Sydenham kitchens
What the kitchens here are actually like
Lath and plaster, a settled floor and a hall with a turn in it are the three things that decide how this job runs. Taking the old tops off is also the first honest look at what has been going on underneath them. A single day, planned properly.
On streets with longer gardens the extensions give a 3.5m run and a peninsula.
The main road is busy with buses and loading restrictions, the residential streets climb steeply toward Sydenham Hill, and almost none of the terraces have off-street parking. A long high street with Victorian terraces behind it, mostly back-addition kitchens converted into kitchen-diners, plus a good number of flat conversions with compact runs.
The flat entrance door and the internal doorways are usually tighter than the communal stairs, which is the opposite of what most people assume. What the old top has been hiding is usually a floor that settled towards the back and units that were never fixed back to the wall. Sound carcasses are the one condition.
The buildings themselves are mostly Victorian terrace, Victorian semi-detached villa, 1930s semi and postwar estate. A quote that ignores which one you have is guessing.
True everywhere
Worktop replacement, in short
- The units stay. Only the surface changes.
- Old tops come out in the morning, new stone is down and sealed the same day.
- A plumber disconnects the tap and waste before we arrive and reconnects at the end of the day.
- The carcasses have to be sound: stone is far heavier than laminate.
Covered on our south east London run. Fitted 3–7 working days from template.
Victorian and Edwardian terraces
What gets asked for here
In a converted house the flat entrance and the internal doorway are usually tighter than the communal stairs, and that is easy to overlook. Old tops out in the morning, new stone down and sealed the same afternoon. A day, not a project.
The research on this patch puts this at the top of the list, above worktop templating and worktop installation.
Victorian and Edwardian terraces
The building, and what it does to the job
Flat conversions above the shops are the awkward ones, a narrow stair straight off the street and no rear access at all.
Floors and walls that have settled towards the back addition, so the existing run is out of level and the stone will show it the moment it is set and levelled properly.
Victorian and Edwardian terraces
True everywhere, stated once
Replacement is the most-searched worktop job in the UK and the one most shaped by the building it happens in. What the old top is hiding, and how the new stone gets through the door, is different in every kind of house.

Getting stone into a Sydenham kitchen
The main road is busy with buses and loading restrictions, the residential streets climb steeply toward Sydenham Hill, and almost none of the terraces have off-street parking.
Tell us what the approach looks like when you book the template and it gets built into the day rather than discovered on it. Where the route is genuinely tight, it changes how the pieces are cut, which is a fabrication decision rather than a delivery one.

Questions
Worktop replacement in Sydenham
If yours is not here, ring and ask. You get a straight answer rather than a call-back from a salesperson.
Do you cover Sydenham?
Yes. Sydenham is on the patch, and the postcodes we work here are SE26. It is worked on our south east London run, along with the rest of Lewisham. Bay bookings are usually an hour or two, which is fine for unloading and no use at all as a place to leave the van for a day. Waste is the part people forget: the old laminate or tired granite has to be walked back to the van and it does not get lighter. Old tops out and new stone in, both through the same gap. We template in your kitchen and fit in your kitchen, so there is nothing to visit and nothing to collect.
Does the housing in Sydenham change how worktop replacement works?
Flat conversions above the shops are the awkward ones, a narrow stair straight off the street and no rear access at all.
How does the stone actually reach a kitchen in Sydenham?
The main road is busy with buses and loading restrictions, the residential streets climb steeply toward Sydenham Hill, and almost none of the terraces have off-street parking. Communal stairs get boarded and the handrail padded, and we walk the route with a tape before the first piece leaves the van. Worth remembering that the old tops have to come out the way the new ones come in, and a laminate run is easier to remove in one length than to carry in one. The strip-out is planned around it.
Is Sydenham mostly worktop replacement work for you?
Yes. On the research for this patch it is the first of the three jobs listed, ahead of worktop templating and worktop installation. Party-wall and lease conditions in a converted building set when noisy work can happen, which shapes the fitting day more than the kitchen does. The units stay and only the surface changes, so the whole job is one day rather than a kitchen refit. A day, not a project. A kitchen carved out of a larger room sits under whatever the original plan left behind, so the run frequently ends at a blocked doorway or a boxed-in service. The carcasses have to be sound, because stone is several times the weight of what is coming off. A day, not a project.
Why do two Sydenham kitchens the same size price differently?
A peninsula is an island with one end tied to a run, which means the join between them has to be planned rather than allowed to happen. Old laminate has often been holding a run square for years, and taking it off shows what the units were really doing. Height change is checked before we cut. Material is £110-£550 per square metre supply only, and templating, fabrication and fitting are quoted on their own lines.
What has to be finished before you can template?
Where a corner is a couple of degrees off, a mitre cut to a theoretical ninety degrees opens on the wall side and there is no closing it afterwards. We would rather find it at template than on the morning, which is why the templater looks behind the units. Found at template, not on fit day. Have a plumber booked to disconnect the sink, tap and waste first thing and reconnect after we have gone, and clear the hallway and stairs completely so we can carry slabs through the house. Where ownership is split across a building, the common parts belong to someone else and the carry route is negotiated rather than assumed. A replacement keeps the units and changes the surface, which is the least disruptive way to do this in an occupied property. Units kept, surface changed.
