Bayswater kitchens

The buildings and streets around Bayswater

Victorian stucco terracemulti-flat conversionhotel conversiongarden-square mansion flat

Nothing about reception counter work in Bayswater is decided by us alone, since the units, the walls and the way you get through the door all get a say. Huge stucco houses cut into six or eight flats, so kitchens are small and often windowless - a 2.2m run with a combination microwave and no dishwasher is common in the letting stock. The better garden-square flats have proper kitchens with a 3m run and a breakfast bar. It is not your job to know which one it is. Ask for the survey and the measurements will tell us both.

There is usually a step down into the back addition, so the kitchen floor and the hall floor are not the same level and neither of them is flat. What decides the piece sizes is the lobby and the way into it, since a counter top runs longer than a kitchen worktop and has no cabinet run to break it up. Front of house is read from standing height and from seated height both.

A villa cut into flats leaves kitchens in rooms that were never kitchens, with services run to wherever they could physically be made to reach. That entrance is what caps the counter, because a shopfront door and the step in front of it will take far less than a full-length top, so the run is broken over a support in the carcass rather than gambled on. Clinic counters carry a card reader and a screen at the low level.

The kitchens we see here sit in Victorian stucco terrace, multi-flat conversion, hotel conversion and garden-square mansion flat. Each of those puts the services somewhere else, and the cut-outs follow.

True everywhere

Reception counters and desks, in short

  • A counter on a joiner's carcass is templated after the carcass is in, not from the drawing.
  • The lower transaction shelf needs clear knee space beneath it, which decides where a leg or a gable can go.
  • Long runs are joined over a support, and the join is placed where the eye does not follow the counter.
  • Cable and card-reader apertures are cut in the workshop, not on site.

The place

Why Bayswater is its own job

When we take on a kitchen in Bayswater the first thing we work out is how the stone reaches the room it is going in. Almost all flats are conversions with a shared front door, a wide but long communal stair, and no lift above the second floor. Parking is metered and permanently full, and the hotel traffic on the main roads blocks the kerb all day. High-turnover rental flats want the cheapest workable spec, so keep it to a plain square-edge quartz with a matching upstand - budget dictates the material here more than taste does. Every kitchen we template in Bayswater gets measured on its own terms, and the quote is built from those measurements.

The work

What reception counters involves

The order includes the machining nobody sees: apertures for cable, for a card reader and for a screen stem, each with a radiused internal corner and each cut at the works. Piece sizes are set from the way into the building before the slab is nested, so a join added for access still lands over a support instead of in open span. You end up with the building open the next morning, because the work was sequenced around the hours it was allowed rather than around a normal working day.

Counter work starts where the joinery finishes: a carcass built by another trade, and a stone top made to what that carcass actually turned out to be. The return between the upper counter and the lower shelf is a machined piece with two finished edges, not an offcut cut to fill a gap. A narrow deep unit puts the counter along one side, and the knee recess has to leave a clear route past it for everybody else. Dry-assembled on the bench before the van is loaded.

The money

What it costs in Bayswater

Slab yield on a counter is worse than on a kitchen, because a wide top and a narrow shelf rarely nest kindly against one another. The return into the wall and the free end are two different details on one piece, and both are machined rather than cut square. If you are holding two quotes, the £110 to £550 supply rate is the part they will agree on. Compare the join count, the edge profile and what the fitting line covers. Priced by the pieces, the apertures and the hours in the lobby.

Victorian and Edwardian terraces

What Bayswater asks for

This is commercial work rather than something the housing here generates. Domestically these streets ask for worktop replacement, worktop splashbacks & upstands and worktop installation. It runs through the same template, the same bench and the same fitters.

Victorian and Edwardian terraces

The carry, and what it rules out

Counting hands matters more than counting metres on a staircase, because a piece two people lift off a van still wants three on the flight and a fourth watching the trailing corner. The counter usually stands near the entrance, which shortens the carry and lengthens the argument about working outside opening hours. The counter waits on the van until there is somewhere to stand it.

Victorian and Edwardian terraces

Bayswater in the housing figures

Across Bayswater, the housing is dominated by nineteenth-century and Edwardian building. Stair turns and landing widths decide the piece list. Whatever the carcass is out by lands at the transaction shelf, where there is no packing space underneath. Nothing about the low shelf is a preference.

Access

Getting stone into a Bayswater kitchen

Almost all flats are conversions with a shared front door, a wide but long communal stair, and no lift above the second floor. Parking is metered and permanently full, and the hotel traffic on the main roads blocks the kerb all day.

Tell us what the approach looks like when you book the template and it gets built into the day rather than discovered on it. Where the route is genuinely tight, it changes how the pieces are cut, which is a fabrication decision rather than a delivery one.

Questions

Questions we get asked in Bayswater

If yours is not here, ring and ask. You get a straight answer rather than a call-back from a salesperson.

Do your own fitters come out to Bayswater?

Yes. Bayswater is on the patch, and the postcodes we work here are W2. It is worked on our central London run, along with the rest of Westminster. With no scheme to work with there is nothing to book and nobody to ring, so the only levers left are an early arrival and a word with the neighbours. A commercial frontage rarely has anywhere to stop, so the unload is timed rather than assumed and the counter pieces come off first. Where the goods entrance is round the back, the carry is priced from there. We template in your kitchen and fit in your kitchen, so there is nothing to visit and nothing to collect.

Is there anything about Bayswater buildings that catches reception counters out?

The flat entrance door and the internal doorways are usually tighter than the communal stairs, which is the opposite of what most people assume. The commercial work around housing of this age is shopfront: a narrow unit off a high-street parade, entered up a step, with the reception running back from the door into the depth of the plan. The lobby was finished by somebody else, and the counter joins it. A room can be out of square in both directions at once, so the wall that leans is also the wall that runs downhill, and one scribe cannot answer both. A counter is worse off than a kitchen here, because it usually stands clear of the wall and has nothing behind it to hide a gap. What is out of true gets measured, not talked around.

What do you check about the route into a Bayswater property?

Suction lifters earn their keep on a straight flight and become a liability on a winder, where a handle standing out from the face is one more thing to catch on a wall. A counter top is one long piece with no run of cabinets to break it, so the route decides the join count before the sightlines get a vote. Two heights means two carries, and the low one is not the difficult one. Unrestricted kerbside is straightforward as long as the space in front of the property is actually clear when the van arrives. The upper counter is the longest piece on the van, so the tail lift needs the full swing radius clear on the pavement. An early slot buys an empty street and an empty lobby at once.

Do you get much reception counters work in Bayswater?

Not to any real extent, and it would be easy to imply it was. What the research on this patch actually lists is worktop replacement, worktop splashbacks & upstands and worktop installation. It describes the kitchens on this patch, not the work that goes into them. Same quoting, same cutting, same fitting as anywhere else on the patch. A worktop replacement between tenancies is a single-day job by design, because the flat is not earning while it is empty. Counters are nearly always one-offs, so the saving that comes from repeating a specification is not usually on the table here. A desk somebody sits at all day is specified for wear. Agents book this work at short notice, because the void only becomes a real date once the outgoing tenant confirms they are going. Where an operator is fitting out several receptions, the counters come off one slab run so the desks read as a set rather than as neighbours. Card reader positions come from the operator, not the architect.

Why do two Bayswater kitchens the same size price differently?

The free end is what needs deciding early: square edge, mitred apron down the end, or a full waterfall to the floor, and a waterfall is cut in sequence off the same part of the slab. The return between the high counter and the low shelf never nests neatly, and it is what decides how much slab the desk swallows. The public side and the staff side take different details. Material sits between £110 and £550 per square metre supply only, and templating, fabrication and fitting are quoted line by line.

What has to be finished before you can template?

Plaster thickness varies over the height of a wall, so the line at worktop height is not the line at skirting level, and the units decide which one matters. What a counter is scribed to is the joiner's carcass rather than the plaster, which is why it is templated after the carcass is fixed and never before. A lobby floor that falls is packed out under the joinery. Send photographs taken walking from the pavement through the door to where the counter will stand, along with the carcass dimensions once the joiner has fixed it. Quartz is the sensible default in a rental: nothing to seal, nothing to maintain, and nothing an incoming tenant needs briefing on. The same split runs through commercial property: a landlord fitting out a shell and a tenant fitting out their own reception want different things from one counter. The serving height comes from the standard, not from the landlord.

How many visits does a Bayswater worktop take?

On the fitting day floors and door frames are protected, joins clamped flush, sink and hob sealed. Upstands and splashbacks are templated after the worktop is down and settled, so they are a separate visit. Templating and fitting are two visits, not one, and the gap between them is when the stone is actually cut. Sash windows sit low in the rear wall, and the sill often lands below the height a worktop wants to run past. A reception counter answers to the building it stands in more than to the drawing, because it is fabricated to a carcass somebody else has already built and fixed. The desk is furniture, so all four edges get the same finish.

Will I have to look after it? What does a Bayswater worktop need?

Day to day all three want soap and water; abrasive creams and scouring pads are what dull a polished surface. Where a top takes wine, oil and lemon most days, the non-porous materials ask least of the household. A seal is not waterproofing. It only buys time to wipe a spill up. Cornice, picture rails and deep skirting survive in converted rooms, so the run stands off the wall and the back edge follows the units rather than the plaster. A front room converted into a surgery or a salon gives a small lobby and a counter that still has to leave width for people to get past it. A parade unit is entered up a step nobody thought to measure.

Can I have grooves instead of a separate drainer in Bayswater?

The bowl position has to be settled before templating, since the grooves are set out from it. A groove set needs a clear stretch of worktop beside the bowl, so it competes with the run for length instead of being free surface. Grooves are machined in the workshop at the same time as the bowl cut-out, because they cannot be done well in a kitchen. The side return was an outside toilet and a coal store before it was ever a kitchen, and the walls left over from that are half a brick thick. Two working surfaces at two heights, a return between them and clear knee space under the lower one: that is the shape almost every counter ends up being, whatever the front elevation promised. Nothing about the knee space is left for the fitters to improvise.

Is a full-height stone splashback worth doing?

The joint between splashback and worktop is siliconed, never grouted, so it can move a little without cracking. An upstand covers the gap where the worktop meets a wall that is not flat, which is its real job. Ordered later from a different batch, the match is not reliable where the two pieces meet. Lease conditions and the other flats in the building decide when noisy work can happen, so the fitting day has a start and a finish that are not ours to set. These parades have a step up off the pavement and a door that was never sized for a counter top, so the shopfront caps the piece length. Where the hall is tall, the light finds every seam in the counter.

I used Karem’s services 5 years ago for purchasing and fitting the quartz worktop in my then brand new kitchen. The price was reasonable and the service reliable and spot on, no delays in fitting, misunderstanding or excuses. I recommended him to a friend, who also used his services and they were happy too! If I need to order new kitchen work top again, I would definitely use him again. Thanks Karem!
