Summerstown kitchens

The buildings and streets around Summerstown

Victorian terraceInterwar terrace2020s new-build apartment

A survey is where reception counter work in Summerstown stops being a guess, because until someone has stood in the kitchen nobody knows what it is going to ask for. Older terraces along the Wandle corridor have small rear kitchens that stay galley-shaped, while the recent apartment schemes on the former stadium and industrial land are open-plan with a peninsula and an appliance tower. The two require completely different approaches on the same street. If your kitchen is a bit of both, that is common enough and it changes nothing about how we go about it.

Sash windows sit low in the rear wall, and the sill often lands below the height a worktop wants to run past. The lower transaction shelf sits at the height a person in a wheelchair can be served at, and that height is fixed on the drawing before anything else about the desk is. The lower shelf is there to be used, not to break up an elevation.

Edwardian terraces are wider and taller than the Victorian houses next to them, so the kitchen usually takes a full-width rear room rather than a narrow outrigger. Original plans in this stock have no lobby worth the name, so the desk is the first thing inside the door and the carry ends the moment you are through it. Housing office counters get cleaned harder than they get used.

The kitchens we see here sit in Victorian terrace, Interwar terrace and 2020s new-build apartment. Each of those puts the services somewhere else, and the cut-outs follow.

True everywhere

Reception counters and desks, in short

  • A counter on a joiner's carcass is templated after the carcass is in, not from the drawing.
  • The lower transaction shelf needs clear knee space beneath it, which decides where a leg or a gable can go.
  • Long runs are joined over a support, and the join is placed where the eye does not follow the counter.
  • Cable and card-reader apertures are cut in the workshop, not on site.

The place

Why Summerstown is its own job

There is nothing clever about a fit in Summerstown going smoothly, only a survey that asked the right things beforehand. Industrial estates and the river restrict the road network, and lorry traffic on Garratt Lane and Plough Lane makes stopping difficult at peak times. The new blocks have booked loading and a service lift; the old terraces have on-street permit bays only. New-build peninsulas here are fixed to a plasterboard-clad frame rather than solid cabinets, so the overhang needs brackets or a sub-frame rather than relying on the carcass. Our own installers do the fitting, so whoever templated the room is not handing the problem over to a subcontractor.

The work

What reception counters involves

Support for any overhang at the public face belongs to the drawing, whether that turns out to be a steel flat, a plywood deck or a gable the joiner adds for us. Aperture positions are confirmed on site with whoever will work at the counter, since a card reader and a cable grommet both move after an architect has placed them. You are left with a desk whose join sits over a support and out of the line people look along, instead of landing wherever the slab happened to run out.

The apertures, for cable, for a card reader, for a screen stem, are machined at the works and cannot be added afterwards. The lower transaction shelf is set at the height a seated person can use, and the knee space beneath it is kept clear of legs and gables. These conversions rarely have a square wall at the back of the lobby, so the return is scribed and the front edge is set out straight regardless. The join sits over a support and out of the sightline.

The money

What it costs in Summerstown

Slab yield on a counter is worse than on a kitchen, because a wide top and a narrow shelf rarely nest kindly against one another. A peninsula has a finished end and often an overhang, so it carries edge work a wall-side run never does. Material is £110 to £550 per square metre supply only, with the batch and the slab size sitting behind that variation, and the workshop time quoted apart from it. Yield on a counter is worked out before the price leaves us.

Victorian and Edwardian terraces

What Summerstown asks for

This is commercial work rather than something the housing here generates. Domestically these streets ask for worktop installation, worktop replacement and worktop templating. It runs through the same template, the same bench and the same fitters.

Victorian and Edwardian terraces

Summerstown in the housing figures

In this neighbourhood almost nothing dates from between the wars, which leaves the stock either older or newer and rarely in between. The premises among that housing decide whether this is a porter's desk or a surgery counter. Both planes are set out from a single datum.

Victorian and Edwardian terraces

The carry, and what it rules out

Where the household has used up the visitor permits it gets for the year, the remaining options are a suspension or a paid bay and both belong on the quote. The upper counter is the longest piece on the van, so the tail lift needs the full swing radius clear on the pavement. An early slot buys an empty street and an empty lobby at once.

Access

Getting stone into a Summerstown kitchen

Industrial estates and the river restrict the road network, and lorry traffic on Garratt Lane and Plough Lane makes stopping difficult at peak times. The new blocks have booked loading and a service lift; the old terraces have on-street permit bays only.

Tell us what the approach looks like when you book the template and it gets built into the day rather than discovered on it. Where the route is genuinely tight, it changes how the pieces are cut, which is a fabrication decision rather than a delivery one.

Questions

Questions we get asked in Summerstown

If yours is not here, ring and ask. You get a straight answer rather than a call-back from a salesperson.

Is Summerstown far enough out to be a problem for you?

Yes. Summerstown is on the patch, and the postcodes we work here are SW17. It is worked on our south west London run, along with the rest of Wandsworth. Estate roads inside a controlled zone are sometimes managed privately rather than by the council, which changes who has to be asked. A commercial frontage rarely has anywhere to stop, so the unload is timed rather than assumed and the counter pieces come off first. Waiting time on a counter job is the most expensive hour of it. We template in your kitchen and fit in your kitchen, so there is nothing to visit and nothing to collect.

What is different about reception counters in Summerstown?

The rear extension is frequently original rather than added, which means it is solidly built and just as far out of square as the rest of the house. The commercial work around housing of this age is shopfront: a narrow unit off a high-street parade, entered up a step, with the reception running back from the door into the depth of the plan. A converted house wants a counter that reads as furniture. An unsupported overhang off a stud wall wants noggins fixed between the studs before the boarding goes on, and once it is boarded and skimmed that option has gone. A counter is worse off than a kitchen here, because it usually stands clear of the wall and has nothing behind it to hide a gap. The back return follows the wall as the wall leans.

Is access a problem in Summerstown?

Lift doors close on a timer that takes no account of somebody holding a worktop, so a pair of hands stays on the buttons at each end. The lower transaction shelf is short and easily handled; it is the upper counter that has to be walked in on edge and turned at every corner. Working out of hours costs less than a chipped counter does. A controlled parking zone means either a visitor permit sorted in advance or a suspended bay, and a suspension is applied for days ahead rather than on the morning. Loading bays belonging to the building are booked by whoever holds the lease, and that is seldom whoever ordered the counter. The counter comes off the van first and goes in last.

Is Summerstown really a reception counters area?

Not to any real extent, and it would be easy to imply it was. What the research on this patch actually lists is worktop installation, worktop replacement and worktop templating. It describes the kitchens on this patch, not the work that goes into them. Same quoting, same cutting, same fitting as anywhere else on the patch. The junction between the original room and the extension is the point to watch, because the two floors rarely sit at the same height. Counters are nearly always one-offs, so the saving that comes from repeating a specification is not usually on the table here. What the operator needs at the shelf outranks the elevation. Extension kitchens are usually specified long before they are buildable, so the run lengths on the drawing and the run lengths in the room are different numbers. Where an operator is fitting out several receptions, the counters come off one slab run so the desks read as a set rather than as neighbours. The knee recess is not a variable between sites.

What makes one Summerstown kitchen dearer than the next?

The free end is what needs deciding early: square edge, mitred apron down the end, or a full waterfall to the floor, and a waterfall is cut in sequence off the same part of the slab. The return between the high counter and the low shelf never nests neatly, and it is what decides how much slab the desk swallows. A join in the shelf and a join in the top belong in one place. Material is £110-£550 per square metre supply only, and templating, fabrication and fitting are quoted on their own lines.

What holds a template up more often than anything else?

Stud centres are almost never where the brackets would like to be, so fixing positions get set from the framing and the stone is designed to suit. What a counter is scribed to is the joiner's carcass rather than the plaster, which is why it is templated after the carcass is fixed and never before. Column casings take machined returns, not filler. Send photographs taken walking from the pavement through the door to where the counter will stand, along with the carcass dimensions once the joiner has fixed it. One staircase can serve an owner on the first floor and a managed tenancy on the second, so the access arrangement changes at every landing while the building stays the same. The same split runs through commercial property: a landlord fitting out a shell and a tenant fitting out their own reception want different things from one counter. A desk approved in principle is not a desk approved to cut.

What is the order of events on a Summerstown kitchen?

Templating and fitting are two visits, not one, and the gap between them is when the stone is actually cut. The template produces a drawing, and the workshop cuts to that drawing once you agree it. Between the template and the fit the slab is nested, cut, mitred and dry-assembled on the bench, which is work you never see and is most of the wait. The side return was an outside toilet and a coal store before it was ever a kitchen, and the walls left over from that are half a brick thick. A reception counter answers to the building it stands in more than to the drawing, because it is fabricated to a carcass somebody else has already built and fixed. Apertures for cable and card reader are machined, never drilled in a lobby.

Will I have to look after it? What does a Summerstown worktop need?

Quartz and sintered stone never need sealing: quartz is non-porous and sintered stone has effectively zero porosity. Granite is porous to varying degrees, so it is sealed when we fit it and topped up over the life of the worktop. Where a top takes wine, oil and lemon most days, the non-porous materials ask least of the household. Wider halls make the carry noticeably easier, and that alone can remove a join that a narrower terrace would have forced into the run. That entrance is what caps the counter, because a shopfront door and the step in front of it will take far less than a full-length top, so the run is broken over a support in the carcass rather than gambled on. Old shopfronts were never sized for a three-metre top.

What happens when the route into a Summerstown kitchen is tighter than the worktop?

The lift, if there is one, is measured on the diagonal, because that is the dimension a long piece actually uses. Splitting a run costs a join, and that is the price of getting stone into the room at all. A join added to get stone into the room is a different thing from a join added because the slab ran out, and the quote says which is which. A car will often hold more than its doors will admit, and it is the clear width between the door edges that a piece actually has to pass through. A lobby is one of the few places a piece can be staged, so the counter comes in early and stands on trestles until the carcass is ready for it. A long top on edge sweeps wider than the crew carrying it.

Can I have grooves instead of a separate drainer in Summerstown?

Grooves are machined in the workshop at the same time as the bowl cut-out, because they cannot be done well in a kitchen. Which side of the bowl they go is about how you stand at the sink, and it is settled before cutting. A groove set is its own item on the quote rather than something rolled in with the sink cut-out. Party wall settlement pulls the floor down at one side of the room, so a long run reads level at one end and not at the other. Two working surfaces at two heights, a return between them and clear knee space under the lower one: that is the shape almost every counter ends up being, whatever the front elevation promised. Every counter starts with the joiner finishing.
