Cheam kitchens

The buildings and streets around Cheam

1930s mock-Tudor detachedEdwardian houseconservation-area cottagelarge post-war detached

Two kitchens a street apart in Cheam can turn reception counter work into two quite different pieces of work, which is why nothing is priced from the doorstep. The most substantial family housing in the borough. Large 1930s detached houses with rear extensions producing kitchen-diners of 6m or more, islands over 2.5m with a breakfast overhang, separate utilities and often a second sink and a boiling tap. Ask for the design and quotation visit. It is free, it carries no obligation, and it settles all of this properly.

Gas, waste and later wiring were boxed in against the wall long after the house was built, and that boxing is what the run has to clear. Two working surfaces at two heights, a return between them and clear knee space under the lower one: that is the shape almost every counter ends up being, whatever the front elevation promised. The drawing follows the carcass; the carcass does not follow the drawing.

The party wall is the straightest surface in the house and everything else has moved away from it over a century. Original plans in this stock have no lobby worth the name, so the desk is the first thing inside the door and the carry ends the moment you are through it. Protected finishes decide the fixings before the drawing is finished.

Most of what we quote on here is 1930s mock-Tudor detached, Edwardian house, conservation-area cottage and large post-war detached. The age of the shell tells us more than the age of the kitchen does.

True everywhere

Reception counters and desks, in short

  • A counter on a joiner's carcass is templated after the carcass is in, not from the drawing.
  • The lower transaction shelf needs clear knee space beneath it, which decides where a leg or a gable can go.
  • Long runs are joined over a support, and the join is placed where the eye does not follow the counter.
  • Cable and card-reader apertures are cut in the workshop, not on site.

The place

Why Cheam is its own job

A worktop that fits in Cheam is the result of what was noticed at the survey, not of what was hoped for afterwards. Wide roads with generous in-and-out drives and space to unload off the highway, though the village conservation area itself is tight with loading restrictions near the parade. This is where the big single-piece islands go, so slab selection and vein matching across the island and the tall-unit return is discussed with the client before anything is cut. Every run, cut-out, edge and join goes on its own line of the quote, so you can see exactly what you are paying for.

The work

What reception counters involves

The order includes the machining nobody sees: apertures for cable, for a card reader and for a screen stem, each with a radiused internal corner and each cut at the works. Fitting is booked around the building rather than around our diary, which on a working reception usually means an evening or a weekend. You end up with every visible edge finished alike, front, back and both returns, because a counter is seen from all sides in a way a worktop never is.

The apertures, for cable, for a card reader, for a screen stem, are machined at the works and cannot be added afterwards. Where a run is longer than one piece can be, the join is placed over a support and away from the line the eye travels along. A narrow deep unit puts the counter along one side, and the knee recess has to leave a clear route past it for everybody else. The lobby opens as normal the following morning.

The money

What it costs in Cheam

What the joiner builds moves the figure as much as what we cut, because a carcass arriving square and level takes hours off the fitting day. The island is normally the largest single piece in the kitchen, which makes it the piece that sets the carry and sometimes the price. The rate is £110 to £550 per square metre supply only, though what you buy is slabs rather than square metres, which is why the material line follows the yield and not the tape. Yield on a counter is worked out before the price leaves us.

Cheam in the housing figures

In the streets around Cheam, renting is the minority arrangement. Corners tend to come in close to square. Permission to work late and a booked goods lift sit with the building rather than with the person behind the desk. The desk is measured after the joiner has gone.

period detached houses and villas

The carry, and what it rules out

Drives with a dropped kerb and a tight turn-in take a long van at an angle, and that angle decides which side the tail lift can work from. The upper counter is the longest piece on the van, so the tail lift needs the full swing radius clear on the pavement. The longest counter piece decides the swing radius outside.

What Cheam asks for

Nothing about the houses on this patch predicts how much of this we do, because it is not housing work. What the houses ask for is worktop design & quotation, worktop fabrication and worktop installation. The stone, the machining and the crew are the same.

Access

Getting stone into a Cheam kitchen

Wide roads with generous in-and-out drives and space to unload off the highway, though the village conservation area itself is tight with loading restrictions near the parade.

Tell us what the approach looks like when you book the template and it gets built into the day rather than discovered on it. Where the route is genuinely tight, it changes how the pieces are cut, which is a fabrication decision rather than a delivery one.

Questions

Questions we get asked in Cheam

If yours is not here, ring and ask. You get a straight answer rather than a call-back from a salesperson.

Do you cover Cheam?

Yes. Cheam is on the patch, and the postcodes we work here are SM2, SM3. It is worked on our south London run, along with the rest of Sutton. Where the drive is too short for the van the back end overhangs the footway, and a footway is a route people are using rather than spare space. A commercial frontage rarely has anywhere to stop, so the unload is timed rather than assumed and the counter pieces come off first. Packaging leaves with us rather than filling the lobby. The measuring and the fitting are both done at the property, so there is nothing to visit or collect.

Why would reception counters in Cheam be any different from anywhere else?

These were built with a scullery that has since been swallowed by an extension, leaving a change of floor level roughly where the run crosses. The commercial work around housing of this age is shopfront: a narrow unit off a high-street parade, entered up a step, with the reception running back from the door into the depth of the plan. A desk seen from a whole floor is finished on every edge. Where a corner is a couple of degrees off, a mitre cut to a theoretical ninety degrees opens on the wall side and there is no closing it afterwards. A counter is worse off than a kitchen here, because it usually stands clear of the wall and has nothing behind it to hide a gap. Twist in a carcass shows first at the transaction shelf.

What is the carry like in Cheam?

The van gets close to the door and the stone comes off the tail lift onto a trolley, which is about the shortest carry we ever get. A counter top is one long piece with no run of cabinets to break it, so the route decides the join count before the sightlines get a vote. Two heights means two carries, and the low one is not the difficult one. Having the van on the drive means the load can be staged, so the heavy pieces come off last and go straight in instead of standing outside. Loading bays belonging to the building are booked by whoever holds the lease, and that is seldom whoever ordered the counter. A bay suspension is a line on the quote, not a surprise.

Is reception counters what Cheam is known for?

Not especially, and pretending otherwise would be simple enough. What the research on this patch actually lists is worktop design & quotation, worktop fabrication and worktop installation. It is a fact about the local housing rather than about the work. The job is quoted, cut and fitted the same way wherever on the patch it lands. An annexe kitchen is often built to keep a parent independent, so worktop height and reach matter as much as the material does. Counters are nearly always one-offs, so the saving that comes from repeating a specification is not usually on the table here. Card reader positions come from the operator, not the architect. A family adding a self-contained unit is paying for the whole conversion, and the worktop is one line in a much longer job. Where an operator is fitting out several receptions, the counters come off one slab run so the desks read as a set rather than as neighbours. Two desks on one site still take two templates.

Where does the money go on a Cheam worktop?

An island is a single visible piece with four finished edges and no wall to hide against, so it is the piece the whole kitchen is judged on. A counter has the same argument in miniature: a straight run nests kindly on a slab, and every return costs yield. The counter shape follows the queue first and the slab second. Material alone is £110 to £550 per square metre, and templating, fabrication and fitting are never folded into that figure.

What needs to be ready before you come to Cheam?

The stone carries the scribe because the wall cannot be persuaded, so back edges are cut oversize and eased in rather than dropped straight down. What a counter is scribed to is the joiner's carcass rather than the plaster, which is why it is templated after the carcass is fixed and never before. A long counter magnifies every millimetre the carcass is out. Send photographs taken walking from the pavement through the door to where the counter will stand, along with the carcass dimensions once the joiner has fixed it. An owner paying for this directly tends to want the reasoning as much as the number, so a quote that explains why a join sits where it does is worth more than a cheaper one that does not. The same split runs through commercial property: a landlord fitting out a shell and a tenant fitting out their own reception want different things from one counter. Sign-off happens before nesting, never after it.

Is a drainer groove worth it in a small Cheam kitchen?

Grooves are machined in the workshop at the same time as the bowl cut-out, because they cannot be done well in a kitchen. On a porous stone the grooved area is sealed with the rest, and it gets wet more than anything else. Where there is no room for a separate drainer, grooves are usually what gets specified instead. Original quarry tile is often still down under two or three later floor coverings, which is why the finished floor height is rarely what anyone expects. A reception counter answers to the building it stands in more than to the drawing, because it is fabricated to a carcass somebody else has already built and fixed. A reception is in use the morning after, and that sets the sequence.

How many joins will a Cheam kitchen need?

Dark and heavily veined stone shows a join more than a pale even one, which is worth knowing before the slab is picked. Slabs come in finite sizes, so a long run needs a join whatever the room looks like. An island often runs in one piece where a wall run cannot. If the island is a few hundred millimetres longer than the usable length of a slab, a second slab gets bought to gain that overhang, and the whole slab is paid for rather than the part used. The return between the high counter and the low shelf never nests neatly, and it is what decides how much slab the desk swallows. A back-of-counter return is a separate piece with its own edges.

What is the order of events on a Cheam kitchen?

The template produces a drawing, and the workshop cuts to that drawing once you agree it. The fitting itself is one visit: a plain run is a morning, an island with splashbacks takes most of the day. A template on a normal kitchen takes two to three hours in the room. Ground floors fall away towards the garden across the whole footprint, so the units are packed up long before anything is measured for stone. What decides the piece sizes is the lobby and the way into it, since a counter top runs longer than a kitchen worktop and has no cabinet run to break it up. Where the join lands is a sightline question before it is a slab question.

Is the quote a fixed price or an estimate?

Taking the old tops away is a line rather than an assumption, so it comes off if you do not want it. What is quoted is what the drawing says, and the figure does not move unless the drawing does. Two kitchens the same length can be far apart, because material, edge and cut-outs move independently of size. A room can be out of square in both directions at once, so the wall that leans is also the wall that runs downhill, and one scribe cannot answer both. A lobby wall that leans shows itself along the back return, so that edge is cut to the line the wall actually takes. The scribe is cut in the shop, eased on site, and no further.
