Clapham kitchens

The buildings and streets around Clapham

Victorian terraceEdwardian terraceMansion flatFlat conversion

We turn down very few reception counters in Clapham, but we do insist on seeing the kitchen first, and the reason for that is in the rooms themselves. Whole houses in the Abbeville streets follow the rear-extension pattern with a long run and an island of about 2.2m, but a very large share of the stock is two-flat conversions where the upper flat kitchen is a knocked-through reception with a peninsula. Split-level conversions with the kitchen half a flight down are common. Two kitchens on the same street can need different answers. That is why the price follows the template rather than the postcode.

An under-stairs cupboard eats one end of most of these kitchens, and the run stops at a door that has to keep opening. A reception counter answers to the building it stands in more than to the drawing, because it is fabricated to a carcass somebody else has already built and fixed. The drawing follows the carcass; the carcass does not follow the drawing.

Where a side return has been infilled, the join between old brick and new blockwork lands mid-run and the two faces are never in one plane. These parades have a step up off the pavement and a door that was never sized for a counter top, so the shopfront caps the piece length. A desk seen from a whole floor is finished on every edge.

Most of what we quote on here is Victorian terrace, Edwardian terrace, Mansion flat and Flat conversion. The age of the shell tells us more than the age of the kitchen does.

True everywhere

Reception counters and desks, in short

  • A counter on a joiner's carcass is templated after the carcass is in, not from the drawing.
  • The lower transaction shelf needs clear knee space beneath it, which decides where a leg or a gable can go.
  • Long runs are joined over a support, and the join is placed where the eye does not follow the counter.
  • Cable and card-reader apertures are cut in the workshop, not on site.

The place

Why Clapham is its own job

If a firm has never fitted in Clapham, the things that decide the day will only turn up once the van is parked. Permit parking is enforced across the whole area with real pressure near the Common and the High Street. Conversion flats are entered through a shared hallway with a stair that turns twice, and the fire doors on each landing narrow the effective width to well under 800mm. Take the fire doors off before you carry anything up in a converted house here, that 750mm leaf is what stops most jobs, not the stairs. The visit that sorts all this out is free, and there is nothing to pay until we template.

The work

What reception counters involves

The lower serving surface is part of the same order rather than an extra, because a desk without one cannot serve a visitor who is seated. The templater attends once the carcass is in and fixed, and records what the joiner actually built rather than what the elevation showed. You end up with a lower surface a seated visitor can genuinely use, at the height the accessibility standard sets rather than the height that suited the elevation.

Counter work starts where the joinery finishes: a carcass built by another trade, and a stone top made to what that carcass actually turned out to be. A curved front is cut on a waterjet from the same drawing the joiner built the carcass to, so the two radii agree. A narrow deep unit puts the counter along one side, and the knee recess has to leave a clear route past it for everybody else. The lobby opens as normal the following morning.

The money

What it costs in Clapham

A counter is priced by its pieces rather than by its frontage, because the two heights, the return and the knee recess are separate operations before they are one desk. Two facing runs mean two sets of edges and two scribes in a small span, which is why a compact galley rarely prices as cheaply as its area suggests. The supply rate of £110 to £550 per square metre reads the same for a small kitchen and a large one. Everything that makes them different jobs appears further down the quote. Priced by the pieces, the apertures and the hours in the lobby.

Victorian and Edwardian terraces

The carry, and what it rules out

A shared-use bay allows a paid stay up to a set maximum, and that maximum is routinely shorter than the working day the job needs. A reception fit is often booked outside opening hours precisely because that is when the kerb in front of the building is free. A bay suspension is a line on the quote, not a surprise.

Victorian and Edwardian terraces

The building, and what it does to the job

Floors settle, and once base units are packed and levelled properly the stone sits true while everything else in the room admits it is not. What a counter is scribed to is the joiner's carcass rather than the plaster, which is why it is templated after the carcass is fixed and never before. Where the plaster bows, the counter is drawn away from it.

What Clapham asks for

Nothing about the houses on this patch predicts how much of this we do, because it is not housing work. What the houses ask for is worktop replacement, worktop installation and worktop templating. The stone, the machining and the crew are the same.

Access

Getting stone into a Clapham kitchen

Permit parking is enforced across the whole area with real pressure near the Common and the High Street. Conversion flats are entered through a shared hallway with a stair that turns twice, and the fire doors on each landing narrow the effective width to well under 800mm.

Tell us what the approach looks like when you book the template and it gets built into the day rather than discovered on it. Where the route is genuinely tight, it changes how the pieces are cut, which is a fabrication decision rather than a delivery one.

Questions

Questions we get asked in Clapham

If yours is not here, ring and ask. You get a straight answer rather than a call-back from a salesperson.

Is Clapham far enough out to be a problem for you?

Yes. Clapham is on the patch, and the postcodes we work here are SW4. It is worked on our south London run, along with the rest of Lambeth. Camera enforcement gives nobody the chance to explain, where an officer on foot at least sees a tail lift down and stone coming off it. A commercial frontage rarely has anywhere to stop, so the unload is timed rather than assumed and the counter pieces come off first. Two heights, one unload, one trip across the pavement. The template happens in your kitchen and so does the fit, so there is nothing to visit and nothing to collect.

Is there anything about Clapham buildings that catches reception counters out?

A semi has a side passage, and whether it is wide enough to carry a piece flat and turn it in at the back door is the first thing worth measuring. The commercial work around housing of this age is shopfront: a narrow unit off a high-street parade, entered up a step, with the reception running back from the door into the depth of the plan. Clinic counters carry a card reader and a screen at the low level. A junction between an original floor and a later extension slab is almost never at the same level, so units carrying a run across it need packing first. A counter is worse off than a kitchen here, because it usually stands clear of the wall and has nothing behind it to hide a gap. A shadow gap solves what a scribe cannot.

What do you check about the route into a Clapham property?

Pendant fittings over the stairwell and anything hung on the half-landing come down first, because a piece on edge sweeps a wider arc than the people carrying it. The lower transaction shelf is short and easily handled; it is the upper counter that has to be walked in on edge and turned at every corner. The counter is sized to the way in before it is sized to the slab. Where a loading concession applies at all, it holds only while something is being carried, which makes it a way to unload rather than a way to park. Loading bays belonging to the building are booked by whoever holds the lease, and that is seldom whoever ordered the counter. The van stays put while the carcass is being scribed to.

Does Clapham actually ask for reception counters?

Not especially, and pretending otherwise would be simple enough. What the research on this patch actually lists is worktop replacement, worktop installation and worktop templating. It is a fact about the local housing rather than about the work. The job is quoted, cut and fitted the same way wherever on the patch it lands. Party-wall and lease conditions in a converted building set when noisy work can happen, which shapes the fitting day more than the kitchen does. Counters are nearly always one-offs, so the saving that comes from repeating a specification is not usually on the table here. The counter is quoted with the programme written beside it. Several units in one building are fitted out to the same drawing, so an error on that drawing is an error repeated in every flat. Where an operator is fitting out several receptions, the counters come off one slab run so the desks read as a set rather than as neighbours. Where the lobby stays open, the work runs outside opening hours.

Why do two Clapham kitchens the same size price differently?

Where the sink and the hob face each other across the aisle, everything carried between them crosses the walkway, and that is the one movement the shape cannot design out. A counter has the same argument in miniature: a straight run nests kindly on a slab, and every return costs yield. The return between the two levels is drawn first and cut first. Supply only, material is £110 to £550 per square metre, with templating, fabrication and fitting quoted on their own lines.

What has to be finished before you can template?

Legs bottoming out on hard concrete or an uneven screed mean the tops of the carcasses are not one plane, and that is picked up at template rather than on fitting day. A lobby wall that leans shows itself along the back return, so that edge is cut to the line the wall actually takes. The knee recess is checked for square before the shelf is cut. Send photographs taken walking from the pavement through the door to where the counter will stand, along with the carcass dimensions once the joiner has fixed it. Mixed ownership means the decision-maker is not always the person who lets us in, so it is worth being clear early about who signs the quote off. The same split runs through commercial property: a landlord fitting out a shell and a tenant fitting out their own reception want different things from one counter. Where the freeholder keeps the lobby, the finishes are protected first.

What is the order of events on a Clapham kitchen?

A template on a normal kitchen takes two to three hours in the room. On the fitting day floors and door frames are protected, joins clamped flush, sink and hob sealed. Nothing is measured until the sink, the tap and the hob are in the room to measure against. Nothing in a house of this age is square, and the kitchen is usually the part that has been altered most often. Two working surfaces at two heights, a return between them and clear knee space under the lower one: that is the shape almost every counter ends up being, whatever the front elevation promised. A reception is in use the morning after, and that sets the sequence.

Do you take the old worktop away?

What comes out goes by the same route the new stone comes in by, which is why that route is walked before anything is lifted. The tap and waste have to be disconnected by a plumber before we start and reconnected once the stone is in. The template can be taken with the old top still down, which is why one visit covers both. Loading concessions differ from one zone to the next rather than following a single national rule, so what applied on the last job proves nothing about this one. The upper counter is the longest piece on the van, so the tail lift needs the full swing radius clear on the pavement. A red route puts a clock on a counter that will not be rushed.

How many joins will a Clapham kitchen need?

Slabs come in finite sizes, so a long run needs a join whatever the room looks like. A join sits over a cabinet gable. It never spans a gap and never runs through a cut-out. Dark and heavily veined stone shows a join more than a pale even one, which is worth knowing before the slab is picked. A run that stops in mid-air at the open end needs a finished end rather than a cut one, and that end takes the same edge work as the whole front. The return between the high counter and the low shelf never nests neatly, and it is what decides how much slab the desk swallows. A counter join lines up with the plane above it or it gets moved.

What is the difference between an upstand and a splashback?

Stone up a wall is heavier than tile and bonded rather than hung, so the wall has to be sound. A full-height piece behind the hob has to allow for the extractor, so that gets settled first. It is quoted by area like the worktop, so a long run is a material line rather than a trim. The rear room is generous with a chimney breast in one corner, so the run gains a return and two scribed ends whatever the plan drew. That entrance is what caps the counter, because a shopfront door and the step in front of it will take far less than a full-length top, so the run is broken over a support in the carcass rather than gambled on. The lobby was finished by somebody else, and the counter joins it.

I used Karem’s services 5 years ago for purchasing and fitting the quartz worktop in my then brand new kitchen. The price was reasonable and the service reliable and spot on, no delays in fitting, misunderstanding or excuses. I recommended him to a friend, who also used his services and they were happy too! If I need to order new kitchen work top again, I would definitely use him again. Thanks Karem!
