East Village kitchens

The buildings and streets around East Village

2012 athletes' village apartmentpost-2015 infill apartment block

A good quote for reception counter work in East Village reads like a description of your kitchen rather than a price list, and that is deliberate. Every flat came with the same developer kitchen: a single-wall run of roughly 2.7m to 3.2m in an open living space, wall units to one side and a tall appliance stack, with no island. Almost all work here is replacing the original top like for like in a fully fitted kitchen, so cabinets stay and the stone has to match the existing sink and hob positions. A worktop that fits is a worktop that was measured. The description is background, the template is the actual instruction.

Everything arrives through one controlled entrance with a booking sheet, and a delivery that misses its slot waits. The lower transaction shelf sits at the height a person in a wheelchair can be served at, and that height is fixed on the drawing before anything else about the desk is. A lobby gets templated the way a kitchen never is.

Boxed soil stacks and ventilation ducts run behind the units, and the boxing depth changes between floor level and worktop height. Ground-floor units in these developments arrive as shells and get fitted out as clinics and surgeries, where the transaction shelf carries a card reader and a screen. The lobby was finished by somebody else, and the counter joins it.

Locally the mix runs to 2012 athletes' village apartment and post-2015 infill apartment block. What the units are screwed to varies between them, and that decides the fixings.

True everywhere

Reception counters and desks, in short

  • A counter on a joiner's carcass is templated after the carcass is in, not from the drawing.
  • The lower transaction shelf needs clear knee space beneath it, which decides where a leg or a gable can go.
  • Long runs are joined over a support, and the join is placed where the eye does not follow the counter.
  • Cable and card-reader apertures are cut in the workshop, not on site.

The place

Why East Village is its own job

We treat a kitchen in East Village as its own job, because that is what the survey keeps showing us it is. The estate is car-free in the residential courtyards with a private management company controlling access, so vehicles use designated service bays and the last stretch is a trolley run across podium paving. Deliveries and lift use must be booked with the estate management team, usually with a fixed window and a lift protection requirement. Because the kitchens are identical across blocks, the layouts repeat, but the estate access rules mean the booking has to be made before the template is even scheduled. We template East Village kitchens after the units are in and levelled, which is the only point at which the real measurements exist.

The work

What reception counters involves

Reception counter work covers the stone only: the upper counter, the transaction shelf, the return between them and any upstand behind, all made to a carcass a joiner has already built and fixed. Fitting is booked around the building rather than around our diary, which on a working reception usually means an evening or a weekend. You are left with a desk whose join sits over a support and out of the line people look along, instead of landing wherever the slab happened to run out.

This is commercial fit-out work cut on the same saw as a kitchen, with an entirely different set of questions attached to it. Cable apertures are machined with a radiused internal corner, because a square internal corner in a counter top is where a crack begins. A concierge desk in a managed block works as a post point and a security position at once, and the low shelf carries both. Templated to the carcass, not to the elevation.

The money

What it costs in East Village

The fitting line answers to the lobby and to the hours we are allowed in it, which is why a counter fitted at night costs more than the same counter fitted in the day. Two facing runs mean two sets of edges and two scribes in a small span, which is why a compact galley rarely prices as cheaply as its area suggests. If you are holding two quotes, the £110 to £550 supply rate is the part they will agree on. Compare the join count, the edge profile and what the fitting line covers. The transaction shelf is its own line, because it is its own piece.

East Village in the housing figures

Across East Village, the stock is unusually new for London. Void periods set the date more often than taste does. Several desks across one estate come off a single slab run, or they will never read as a set. Serving height comes off the accessibility standard every time.

What East Village asks for

Nothing about the houses on this patch predicts how much of this we do, because it is not housing work. What the houses ask for is worktop replacement, worktop templating and worktop splashbacks & upstands. The stone, the machining and the crew are the same.

period detached houses and villas

The shape of the run

The catch with a galley is that both runs are seen end-on from the doorway, so any difference in overhang between the two reads immediately. Where the front is curved the top is cut on a waterjet, and the carcass has to be built to the same radius rather than close to it. A counter join lines up with the plane above it or it gets moved.

Access

Getting stone into an East Village kitchen

The estate is car-free in the residential courtyards with a private management company controlling access, so vehicles use designated service bays and the last stretch is a trolley run across podium paving. Deliveries and lift use must be booked with the estate management team, usually with a fixed window and a lift protection requirement.

Tell us what the approach looks like when you book the template and it gets built into the day rather than discovered on it. Where the route is genuinely tight, it changes how the pieces are cut, which is a fabrication decision rather than a delivery one.

Questions

Questions we get asked in East Village

If yours is not here, ring and ask. You get a straight answer rather than a call-back from a salesperson.

Is East Village on your patch?

Yes. East Village is on the patch, and the postcodes we work here are E20. It is worked on our east London run, along with the rest of Newham. Building management is often the real gate rather than the bay itself, since the barrier, the shutter and the lift each need someone with a fob. A commercial frontage rarely has anywhere to stop, so the unload is timed rather than assumed and the counter pieces come off first. Where the goods entrance is round the back, the carry is priced from there. You never have to visit anything or collect anything: we template in your kitchen and fit in your kitchen.

Why would reception counters in East Village be any different from anywhere else?

Handover kitchens are fitted with the cheapest carcass the specification allowed, and cam-lock chipboard boxes are what a stone top has to sit on. The commercial work in a neighbourhood of new blocks is concierge desks and ground-floor fit-outs: a managed lobby needing a counter that works as a post point and a security position at once, or a shell unit turned into a dental practice or a clinic. A parade unit is entered up a step nobody thought to measure. A boxed soil stack or service riser in the corner of a run eats into the worktop depth and has to be scribed around rather than cut square. What a counter is scribed to is the joiner's carcass rather than the plaster, which is why it is templated after the carcass is fixed and never before. Nothing on a counter is corrected with sealant.

What is the carry like in East Village?

A rated load sounds ample until three lengths of granite and two fitters are standing on it, so the stone goes up one piece at a time. A counter top is one long piece with no run of cabinets to break it, so the route decides the join count before the sightlines get a vote. A join forced by a doorway still lands over a carcass support. Time-limited bays are camera-enforced across a lot of managed estates, so the unload runs to the clock and the van moves off afterwards. Loading bays belonging to the building are booked by whoever holds the lease, and that is seldom whoever ordered the counter. An early slot buys an empty street and an empty lobby at once.

Would you call East Village a reception counters area?

Not especially, and pretending otherwise would be simple enough. What the research on this patch actually lists is worktop replacement, worktop templating and worktop splashbacks & upstands. It is a fact about the local housing rather than about the work. The job is quoted, cut and fitted the same way wherever on the patch it lands. Developer-fitted kitchens come with thin cam-lock carcasses, which are fine under laminate and want bracing before stone goes on them. Where an operator is fitting out several receptions, the counters come off one slab run so the desks read as a set rather than as neighbours. A spare offcut kept back can save a whole counter later. Housings and integrated appliances are set out for a 38mm laminate top, so dropping to 20mm or 30mm stone changes the clearances and needs checking before anything is cut. A fit-out programme puts the counter last, behind the joiner and the electrician, which is exactly when the least time is left to template it. Repeat receptions are worth settling once and then leaving alone.

Where does the money go on an East Village worktop?

Galley runs are usually short enough to come out of a single slab, so the material band you choose does more to the total than the room shape does. A counter has the same argument in miniature: a straight run nests kindly on a slab, and every return costs yield. Yield on a counter is lost in the returns, not in the length. Material alone is £110 to £550 per square metre, and templating, fabrication and fitting are never folded into that figure.

What needs to be ready before you come to East Village?

Boxing is rarely the same depth at worktop height as it is at floor level, so measuring it low down is the usual reason a top will not sit back. A lobby wall that leans shows itself along the back return, so that edge is cut to the line the wall actually takes. The template is taken to the carcass as built. Send the lift car internal dimensions and the loading bay rules with the carcass dimensions, and have the operator mark where the payment terminal and cable grommets really go. Some doors in a building need a consent letter and some need nothing at all, so the first question is which arrangement applies here rather than which one is usual. The same split runs through commercial property: a landlord fitting out a shell and a tenant fitting out their own reception want different things from one counter. Whoever signs it inherits the join positions with it.

What happens to the worktop that comes off?

On a replacement the old top comes off in the morning and the new stone is down and sealed the same day. The sink and hob are lifted out with the old top and kept aside if you are reusing them. If you want the old top kept for a garage or a utility, say so and it stays on site. A dedicated loading bay or service yard is the easiest arrangement in a managed building, provided the slot is booked and someone has the key to the shutter. The upper counter is the longest piece on the van, so the tail lift needs the full swing radius clear on the pavement. Waiting time on a counter job is the most expensive hour of it.

What happens if a piece will not go up the stairs?

The alternative to a join is a shorter run, which is usually the wrong thing to trade away. Doorways, the newel post and the handrail usually take the room away, rather than the stairs themselves. Splitting a run costs a join, and that is the price of getting stone into the room at all. Blankets on the walls and a board on the floor go in before the first piece, because a scratched car becomes a bill from the managing agent long after the kitchen is finished. The lower transaction shelf is short and easily handled; it is the upper counter that has to be walked in on edge and turned at every corner. Lobby floors are boarded before the first piece comes off the trolley.

How many joins will an East Village kitchen need?

A join cannot cross a cut-out, so a sink mid-run takes away the position you would have used. A join sits over a cabinet gable. It never spans a gap and never runs through a cut-out. Join count and position are settled from the template drawing rather than improvised on the fitting day. The walkway between the two runs is fixed by the units either side, so any overhang added to one worktop comes straight off the space somebody has to stand in. The return between the high counter and the low shelf never nests neatly, and it is what decides how much slab the desk swallows. A curved front is a waterjet job and a carcass problem both.

What if a piece cracks while it is being carried in?

A remake goes back through the same cutting and polishing, so it is a return visit rather than a patch. Floors and units are protected before anything comes through the door. Stone cannot be filled and made good the way laminate can, so a damaged piece is remade rather than patched. Lift doors close on a timer that takes no account of somebody holding a worktop, so a pair of hands stays on the buttons at each end. A lobby is one of the few places a piece can be staged, so the counter comes in early and stands on trestles until the carcass is ready for it. The upper counter is the piece that has to make the turn.
