The buildings and streets around Beam Park

You can plan reception counter work in Beam Park from a floor plan, but the plan and the room have a habit of disagreeing once the tape comes out. New development on former Ford-related land straddling the Havering boundary, so kitchens are almost all developer-fitted open-plan runs in apartments and townhouses, one wall, 2.4-3.2m, integrated appliances, no island except in the wider houses. Upgrades to stone happen early here, often within a couple of years of moving in, with the units left completely untouched. It is not your job to know which one it is. Ask for the survey and the measurements will tell us both.

The lift car, the loading bay and the building manager decide the piece sizes here, not the slab. A reception counter answers to the building it stands in more than to the drawing, because it is fabricated to a carcass somebody else has already built and fixed. The height that matters most is the low one.

An infill house is built to modern standards on an old plot, so the room is square even though the site around it is not. A marketing suite in a block still selling is a temporary reception built to a permanent standard, and the counter is often moved once before it settles. A parade unit is entered up a step nobody thought to measure.

What we are usually templating in is 2010s-2020s apartment block, new-build townhouse and adjacent post-war housing. They were built to different tolerances, and the stone has to absorb that.

True everywhere

Reception counters and desks, in short

  • A counter on a joiner's carcass is templated after the carcass is in, not from the drawing.
  • The lower transaction shelf needs clear knee space beneath it, which decides where a leg or a gable can go.
  • Long runs are joined over a support, and the join is placed where the eye does not follow the counter.
  • Cable and card-reader apertures are cut in the workshop, not on site.

The place

Why Beam Park is its own job

Working in Beam Park regularly means we plan for what catches people out here rather than finding it on the day. Newly built streets with allocated parking, shared surfaces, controlled block entrances and lifts, plus ongoing construction traffic that can close a route without warning. Live construction next door means the agreed access route can change week to week, so we re-confirm the route the day before rather than at template. Both are settled at the template visit and written into the quote, so nothing about the day is discovered on your doorstep.

The work

What reception counters involves

What this is not is joinery. We do not build the carcass, and it has to be finished, fixed and level before there is anything for a templater to measure. Piece sizes are set from the way into the building before the slab is nested, so a join added for access still lands over a support instead of in open span. You end up with the building open the next morning, because the work was sequenced around the hours it was allowed rather than around a normal working day.

A reception counter has a public face and a staff face, and the two are detailed differently because they are used differently. Fitting is done to a lobby that has to open the next morning, so protection, sequence and clean-down are planned as part of the work. A clinic fit-out in a ground-floor shell puts a card reader and a screen at the transaction shelf, and both apertures are machined before delivery. Dry-assembled on the bench before the van is loaded.

The money

What it costs in Beam Park

The fitting line answers to the lobby and to the hours we are allowed in it, which is why a counter fitted at night costs more than the same counter fitted in the day. In a galley the runs are short and the cut-outs are close together, so the fixed operations carry more of the total than the stone does. The rate is £110 to £550 per square metre supply only, though what you buy is slabs rather than square metres, which is why the material line follows the yield and not the tape. The knee recess costs support, and the support is shown.

new-build flats and apartments

The shape of the run

A galley puts the sink on one side and the hob on the other, which spreads the cut-outs across two pieces instead of weakening one. Where the front is curved the top is cut on a waterjet, and the carcass has to be built to the same radius rather than close to it. Every change of plane is a join waiting to be placed well.

new-build flats and apartments

The carry, and what it rules out

An event-day suspension can override a bay that is perfectly usable the rest of the week, so a booked space gets checked again nearer the time. Where the van cannot wait, the counter, the shelf and the return all come off together and the packaging goes back out afterwards. An early slot buys an empty street and an empty lobby at once.

What Beam Park asks for

The building stock on this patch tells us nothing useful about this service, because this service is not driven by it. It is driven by worktop replacement, worktop splashbacks & upstands and worktop installation on the domestic side. The method does not change.

Access

Getting stone into a Beam Park kitchen

Newly built streets with allocated parking, shared surfaces, controlled block entrances and lifts, plus ongoing construction traffic that can close a route without warning.

Tell us what the approach looks like when you book the template and it gets built into the day rather than discovered on it. Where the route is genuinely tight, it changes how the pieces are cut, which is a fabrication decision rather than a delivery one.

Questions

Questions we get asked in Beam Park

If yours is not here, ring and ask. You get a straight answer rather than a call-back from a salesperson.

Which postcodes do you cover around Beam Park?

Yes. Beam Park is on the patch, and the postcodes we work here are RM13, RM9. It is worked on our east London run, along with the rest of Barking and Dagenham. Where a road is shut for filming or for works the diversion adds distance to the carry even when parking itself was never the problem. A commercial frontage rarely has anywhere to stop, so the unload is timed rather than assumed and the counter pieces come off first. Waiting time on a counter job is the most expensive hour of it. The template happens in your kitchen and so does the fit, so there is nothing to visit and nothing to collect.

What is different about reception counters in Beam Park?

Access is a question about the plot rather than the house: a narrow frontage between older buildings with nowhere obvious to stand a van. The commercial work in a neighbourhood of new blocks is concierge desks and ground-floor fit-outs: a managed lobby needing a counter that works as a post point and a security position at once, or a shell unit turned into a dental practice or a clinic. Where the hall is tall, the light finds every seam in the counter. An unsupported overhang off a stud wall wants noggins fixed between the studs before the boarding goes on, and once it is boarded and skimmed that option has gone. A counter is worse off than a kitchen here, because it usually stands clear of the wall and has nothing behind it to hide a gap. Twist in a carcass shows first at the transaction shelf.

Is access a problem in Beam Park?

Piece length is set by the internal diagonal of the lift car, not by the length of the slab. A counter top is one long piece with no run of cabinets to break it, so the route decides the join count before the sightlines get a vote. Two heights means two carries, and the low one is not the difficult one. Streets near a ground or a venue have restrictions that come and go with the fixture list rather than with the time of day. Loading bays belonging to the building are booked by whoever holds the lease, and that is seldom whoever ordered the counter. The counter comes off the van first and goes in last.

Do you get much reception counters work in Beam Park?

Not really, and claiming otherwise would cost nothing and mean nothing. What the research on this patch actually lists is worktop replacement, worktop splashbacks & upstands and worktop installation. It reflects the local housing rather than any difference in the work. It is quoted, cut and fitted here the same way it is anywhere else on the patch. New-build kitchens are usually smaller than the plan suggests once the appliances are in, so the usable run is shorter than the drawn run. Counters are nearly always one-offs, so the saving that comes from repeating a specification is not usually on the table here. Two desks on one site still take two templates. Buyers upgrading before handover work to a choices deadline set by the sales office rather than by the build programme. A fit-out programme puts the counter last, behind the joiner and the electrician, which is exactly when the least time is left to template it. Matching across sites means matching blocks, not matching names.

What makes one Beam Park kitchen dearer than the next?

The catch with a galley is that both runs are seen end-on from the doorway, so any difference in overhang between the two reads immediately. A counter has the same argument in miniature: a straight run nests kindly on a slab, and every return costs yield. Shelf depth is set by the knee space underneath it. Material alone is £110 to £550 per square metre, and templating, fabrication and fitting are never folded into that figure.

What holds a template up more often than anything else?

Stud centres are almost never where the brackets would like to be, so fixing positions get set from the framing and the stone is designed to suit. A lobby wall that leans shows itself along the back return, so that edge is cut to the line the wall actually takes. A long counter magnifies every millimetre the carcass is out. Send the lift car internal dimensions and the loading bay rules with the carcass dimensions, and have the operator mark where the payment terminal and cable grommets really go. Some doors in a building need a consent letter and some need nothing at all, so the first question is which arrangement applies here rather than which one is usual. The same split runs through commercial property: a landlord fitting out a shell and a tenant fitting out their own reception want different things from one counter. Somebody has to book the lift, and it is rarely the receptionist.

What happens when the route into a Beam Park kitchen is tighter than the worktop?

Doorways, the newel post and the handrail usually take the room away, rather than the stairs themselves. A piece travels on edge, never flat, because on edge is how stone of that length carries its own weight. Where there is a lift, whether it can be booked out and padded matters as much as its size. A car that takes 2.4m on the diagonal will not take a three-metre worktop however it is stood, and there is no trimming it on the landing. A lobby is one of the few places a piece can be staged, so the counter comes in early and stands on trestles until the carcass is ready for it. Protection stays down until the last piece is bedded.

Do you cut drainer grooves on Beam Park kitchens?

They are cut with a fall towards the bowl, which is why they cannot be added on site later. The alternative stands on the surface, so the choice is losing worktop permanently or only while you are draining. A groove set needs a clear stretch of worktop beside the bowl, so it competes with the run for length instead of being free surface. Developer carcasses are thin cam-lock chipboard, which is entirely adequate under laminate and wants bracing before stone. Two working surfaces at two heights, a return between them and clear knee space under the lower one: that is the shape almost every counter ends up being, whatever the front elevation promised. The counter is drawn to the carcass, and the carcass is measured first.

How many joins will a Beam Park kitchen need?

A join cannot cross a cut-out, so a sink mid-run takes away the position you would have used. Join count and position are settled from the template drawing rather than improvised on the fitting day. A join is glued and clamped flush on the day, so it is fixed rather than something to be undone. Galley runs are usually short enough to come out of a single slab, so the material band you choose does more to the total than the room shape does. The return between the high counter and the low shelf never nests neatly, and it is what decides how much slab the desk swallows. The longest piece is decided before the shape is finalised.

What if I have already sourced the slab?

The workmanship guarantee is the same either way. It does not extend to a material we did not supply. Sinks, taps and hobs are yours to buy in any case, and they only have to be in the room for the template. Stone cut to somebody else’s drawing cannot usefully be re-cut to yours. Developer-fitted kitchens come with thin cam-lock carcasses, which are fine under laminate and want bracing before stone goes on them. The apertures for cable and card readers are what changes between one desk and the next, and every change is a fresh drawing rather than a variation. The counter is quoted with the programme written beside it.

I used Karem’s services 5 years ago for purchasing and fitting the quartz worktop in my then brand new kitchen. The price was reasonable and the service reliable and spot on, no delays in fitting, misunderstanding or excuses. I recommended him to a friend, who also used his services and they were happy too! If I need to order new kitchen work top again, I would definitely use him again. Thanks Karem!
