Quartz is the sensible default in a rental: nothing to seal, nothing to maintain, and nothing an incoming tenant needs briefing on. Who is paying decides the material here more than anywhere else, because a vanity is small enough that an expensive stone stops being an expensive decision. A vanity is small enough to be the one indulgence in a bathroom.

Stone does not flex, so a run that rocks on its carcasses rocks just as badly once it is stone. Variation past what packing can take up has to be corrected in the carcasses before we cut, because the template records the units as they stand. An island is where this usually shows, standing free with no wall to level against. An external stair, a side return or a rear garden counts as carry and is measured the same way. Where there is a lift, whether it can be booked out and padded matters as much as its size. Hoisting through a window is occasionally the answer, and it is a decision made at the template, not improvised on the fitting day. Blankets on the walls and a board on the floor go in before the first piece, because a scratched car becomes a bill from the managing agent long after the kitchen is finished. What the route really decides for a bathroom is the shelving and the window board, since long thin pieces are the ones that break when they are twisted round a turn. A splash return travels with the top it belongs to.

Granite is porous to varying degrees, so it is sealed when we fit it and topped up over the life of the worktop. Quartz and sintered stone never need sealing: quartz is non-porous and sintered stone has effectively zero porosity. Bleach and limescale remover harm a polished finish rather than clean it, whichever material is on the units. Original shutter boxes survive in the reveals of the front rooms and stand proud of the plaster, and that is the line a run under the window has to be scribed to. Where a bedroom has been divided to make a bathroom the window sits off centre to the new room and the vanity ends up under it, which puts the window board in the order rather than outside it. High ceilings do nothing for a vanity, but the reveals do.

A join is glued and clamped flush on the day, so it is fixed rather than something to be undone. A join cannot cross a cut-out, so a sink mid-run takes away the position you would have used. A mitred join at a corner is a different job from a butt join along a run, and they are not priced the same. Handles on opposing runs meet in the middle of the aisle, so a deep edge profile specified on both sides takes width out of the standing space twice over. A bathroom ordered with the kitchen is taken from the same slab run, so the two rooms match rather than nearly match. The bathroom order is cheapest while the kitchen is still open.
