Forest Hill kitchens

What the kitchens here are actually like

large Victorian villaVictorian terrace1930s semi1960s flats

Walls that are old, thick and rarely straight make dry-laying and scribing the bulk of the day. The fitting day is planned backwards from all of it, before the first piece comes off the van. One visit, our own installers.

The gradient is the constraint, check the van can hold the hill outside the house before planning the offload. Big hillside villas divided into flats sit alongside intact family terraces. Whole houses often have a lower-ground or rear-extension kitchen with an island, while the flats have kitchens carved out of large rooms where high ceilings, deep skirtings and bay windows eat the usable run. Very steep roads on both sides of the valley, tight bends and limited parking near the station; a lot of houses sit above the road behind long flights of steps with the garden well below.

These kitchens are big rooms with long perimeter runs and an island, so level has to hold across the whole floor rather than along one wall. Access through the property is usually the simplest of any archetype, with wide doors and generous rooms, so we can often carry a full-length piece straight in without a planned join. That is the shape of the day.

What turns up on the job sheets is large Victorian villa, Victorian terrace, 1930s semi and 1960s flats. Each of those behaves differently once the old top comes off.

True everywhere

Worktop installation, in short

  • One visit. A straightforward run is a morning; an island and splashbacks take most of the day.
  • Every piece is carried in by hand, and stone does not bend.
  • We seat and seal the sink and hob. We do not connect water, waste, gas or electrics.
  • Floors and units are protected before anything comes through the door.

Covered on our south east London run. Fitted 3–7 working days from template.

What gets asked for here

This is one of the three jobs that come up most here, behind worktop templating. It is the same template visit, the same workshop and the same installers either way.

period detached houses and villas

The building, and what it does to the job

The carry distance from the van to the door, which is often long enough that the piece has to be rested and re-gripped part way.

The shape of the run

If the island is a few hundred millimetres longer than the usable length of a slab, a second slab gets bought to gain that overhang, and the whole slab is paid for rather than the part used. On the day that means dry-laying the whole layout first and only then pulling and bonding the joins. The join is the last thing finished.

Getting stone into a Forest Hill kitchen

Very steep roads on both sides of the valley, tight bends and limited parking near the station; a lot of houses sit above the road behind long flights of steps with the garden well below.

Tell us what the approach looks like when you book the template and it gets built into the day rather than discovered on it. Where the route is genuinely tight, it changes how the pieces are cut, which is a fabrication decision rather than a delivery one.

Questions

Worktop installation in Forest Hill

If yours is not here, ring and ask. You get a straight answer rather than a call-back from a salesperson.

Do you actually work in Forest Hill, or just list it?

Yes. Forest Hill is on the patch, and the postcodes we work here are SE23. It is worked on our south east London run, along with the rest of Lewisham. A free-parking street with cars both sides can still leave the van forty metres away, and that distance is carry, not driving. The fitting slot is set around it, which is why we ask about it when the date is booked and not before we leave the yard. The day is built around that window. We template in your kitchen and fit in your kitchen, so there is nothing to visit and nothing to collect.

What is different about worktop installation in Forest Hill?

Original walls are thick, lime-plastered and rarely straight, which makes dry-laying and scribing the bulk of the fitting day. What costs time is the distance from where the van can park to the door, often down a long drive or across gravel, so we plan the carry with enough hands and board the route where it crosses gravel or lawn. That is the shape of the day. The gradient is the constraint, check the van can hold the hill outside the house before planning the offload.

Is access a problem in Forest Hill?

Very steep roads on both sides of the valley, tight bends and limited parking near the station; a lot of houses sit above the road behind long flights of steps with the garden well below. Door width, hall width and the diagonal at the turn are three separate measurements, and it is the diagonal that catches people out. We walk the route with a tape and protect it end to end before the first piece is lifted. That is what the morning is planned around.

Is worktop installation common in Forest Hill?

It is one of the three we do most here, behind worktop templating. Same template visit, same workshop, same installers either way. Party-wall and lease conditions in a converted building set when noisy work can happen, which shapes the fitting day more than the kitchen does. One visit, with the sink and hob seated and sealed before we leave. The prep list is not optional. A kitchen carved out of a larger room sits under whatever the original plan left behind, so the run frequently ends at a blocked doorway or a boxed-in service. Where the window is fixed there is no second day to fall back on, so the prep list matters more than usual. Sealed before we leave.

What decides the price of a worktop in Forest Hill?

If the island is a few hundred millimetres longer than the usable length of a slab, a second slab gets bought to gain that overhang, and the whole slab is paid for rather than the part used. A layout that has been packed and levelled run by run instead of to one datum shows as a step where two pieces meet. Dry-lay first, always. Material is £110-£550 per square metre supply only, and templating, fabrication and fitting are quoted on their own lines.

What do I need to sort out first?

The returns into a breast recess are the tightest scribes in the room, and they are eased in rather than forced. On the day it means dry-laying, marking, and cutting the scribe on site before anything is bonded. Eased in, never forced. Give us the hardest, shortest approach to the door you can, clear of parked cars, and warn us of any soft ground, steps or gravel on the route. An owner living in the house makes the decisions and lives with them, so the specification tends to go towards the material rather than towards the lowest total. Floors and units are protected before anything comes through the door, communal or otherwise. Protection goes down first.
