That is the local housing talking rather than anything about the job. It is priced, cut and fitted no differently here than anywhere else we cover. Agents book this work at short notice, because the void only becomes a real date once the outgoing tenant confirms they are going. Work of that kind brings en-suites with it, and an en-suite vanity is a smaller piece again carrying exactly the same four operations. A converted house needs a vanity on every floor. A managed portfolio tends to repeat one specification across every flat, which keeps later repairs and replacements simple to order. Whoever signs it off is whoever chooses the basin.
Are drainer grooves cut on site or in the workshop?
Where there is no room for a separate drainer, grooves are usually what gets specified instead. Grooves and an undermounted bowl are usually specified together, since the grooves are run to the bowl edge. The bowl position has to be settled before templating, since the grooves are set out from it. Textured ceiling coatings and old floor tiles in this stock predate 2000, so nothing is scraped, sanded or lifted before anyone knows what it is. What that does to a vanity is push the whole job into a narrow depth, because a bathroom takes the same stone as a kitchen in about two thirds of the width. A vanity is priced as its own piece, not as a length of worktop.
Can the sink be undermounted rather than sat on top?
If the sink or hob changes after the template, the drawing changes first and nothing is cut meanwhile. A tap under a window board still needs room for its handle to lift, which is checked at the template. Where the hob lands is set out against the units and the wall behind, not off the kitchen plan. The two runs are rarely the same length, and the shorter one often carries the sink, which puts the cut-outs in the piece with the least material to spare. A bathroom ordered with the kitchen is taken from the same slab run, so the two rooms match rather than nearly match. One slab run, so the bathroom matches the kitchen.
I have a slab already. Can you template and fit it in Honor Oak?
Sinks, taps and hobs are yours to buy in any case, and they only have to be in the room for the template. The quote is itemised, so a job where you already hold the slab is the same job with the material line taken off it. Stone cut to somebody else’s drawing cannot usefully be re-cut to yours. Damage in a let flat is settled as a deposit deduction, so a surface that can be repaired in place is worth more than one that has to be replaced whole. It usually means the bathroom is decided late, after the kitchen, and by then the offcut that would have suited it has gone. Batched vanity tops are templated in one visit.
Can you get a full-length top into an upstairs kitchen in Honor Oak?
A piece travels on edge, never flat, because on edge is how stone of that length carries its own weight. A join added to get stone into the room is a different thing from a join added because the slab ran out, and the quote says which is which. Sintered stone at 12mm changes what a staircase can take, because the same run arrives at roughly half the weight of the granite equivalent. The exception is a double vanity, which is a kitchen length in bathroom width and behaves like a worktop from the tail lift onwards. The piece is carried by its long edges, never by the aperture.
