The buildings and streets around Sutton

Victorian terraceEdwardian terrace1960s blocknew-build apartments

We turn down very few reception counters in Sutton, but we do insist on seeing the kitchen first, and the reason for that is in the rooms themselves. Around the High Street it is mostly flats and small terraces, with kitchens of 2.4-3m in a rear addition or a corner of an open-plan living space. New blocks come with integrated appliances already fitted and only the tops replaced or upgraded on handover. If your kitchen is a bit of both, that is common enough and it changes nothing about how we go about it.

Party wall settlement pulls the floor down at one side of the room, so a long run reads level at one end and not at the other. The joinery goes in first and the stone is templated to it, so the programme runs the opposite way round from the way a kitchen does. The lower shelf is there to be used, not to break up an elevation.

Cottage terraces have no hall to speak of and the front door opens almost straight into the room, which makes the carry easier and the protection harder. The commercial work around housing of this age is shopfront: a narrow unit off a high-street parade, entered up a step, with the reception running back from the door into the depth of the plan. A pharmacy counter is two heights before anybody draws it.

On these streets the housing is Victorian terrace, Edwardian terrace, 1960s block and new-build apartments. None of them is harder than the others; they are awkward in different ways.

True everywhere

Reception counters and desks, in short

  • A counter on a joiner's carcass is templated after the carcass is in, not from the drawing.
  • The lower transaction shelf needs clear knee space beneath it, which decides where a leg or a gable can go.
  • Long runs are joined over a support, and the join is placed where the eye does not follow the counter.
  • Cable and card-reader apertures are cut in the workshop, not on site.

The place

Why Sutton is its own job

If a firm has never fitted in Sutton, the things that decide the day will only turn up once the van is parked. Pedestrianised High Street with strict vehicle access hours, controlled parking on the surrounding streets, and apartment blocks with booked lifts and loading bays. The pedestrian zone hours dictate everything here, so town-centre fits get booked for early morning and the van has to be clear before the restriction starts. It goes on the drawing, you agree the drawing, and the workshop cuts to that. Nothing is decided on the day.

The work

What reception counters involves

The lower serving surface is part of the same order rather than an extra, because a desk without one cannot serve a visitor who is seated. Piece sizes are set from the way into the building before the slab is nested, so a join added for access still lands over a support instead of in open span. You are left with a desk whose join sits over a support and out of the line people look along, instead of landing wherever the slab happened to run out.

Counters are made in pieces sized to the way in and joined over supports the joiner has already built. The templater attends once the carcass is fixed and level, and records the carcass rather than the room around it. These conversions rarely have a square wall at the back of the lobby, so the return is scribed and the front edge is set out straight regardless. The join sits over a support and out of the sightline.

The money

What it costs in Sutton

The lower transaction shelf is the line people do not expect, since it carries its own top, its own finished edges and its own support, and its height comes from an accessibility standard rather than from choice. Short lengths nest well and waste little, so the material line is usually the kindest part of a galley quote. The supply rate of £110 to £550 per square metre reads the same for a small kitchen and a large one. Everything that makes them different jobs appears further down the quote. The knee recess costs support, and the support is shown.

Victorian and Edwardian terraces

The carry, and what it rules out

Pieces get staged in the ground floor lobby and sent up singly, which needs somewhere to stand them where nobody will walk into them. The lower transaction shelf is short and easily handled; it is the upper counter that has to be walked in on edge and turned at every corner. The counter is the last thing in and the first thing looked at.

Where a marked loading box sits on the red route the stop is legal but timed, so the unload runs as one movement with every hand on it. Card readers, cable trunking and the joiner's leftovers leave in the same van, so the space has to hold for the whole visit rather than the delivery. The van stays put while the carcass is being scribed to.

What Sutton asks for

This is commercial work rather than something the housing here generates. Domestically these streets ask for worktop replacement, worktop templating and worktop splashbacks & upstands. It runs through the same template, the same bench and the same fitters.

Access

Getting stone into a Sutton kitchen

Pedestrianised High Street with strict vehicle access hours, controlled parking on the surrounding streets, and apartment blocks with booked lifts and loading bays.

Tell us what the approach looks like when you book the template and it gets built into the day rather than discovered on it. Where the route is genuinely tight, it changes how the pieces are cut, which is a fabrication decision rather than a delivery one.

Questions

Questions we get asked in Sutton

If yours is not here, ring and ask. You get a straight answer rather than a call-back from a salesperson.

Is Sutton far enough out to be a problem for you?

Yes. Sutton is on the patch, and the postcodes we work here are SM1, SM2. It is worked on our south London run, along with the rest of the borough. A bus lane along the frontage brings its own hours with it, and stopping in one is enforced the same way the red route is. A commercial frontage rarely has anywhere to stop, so the unload is timed rather than assumed and the counter pieces come off first. A red route puts a clock on a counter that will not be rushed. Everything that involves you happens in your kitchen, so there is nothing to visit and nothing to collect.

Is there anything about Sutton buildings that catches reception counters out?

Floors are suspended timber over a shallow void and have moved, so the units are packed and levelled before anything is set on them. That entrance is what caps the counter, because a shopfront door and the step in front of it will take far less than a full-length top, so the run is broken over a support in the carcass rather than gambled on. Marketing suites get a permanent counter for a temporary lobby. A run can measure dead right at both ends and still belly out in the middle, which only appears once the template plots the intermediate points. A counter is worse off than a kitchen here, because it usually stands clear of the wall and has nothing behind it to hide a gap. The back return follows the wall as the wall leans.

What do you check about the route into a Sutton property?

The step and the gap at the car threshold catch a trolley wheel, so the piece comes off the trolley and goes in by hand. A counter top is one long piece with no run of cabinets to break it, so the route decides the join count before the sightlines get a vote. Working out of hours costs less than a chipped counter does. The van is not staying on a main road for the day, so once the stone is off it goes and parks properly somewhere else. Loading bays belonging to the building are booked by whoever holds the lease, and that is seldom whoever ordered the counter. Where the bay is booked by the hour, pieces come off in fitting order.

Is reception counters what Sutton is known for?

Not to any real extent, and it would be easy to imply it was. What the research on this patch actually lists is worktop replacement, worktop templating and worktop splashbacks & upstands. It describes the kitchens on this patch, not the work that goes into them. Same quoting, same cutting, same fitting as anywhere else on the patch. Upgrading a builder-finish kitchen is mostly a swap, so the cost sits in the material choice rather than in the shape of the room. Counters are nearly always one-offs, so the saving that comes from repeating a specification is not usually on the table here. Reception work is booked around the building staying open. Handover-spec kitchens are square, plumb and predictable, which means the join count is honest and driven by run length rather than by the building. Where an operator is fitting out several receptions, the counters come off one slab run so the desks read as a set rather than as neighbours. A desk somebody sits at all day is specified for wear.

Why do two Sutton kitchens the same size price differently?

Where a run finishes hard against a wall the last few millimetres are scribed, and where it finishes in open floor it is cut square and polished, which is two different jobs on one length. The return between the high counter and the low shelf never nests neatly, and it is what decides how much slab the desk swallows. A shallow shelf still needs a support run of its own. Material sits between £110 and £550 per square metre supply only, and templating, fabrication and fitting are quoted line by line.

What has to be finished before you can template?

Where a corner is a couple of degrees off, a mitre cut to a theoretical ninety degrees opens on the wall side and there is no closing it afterwards. A lobby wall that leans shows itself along the back return, so that edge is cut to the line the wall actually takes. Column casings take machined returns, not filler. Send photographs taken walking from the pavement through the door to where the counter will stand, along with the carcass dimensions once the joiner has fixed it. Some doors in a building need a consent letter and some need nothing at all, so the first question is which arrangement applies here rather than which one is usual. The same split runs through commercial property: a landlord fitting out a shell and a tenant fitting out their own reception want different things from one counter. A desk approved in principle is not a desk approved to cut.

What is the order of events on a Sutton kitchen?

The same firm templates and fits. Nobody else is brought in to install. The template is taken in your kitchen after the units are in and fixed, never before. Templating and fitting are two visits, not one, and the gap between them is when the stone is actually cut. Gas, waste and later wiring were boxed in against the wall long after the house was built, and that boxing is what the run has to clear. A reception counter answers to the building it stands in more than to the drawing, because it is fabricated to a carcass somebody else has already built and fixed. Apertures for cable and card reader are machined, never drilled in a lobby.

Is taking the old top off part of the job?

Old tops are screwed or glued from underneath, so the drawer boxes come out before the worktop does. The template can be taken with the old top still down, which is why one visit covers both. The sink and hob are lifted out with the old top and kept aside if you are reusing them. A red route means no stopping, and no stopping means exactly that, so the stone comes in from a side street or from a bay behind the property. The upper counter is the longest piece on the van, so the tail lift needs the full swing radius clear on the pavement. The transaction shelf can wait on the van; the counter cannot.

Is a drainer groove worth it in a small Sutton kitchen?

On a porous stone the grooved area is sealed with the rest, and it gets wet more than anything else. Machining is permanent. If a later kitchen moves the sink, the grooves stay where they were cut. The grooves sit inside the depth of the top with stone left either side, so a shallow run limits them. Original quarry tile is often still down under two or three later floor coverings, which is why the finished floor height is rarely what anyone expects. Two working surfaces at two heights, a return between them and clear knee space under the lower one: that is the shape almost every counter ends up being, whatever the front elevation promised. Every counter starts with the joiner finishing.

What if a worktop will not physically fit through the building?

Doorways, the newel post and the handrail usually take the room away, rather than the stairs themselves. A join forced by the route still sits over a gable, so it is no poorer a join for that. A join added to get stone into the room is a different thing from a join added because the slab ran out, and the quote says which is which. Where a basement car park is the only way up from the parking level the carry starts below ground, and two lifts in one building rarely share the same internal dimensions. A lobby is one of the few places a piece can be staged, so the counter comes in early and stands on trestles until the carcass is ready for it. A long top on edge sweeps wider than the crew carrying it.
