Bathroom worktops and vanity tops in South Acton

On a street with no restrictions the constraint is other residents rather than a warden, so it is worth putting a cone or a car out early. A vanity fit is a short visit with one or two pieces in it, so the van stands only for as long as it takes to walk them in. Short jobs suffer most from a van that has to move. That is a statement about the local housing rather than about the work. It gets quoted, cut and fitted exactly as it would anywhere else on the patch. Housings and integrated appliances are set out for a 38mm laminate top, so dropping to 20mm or 30mm stone changes the clearances and needs checking before anything is cut. Work of that kind brings en-suites with it, and an en-suite vanity is a smaller piece again carrying exactly the same four operations. A second bathroom is worth ordering with the first. Upgrading a builder-finish kitchen is mostly a swap, so the cost sits in the material choice rather than in the shape of the room. A vanity has no depth to lose, so where a kitchen run would take a ten millimetre scribe without noticing, a shallow top cannot spare it. A sloping floor is corrected under the unit, not under the stone. Have the boxing in its final finished form before the template, along with the fixed unit, the basin and the tap. Flats bought out of managed stock keep the original kitchen dimensions long after the ownership changed, so the layout says very little about who is paying for the work. Who is paying decides the material here more than anywhere else, because a vanity is small enough that an expensive stone stops being an expensive decision. The lead time on a vanity is the lead time on a kitchen.

The fitting itself is one visit: a plain run is a morning, an island with splashbacks takes most of the day. The template produces a drawing, and the workshop cuts to that drawing once you agree it. A template on a normal kitchen takes two to three hours in the room. The kitchen doorway is usually offset into a corner, so one leg of an L is short before anyone has designed anything. A vanity top is where all of that turns up in miniature, with the basin, the tap holes and a splash return crowded into a few hundred millimetres of stone. One piece, four operations, and nowhere for any of them to move.

An old stone top is heavier coming out than the new one is going in, and leaves in sections. The tap and waste have to be disconnected by a plumber before we start and reconnected once the stone is in. Take the old tops off yourself if you would rather, and the quote simply carries one line fewer. Where the van can pull up level with the gate the pieces are handled the fewest times, which is what actually protects them. A bathroom booked on its own rarely fills a day, so it can be put into whichever part of the day the street is easiest. A bay for twenty minutes is enough for a vanity.

Cut-outs, edge profile and join count are itemised, so taking one out removes a line rather than starting an argument. Two kitchens the same length can be far apart, because material, edge and cut-outs move independently of size. Ask for the lines rather than the total. One number for a kitchen tells you nothing you can check. A notch around a boxed stack is machined with a radius at the internal corner, because a square inside corner there is exactly where a top will crack. A wall-hung unit puts the whole weight into the wall rather than onto the floor, so what the wall is built of stops being a detail. The tap has to clear the reveal before the hole is drilled.

A sit-on sink and an undermounted one are different cut-outs, so which it is gets settled before the template. A boiling tap needs a hole of its own and a cupboard below for the tank, so the units change too. The tap hole is drilled in the workshop too, and its position depends on how far the tap has to swing. Where the aisle is too tight the usual answer is a reduced-depth top on one side, and a 500mm run is a different cut, a different sink and a different drainer to a 600mm one. Where the kitchen swallows the whole slab there is no offcut worth having, and the vanity then has to be priced against material bought for itself. The thickness follows the kitchen unless you ask otherwise.
