Mayfair kitchens
The buildings and streets around Mayfair
Where the reception counters in Mayfair get complicated is rarely the stone itself, and much more often the room the stone has to go into. Two distinct jobs - grand flats where the kitchen is a small back-of-house room the owners never intended to be seen, and lateral conversions where two flats have been knocked together and the kitchen becomes a designed room with book-matched marble, a 3m island and a hidden prep pantry behind it. Specs come from an interior designer with a drawing, not from the client. You will get a firm figure for your Mayfair kitchen once it has been templated, and that figure does not move afterwards.
Wide doors, generous rooms and somewhere to park mean the joins that go in are the ones we choose, not the ones the building forces. The joinery goes in first and the stone is templated to it, so the programme runs the opposite way round from the way a kitchen does. The height that matters most is the low one.
Original joinery is deep and stands proud of the plaster, so the run is plotted to the units rather than to the wall behind them. Large houses in these streets get converted into clinics, nurseries, small offices and members' rooms, and the reception ends up in a hall that was never meant to hold a desk. A pharmacy counter is two heights before anybody draws it.
The stock we template in here is Georgian townhouse, listed mansion flat, lateral apartment conversion and mews house. Which of those you have decides most of what follows.
True everywhere
Reception counters and desks, in short
- A counter on a joiner's carcass is templated after the carcass is in, not from the drawing.
- The lower transaction shelf needs clear knee space beneath it, which decides where a leg or a gable can go.
- Long runs are joined over a support, and the join is placed where the eye does not follow the counter.
- Cable and card-reader apertures are cut in the workshop, not on site.

The place
Why Mayfair is its own job
We measure and fit in Mayfair often enough to know what to ask about before anyone agrees a date. Estate freeholders impose alteration consents and works hours, the buildings are listed so nothing gets fixed to original fabric without approval, and the lifts in period blocks are small original cars that will not take a slab. Deliveries are frequently routed through the mews at the back on a permit. Marble here is specified by the designer and it stains - get the client to sign off on sealing and expected patina before you fabricate, because the complaint always comes later. Templating in the room after the units are level takes the guesswork out of all of it.
The work
What reception counters involves
It is quoted the way a kitchen is, with the material supply-only and templating, fabrication and fitting each written on their own line rather than bundled into a rate for the frontage. Aperture positions are confirmed on site with whoever will work at the counter, since a card reader and a cable grommet both move after an architect has placed them. You are left with a desk whose join sits over a support and out of the line people look along, instead of landing wherever the slab happened to run out.
Counter work starts where the joinery finishes: a carcass built by another trade, and a stone top made to what that carcass actually turned out to be. Card reader positions are taken from the operator on site, because a payment terminal moves after an architect has drawn it. Skirting, panelling and an original floor mean the carcass stands free, and the top is drawn to clear all three rather than to sit against them. Templated to the carcass, not to the elevation.

The money
What it costs in Mayfair
Machining is where the money sits: apertures for cable and card readers, a radiused internal corner at every opening, and a mitred return between the two levels. The island is normally the largest single piece in the kitchen, which makes it the piece that sets the carry and sometimes the price. Supply is £110 to £550 per square metre, and it is the least interesting line on the quote, because the operations listed underneath it are what separate one job from another. The transaction shelf is its own line, because it is its own piece.

The shape of the run
Everything on an island is fed from underneath, extraction, a socket run, a hob and sometimes a waste, and each of them wants its hole before the top is bonded down. The return between the high counter and the low shelf never nests neatly, and it is what decides how much slab the desk swallows. External corners on a counter are mitred, never butted.

Mayfair in the housing figures
Around Mayfair, the banding is well above the London middle. The blocks set the piece sizes as much as the run does. A fit-out programme leaves the counter until last, which is when the least time remains to template it. What the public leans on is specified for being leaned on.

What Mayfair asks for
Not a domestic job, so it is not ranked against the streets around it. Those streets generate worktop design & quotation, worktop fabrication and worktop templating. Same slabs, same saw, same installers.

Getting stone into a Mayfair kitchen
Estate freeholders impose alteration consents and works hours, the buildings are listed so nothing gets fixed to original fabric without approval, and the lifts in period blocks are small original cars that will not take a slab. Deliveries are frequently routed through the mews at the back on a permit.
Tell us what the approach looks like when you book the template and it gets built into the day rather than discovered on it. Where the route is genuinely tight, it changes how the pieces are cut, which is a fabrication decision rather than a delivery one.

Questions
Questions we get asked in Mayfair
If yours is not here, ring and ask. You get a straight answer rather than a call-back from a salesperson.
Do you actually work in Mayfair, or just list it?
Yes. Mayfair is on the patch, and the postcodes we work here are W1J, W1K, W1S. It is worked on our central London run, along with the rest of Westminster. Camera enforcement gives nobody the chance to explain, where an officer on foot at least sees a tail lift down and stone coming off it. A commercial frontage rarely has anywhere to stop, so the unload is timed rather than assumed and the counter pieces come off first. The counter is unwrapped inside the building, never at the kerb. We come to the kitchen to template and again to fit, so there is nothing to visit and nothing to collect.
What should I expect from reception counters in a Mayfair kitchen?
The kitchen is a rear service room with a scullery and a larder off it, and both have usually survived as separate spaces. What is wanted there is a counter reading as furniture rather than as a shop fitting, which puts the edge profile, the returns and the finish on the back of the counter under real scrutiny. Marketing suites get a permanent counter for a temporary lobby. Where a breast interrupts a long wall the join can often go there, so it reads as a natural break rather than a line in the middle of a worktop. A counter is worse off than a kitchen here, because it usually stands clear of the wall and has nothing behind it to hide a gap. The counter is scribed to the carcass, and the carcass to the floor.
How would you get a worktop into a property in Mayfair?
A lift out of service for the day turns a straightforward install into a stair carry, so the slot gets confirmed with whoever manages the building rather than against a calendar. The lower transaction shelf is short and easily handled; it is the upper counter that has to be walked in on edge and turned at every corner. Nothing is carried through a reception still taking visitors. Where a loading concession applies at all, it holds only while something is being carried, which makes it a way to unload rather than a way to park. The upper counter is the longest piece on the van, so the tail lift needs the full swing radius clear on the pavement. A frontage with no stopping is a fitting slot, not a fitting day.
Do you get much reception counters work in Mayfair?
Not particularly, and it would be easy to pretend otherwise. What the research on this patch actually lists is worktop design & quotation, worktop fabrication and worktop templating. That is a point about the buildings round here, not about the job. The quoting, the cutting and the fitting are identical here to anywhere else we work. A converted flat is measured off the original house, so no two units in the same building have quite the same kitchen run. Counters are nearly always one-offs, so the saving that comes from repeating a specification is not usually on the table here. One counter, one drawing, and no second bite at it. Kitchens go in near the end of a conversion, behind the plastering and the flooring, by which point the programme has already absorbed whatever slipped earlier. A fit-out programme puts the counter last, behind the joiner and the electrician, which is exactly when the least time is left to template it. Several desks off one slab run, or they will not match.
What moves the number on a quote around here?
Island units are rarely fixed to anything at first fix, so they get screwed to the floor and levelled against the perimeter run before the stone is measured at all. A counter has the same argument in miniature: a straight run nests kindly on a slab, and every return costs yield. The knee recess removes the leg the span was relying on. The supply-only figure for material runs £110 to £550 per square metre, and templating, fabrication and fitting are lines of their own.
What state does a Mayfair kitchen have to be in before you template?
The returns into a breast recess are the tightest scribes in the room, and they are eased in rather than forced. What a counter is scribed to is the joiner's carcass rather than the plaster, which is why it is templated after the carcass is fixed and never before. A counter standing proud of the wall has nothing to hide behind. Confirm the edge profile and which faces receive it, and tell us whether a screen, hatch or gate forms part of the counter before the carcass is built. An owner living in the house makes the decisions and lives with them, so the specification tends to go towards the material rather than towards the lowest total. The same split runs through commercial property: a landlord fitting out a shell and a tenant fitting out their own reception want different things from one counter. The counter drawing is signed by whoever is paying for it.
Can the sink be undermounted rather than sat on top?
The tap hole is drilled in the workshop too, and its position depends on how far the tap has to swing. A Belfast or butler sink has to be installed and at its final height before the template, because the stone is cut to sit on it. A sit-on sink and an undermounted one are different cut-outs, so which it is gets settled before the template. Knee room under a breakfast bar is measured from the face of the cabinets rather than from the edge of the stone, so a deep apron quietly eats the depth somebody actually gets to sit in. An external corner on a counter is seen from both sides at once, so it is mitred rather than butted and the pattern is carried round it. Two planes, one drawing, one setting-out point.
Does a stone worktop need sealing?
Upkeep is settled when the slab is chosen, since it belongs to the material rather than the fabrication. Granite is porous to varying degrees, so it is sealed when we fit it and topped up over the life of the worktop. Topping a seal up is a wipe-on job with a cloth. Windows are low and wide with deep timber cills and leaded lights, so a run under one meets joinery rather than plaster. Large houses in these streets are converted into clinics, nurseries and small offices, and the reception ends up in a hall that was never meant to hold a desk. Concierge desks work as a post room and a security point at once.
What is actually on a Mayfair worktop quote?
Every run, cut-out, edge, join and groove set is a line, which is what makes it comparable with anyone else’s. Ask for the lines rather than the total. One number for a kitchen tells you nothing you can check. The design and quotation visit is free and carries no obligation, so a figure exists before any commitment. An alcove is commonly wider at the back than at the front, so a piece cut to the opening drops in and then stands off the rear wall. A lobby wall that leans shows itself along the back return, so that edge is cut to the line the wall actually takes. The carcass is levelled before the top is ever offered up.
Can I have stone up the wall in a Mayfair kitchen?
Socket and switch positions have to be final before templating, because the openings are machined rather than chopped out on the wall. Tiling and stone can meet, but where they meet is decided before the template rather than after. The joint between splashback and worktop is siliconed, never grouted, so it can move a little without cracking. Internal walls are lath and plaster on studs with heavy framing behind, so a fixing finds either nothing at all or something very solid. A private clinic in a converted house wants a counter reading as furniture rather than as a shop fitting, which puts the edge profile and the returns under scrutiny. A stair off the pavement caps what can be turned onto the landing.

We recently had the Arctic Starburst worktop installed by Worktop WorX and it looks amazing. The subtle sparkle really catches the light and gives the kitchen a clean, modern feel. The Arctic Starburst surface feels high quality, durable, and is easy to keep clean. The finish and installation from Worktop WorX were spot on. Really happy with the result and would definitely recommend both Arctic Starburst and Worktop WorX to anyone upgrading their kitchen.
