chalet bungalow. Each of those behaves differently once the old top comes off.

True everywhere

Worktop replacement, in short

  • The units stay. Only the surface changes.
  • Old tops come out in the morning, new stone is down and sealed the same day.
  • A plumber disconnects the tap and waste before we arrive and reconnects at the end of the day.
  • The carcasses have to be sound: stone is far heavier than laminate.

1930s and inter-war semis

Getting stone into the room

Front drives on most houses and a side passage on the semis, but the side passages are narrow and often have a gas meter box or bin store in them, so slabs usually go in through the front.

A front drive is the best thing that can happen to a fitting day, because the tail lift comes down within a few metres of the door and nothing is on a clock. Waste is the part people forget: the old laminate or tired granite has to be walked back to the van and it does not get lighter. The waste run is planned, not improvised.

What gets asked for here

This is not the local speciality and there is no point saying otherwise: worktop templating, worktop installation and worktop design & quotation is what the housing here actually asks for. It is quoted, cut and fitted exactly the same way regardless.

Tell us what the approach looks like when you book the template and it gets built into the day rather than discovered on it. Where the route is genuinely tight, it changes how the pieces are cut, which is a fabrication decision rather than a delivery one.

Questions

Worktop replacement in Petts Wood

If yours is not here, ring and ask. You get a straight answer rather than a call-back from a salesperson.

Do you cover Petts Wood?

Yes. Petts Wood is on the patch, and the postcodes we work here are BR5. It is worked on our south east London run, along with the rest of Bromley. Off-street parking means the van stays put all day, so tools, packers and the offcut we would rather have than not are all within reach. A replacement is a two-way job, with old tops going out and new stone coming in, so the van needs to stay put across the whole day. Old tops out and new stone in, both through the same gap. We template in your kitchen and fit in your kitchen, so there is nothing to visit and nothing to collect.

Does the housing in Petts Wood change how worktop replacement works?

The classic arrangement is the original back room with a later extension bolted onto it, so the kitchen is two ages of building in one room. The kitchen is normally the original back room with a later side-return or rear extension bolted on, and that helps us: most pieces can go down the side alley and in through the back door in one length, so we can avoid joins that a front-door route would force. Units kept, surface changed, one day. The estate is under an Article 4 style design control on the frontages, so the constraint is scheduling around the builder finishing the extension rather than the fit itself.

How does the stone actually reach a kitchen in Petts Wood?

Front drives on most houses and a side passage on the semis, but the side passages are narrow and often have a gas meter box or bin store in them, so slabs usually go in through the front. Rear access usually lets us fit longer pieces whole, so the join count ends up decided by the slab rather than by the building. Worth remembering that the old tops have to come out the way the new ones come in, and a laminate run is easier to remove in one length than to carry in one. The strip-out is planned around it.

Is Petts Wood really a worktop replacement area?

Not particularly, and it would be easy to pretend otherwise. What the research on this patch actually lists is worktop templating, worktop installation and worktop design & quotation. That is a statement about the local housing rather than about the work. It is quoted, cut and fitted exactly the same way here as anywhere else on the patch. Extension kitchens are usually specified long before they are buildable, so the run lengths on the drawing and the run lengths in the room are different numbers. Old tops out in the morning, new stone down and sealed the same afternoon. A day, not a project. Rear and side-return extensions are where the islands appear, and an island is the piece that decides whether one slab does the kitchen or two. The carcasses have to be sound, because stone is several times the weight of what is coming off. A day, not a project.

Why do two Petts Wood kitchens the same size price differently?

Two runs meeting at an internal corner is the most common shape we fit, and the corner is where the decisions are. Old laminate has often been holding a run square for years, and taking it off shows what the units were really doing. Height change is checked before we cut. Material is £110-£550 per square metre supply only, and templating, fabrication and fitting are quoted on their own lines.

What has to be finished before you can template?

A notch around a boxed stack is machined with a radius at the internal corner, because a square inside corner there is exactly where a top will crack. The old top has been hiding it, so the first honest look at it happens when the laminate comes off. The laminate has been covering it up. Unlock the side gate and clear the alley of bins, bikes and pots, and arrange a plumber for the sink and an electrician if the hob is hard-wired. Where someone is living in the house through the work, the strip-out and the fit are planned so the kitchen is out of use for a day and not a week. A replacement keeps the units and changes the surface, which is the least disruptive way to do this in an occupied property. Sound carcasses are the condition.
