Hyde Park Estate kitchens

The buildings and streets around Hyde Park Estate

stucco terrace1960s estate blockmews house

Nearly all the reception counters we quote in Hyde Park Estate start with the same conversation about what is already in the kitchen and what is staying. The Tyburnia stucco houses have basement or lower-ground kitchens, while the post-war blocks on the estate have generously sized but plain kitchens with a straight 3m run and a separate utility cupboard. Mews houses squeeze a galley into the old carriage floor with a 2.2m run and a fold-out table. The point of the visit is that you stop guessing and get a number you can hold us to.

Chimney breasts are often taken out at ground level and left standing above, so the middle of the run is newer wall than the two ends of it. Two working surfaces at two heights, a return between them and clear knee space under the lower one: that is the shape almost every counter ends up being, whatever the front elevation promised. A counter is measured in the lobby it will stand in.

Walls are thick, lime-plastered and built in a soft brick, so they take a scribe well and take a fixing badly. That entrance is what caps the counter, because a shopfront door and the step in front of it will take far less than a full-length top, so the run is broken over a support in the carcass rather than gambled on. Old shopfronts were never sized for a three-metre top.

What turns up on the job sheets is stucco terrace, 1960s estate block and mews house. What the units are screwed to varies between them, and that decides the fixings.

True everywhere

Reception counters and desks, in short

  • A counter on a joiner's carcass is templated after the carcass is in, not from the drawing.
  • The lower transaction shelf needs clear knee space beneath it, which decides where a leg or a gable can go.
  • Long runs are joined over a support, and the join is placed where the eye does not follow the counter.
  • Cable and card-reader apertures are cut in the workshop, not on site.

The place

Why Hyde Park Estate is its own job

People who have already had stone fitted in Hyde Park Estate will know most of what follows, and will know why we ask. Blocks have underground parking with a 2m height barrier and a residents' lift, so the slab either comes down the ramp on a low-loader or gets walked from the street. Mews are cobbled and narrow with residents parked nose-in and no turning space. Cobbled mews destroy trolley wheels and shake a slab - carry across the cobbles by hand rather than wheeling it, every time. The workshop cuts to the template, not to the kitchen designer's drawing, because only one of those was taken in the room.

The work

What reception counters involves

It is quoted the way a kitchen is, with the material supply-only and templating, fabrication and fitting each written on their own line rather than bundled into a rate for the frontage. Piece sizes are set from the way into the building before the slab is nested, so a join added for access still lands over a support instead of in open span. You end up with every visible edge finished alike, front, back and both returns, because a counter is seen from all sides in a way a worktop never is.

This is commercial fit-out work cut on the same saw as a kitchen, with an entirely different set of questions attached to it. A curved front is cut on a waterjet from the same drawing the joiner built the carcass to, so the two radii agree. These conversions rarely have a square wall at the back of the lobby, so the return is scribed and the front edge is set out straight regardless. Templated to the carcass, not to the elevation.

The money

What it costs in Hyde Park Estate

The lower transaction shelf is the line people do not expect, since it carries its own top, its own finished edges and its own support, and its height comes from an accessibility standard rather than from choice. Short lengths nest well and waste little, so the material line is usually the kindest part of a galley quote. Supply-only material is £110 to £550 per square metre. The more useful question is not which end of that you are at, but how many operations the cut list carries. Working at night is quoted as working at night, or not at all.

Victorian and Edwardian terraces

The carry, and what it rules out

Where the parking court sits behind the block the carry crosses open ground and gets boarded, because loaded trolleys and block paving do not agree. The lower transaction shelf is short and easily handled; it is the upper counter that has to be walked in on edge and turned at every corner. Pieces come in the order the carcass will accept them.

Victorian and Edwardian terraces

The shape of the run

Two parallel runs with a walkway between them is the most efficient shape there is on a slab, because both pieces nest as straight lengths with almost no waste. A counter has the same argument in miniature: a straight run nests kindly on a slab, and every return costs yield. The knee recess removes the leg the span was relying on.

What Hyde Park Estate asks for

Nothing about the houses on this patch predicts how much of this we do, because it is not housing work. What the houses ask for is worktop replacement, worktop templating and worktop installation. The stone, the machining and the crew are the same.

Access

Getting stone into a Hyde Park Estate kitchen

Blocks have underground parking with a 2m height barrier and a residents' lift, so the slab either comes down the ramp on a low-loader or gets walked from the street. Mews are cobbled and narrow with residents parked nose-in and no turning space.

Tell us what the approach looks like when you book the template and it gets built into the day rather than discovered on it. Where the route is genuinely tight, it changes how the pieces are cut, which is a fabrication decision rather than a delivery one.

Questions

Questions we get asked in Hyde Park Estate

If yours is not here, ring and ask. You get a straight answer rather than a call-back from a salesperson.

Is Hyde Park Estate far enough out to be a problem for you?

Yes. Hyde Park Estate is on the patch, and the postcodes we work here are W2. It is worked on our central London run, along with the rest of Westminster. A free-parking street with cars both sides can still leave the van forty metres away, and that distance is carry, not driving. A commercial frontage rarely has anywhere to stop, so the unload is timed rather than assumed and the counter pieces come off first. The van stays put while the carcass is being scribed to. The measuring and the fitting are both done at the property, so there is nothing to visit or collect.

Why would reception counters in Hyde Park Estate be any different from anywhere else?

Rooms are tall with deep window reveals, and a run finishing into a reveal is templated to it rather than assumed square. The commercial work around housing of this age is shopfront: a narrow deep unit off a parade, with the reception running back from the door into the depth of the plan. The service road at the back is often the real way in. Two walls each a degree out give an internal corner two degrees out, and the whole of that error lands in the mitre. A counter is worse off than a kitchen here, because it usually stands clear of the wall and has nothing behind it to hide a gap. The knee recess is checked for square before the shelf is cut.

What is the carry like in Hyde Park Estate?

Booked delivery windows on a managed estate run to an hour, and a worktop install does not happen inside an hour. A counter top is one long piece with no run of cabinets to break it, so the route decides the join count before the sightlines get a vote. A polished front edge travels facing inward, always. Where the van can pull up level with the gate the pieces are handled the fewest times, which is what actually protects them. Loading bays belonging to the building are booked by whoever holds the lease, and that is seldom whoever ordered the counter. A red route puts a clock on a counter that will not be rushed.

Would you call Hyde Park Estate a reception counters area?

Not especially, and pretending otherwise would be simple enough. What the research on this patch actually lists is worktop replacement, worktop templating and worktop installation. It is a fact about the local housing rather than about the work. The job is quoted, cut and fitted the same way wherever on the patch it lands. The junction between the original room and the extension is the point to watch, because the two floors rarely sit at the same height. Where an operator is fitting out several receptions, the counters come off one slab run so the desks read as a set rather than as neighbours. A weekend fit is planned as a weekend fit from the outset. Extension kitchens are usually specified long before they are buildable, so the run lengths on the drawing and the run lengths in the room are different numbers. A fit-out programme puts the counter last, behind the joiner and the electrician, which is exactly when the least time is left to template it. A repeatable counter needs a repeatable material.

Where does the money go on a Hyde Park Estate worktop?

A galley puts the sink on one side and the hob on the other, which spreads the cut-outs across two pieces instead of weakening one. The return between the high counter and the low shelf never nests neatly, and it is what decides how much slab the desk swallows. Two planes, one drawing, one setting-out point. Material alone is £110 to £550 per square metre, and templating, fabrication and fitting are never folded into that figure.

What needs to be ready before you come to Hyde Park Estate?

A scribe has a working limit, and past twenty millimetres or so the back edge starts eating depth the run cannot spare. What a counter is scribed to is the joiner's carcass rather than the plaster, which is why it is templated after the carcass is fixed and never before. Two levels means two datums, and they are reconciled on paper. Send photographs taken walking from the pavement through the door to where the counter will stand, along with the carcass dimensions once the joiner has fixed it. A street with houses in single occupation next to the same houses cut into flats produces two completely different jobs from the same elevation. The same split runs through commercial property: a landlord fitting out a shell and a tenant fitting out their own reception want different things from one counter. The agent approves the drawing without leaving the office.

What happens to the worktop that comes off?

Old tops are screwed or glued from underneath, so the drawer boxes come out before the worktop does. An old stone top is heavier coming out than the new one is going in, and leaves in sections. Take the old tops off yourself if you would rather, and the quote simply carries one line fewer. Unrestricted does not mean empty, and a street that is clear at seven is usually full by nine. The upper counter is the longest piece on the van, so the tail lift needs the full swing radius clear on the pavement. Where the bay is booked by the hour, pieces come off in fitting order.

What if the units in a Hyde Park Estate kitchen have moved since they went in?

Levelling belongs in the carcasses, on their own legs and packers. Where a run meets an appliance, level decides whether that appliance door still clears the stone above it. Small variation is taken up by packing under the top on the fitting day. Walls that bow along their length are the normal condition rather than the exception, and a straight-cut back edge will show a shadow gap at one end and touch at the other. Where the floor falls away across a lobby the carcass is packed level first, because the top cannot correct anything sitting under it. The public face is the face that has to be right.

What happens if a piece will not go up the stairs?

Doorways, the newel post and the handrail usually take the room away, rather than the stairs themselves. The lift, if there is one, is measured on the diagonal, because that is the dimension a long piece actually uses. Splitting a run costs a join, and that is the price of getting stone into the room at all. A height barrier on the car park entrance rules out a tail-lift van outright, and the stone then transfers to a trolley at the barrier itself. A lobby is one of the few places a piece can be staged, so the counter comes in early and stands on trestles until the carcass is ready for it. The counter is the last thing in and the first thing looked at.

Are hob and sink cut-outs priced separately on a Hyde Park Estate quote?

Where the hob lands is set out against the units and the wall behind, not off the kitchen plan. A tap under a window board still needs room for its handle to lift, which is checked at the template. The sink, tap and hob have to be physically in the room at the template, not merely ordered, because the cut-out is machined to the item itself. The catch with a galley is that both runs are seen end-on from the doorway, so any difference in overhang between the two reads immediately. An external corner on a counter is seen from both sides at once, so it is mitred rather than butted and the pattern is carried round it. The low shelf is drawn to the counter above it, not to the wall.
