Bathroom worktops and vanity tops in Becontree Heath

A drive behind an electric gate depends on somebody being in to open it and on the gate staying open while the load comes off. That says something about the housing round here, not about the work. Quote, cut and fit are the same here as on any other part of the patch. Where a family has been living around a building site for months, the finish date carries more weight than any other part of the specification. Work of that kind brings en-suites with it, and an en-suite vanity is a smaller piece again carrying exactly the same four operations. A second bathroom is worth ordering with the first. An open-plan extension puts the worktop in the middle of the living space, so it is looked at from the sofa as well as worked on. Where several bathrooms are done in one building the tops come off one slab run, because two greys from two batches sit badly on adjoining floors. Small tops are where a slab finally gets fully used.

If the island is a few hundred millimetres longer than the usable length of a slab, a second slab gets bought to gain that overhang, and the whole slab is paid for rather than the part used. That shape decides what is left on the slab when the kitchen has been cut, and what is left on the slab is where most vanity tops come from. The bathroom order is cheapest while the kitchen is still open. Expect £110 to £550 per square metre for material supply only, with templating, fabrication and fitting on their own lines.

A run can measure dead right at both ends and still belly out in the middle, which only appears once the template plots the intermediate points. The boxed soil stack in the corner is the usual version of it upstairs, and a top that notches round one loses depth exactly where the basin wanted it. The scribe on a vanity is measured in depth it cannot spare. Have the boxing in its final finished form before the template, along with the fixed unit, the basin and the tap. Where a landlord or housing provider is involved there is a specification to meet and a process to follow, and both are settled before a date is offered. Who is paying decides the material here more than anywhere else, because a vanity is small enough that an expensive stone stops being an expensive decision. A bathroom done once is worth the conversation about finish.

The check comes before the measuring rather than after, because the whole drawing is set out from that plane. Stone does not flex, so a run that rocks on its carcasses rocks just as badly once it is stone. Packing takes up small variation. It is not there to hide something that belongs in the units. Where a corner is a couple of degrees off, a mitre cut to a theoretical ninety degrees opens on the wall side and there is no closing it afterwards. What that does to a vanity is push the whole job into a narrow depth, because a bathroom takes the same stone as a kitchen in about two thirds of the width. Tiling and stone can meet, but where they meet is decided before the template rather than after. An upstand covers the gap where the worktop meets a wall that is not flat, which is its real job. Upstand or splashback, the stone is cut from the same slab run as the worktop, at the same time, so the batch actually matches. Ceilings sit at about two point three metres and the head of the window is close under them, so a unit over the window has very little wall to hold onto. The complication is the service riser boxed into a corner: the top is notched round it with a radiused internal corner, never a square one, and the notch is machined at the works from a measurement taken at the finished face. A pod bathroom inside a shell has walls built last week.

A Belfast or butler sink has to be installed and at its final height before the template, because the stone is cut to sit on it. A sit-on sink and an undermounted one are different cut-outs, so which it is gets settled before the template. Two bowls means two cut-outs and a bridge of stone between them, which decides where the sink can go. On a heavily veined stone the island and the run behind it are nested off the same area of slab so the movement relates across the room. Where the kitchen swallows the whole slab there is no offcut worth having, and the vanity then has to be priced against material bought for itself. A cloakroom top is the easiest piece on any nesting plan.
