Lisson Grove kitchens

What the kitchens here are actually like

post-war council tower1960s slab blockVictorian terrace

There is nearly always a boxed soil stack or a service riser in a corner of the run, and it is rarely mentioned at enquiry. Socket positions, sill heights and wall flatness are the three things that settle this, and all three are properties of the building. Same slab run, same day, same batch.

High-density estate housing with standardised kitchens - a 2.4m run against a concrete wall, a return under the window, and a boxed-in service riser in one corner that cannot move. Replacement work is usually one flat at a time within an occupied block.

Concrete walls mean no chasing and no easy fixing - upstands get bonded rather than screwed, and any island needs a floor-fixed frame because you will not get a decent fixing into the wall.

Walls are dense block or in-situ concrete with a bonded plaster, so the bottom course of tiles brings plaster with it when the old top comes off. The rear kitchen wall in ex-council flats and maisonettes is commonly dense in-situ concrete or blockwork with a thin skim, which means mechanical fixings are hard work and the splashback is held on adhesive rather than screwed. Decided before fabrication starts.

The buildings themselves are mostly post-war council tower, 1960s slab block and Victorian terrace. Which of those you have decides most of what follows.

True everywhere

Splashbacks and upstands, in short

  • Cut from the same slab run as the worktop, at the same time.
  • Ordered later, from a different batch, the match is not reliable where the pieces meet.
  • Socket and switch positions must be final before templating.
  • The joint to the worktop is siliconed, never grouted.

Covered on our central London run. Fitted 3–7 working days from template.

The shape of the run

On a heavily veined stone the island and the run behind it are nested off the same area of slab so the movement relates across the room. Upstands follow the run exactly, so every internal and external corner is a separate mitred or butted piece. The joint to the worktop is siliconed, never grouted.

What gets asked for here

It is on the shortlist for this patch rather than at the top of it, because worktop replacement comes up more often. Nothing about the process differs between the two.

Tell us what the approach looks like when you book the template and it gets built into the day rather than discovered on it. Where the route is genuinely tight, it changes how the pieces are cut, which is a fabrication decision rather than a delivery one.

Questions

Worktop splashbacks & upstands in Lisson Grove

If yours is not here, ring and ask. You get a straight answer rather than a call-back from a salesperson.

Do you cover Lisson Grove?

Yes. Lisson Grove is on the patch, and the postcodes we work here are NW8, NW1. It is worked on our central London run, along with the rest of Westminster. Enforcement zones rarely accept a trade van unloading stone as an exemption, so this gets sorted before the date is confirmed rather than argued about afterwards. Upstands travel in a crate and can wait on the van, which gives some flexibility a full-height panel does not. That is why they are crated the way they are. We template in your kitchen and fit in your kitchen, so there is nothing to visit and nothing to collect.

Does the housing in Lisson Grove change how worktop splashbacks & upstands works?

Walls are dense block or in-situ concrete with a bonded plaster, so the bottom course of tiles brings plaster with it when the old top comes off. Dense concrete takes adhesive better than fixings, which actually suits a large bonded panel. The wall makes that decision, not the brochure. Concrete walls mean no chasing and no easy fixing - upstands get bonded rather than screwed, and any island needs a floor-fixed frame because you will not get a decent fixing into the wall.

How does the stone actually reach a kitchen in Lisson Grove?

Towers with a single residents' lift, controlled entry, and long internal corridors from the lift to the flat door. Estate roads have resident-only bays with active enforcement, and the Marylebone Road end has no stopping at all. Piece length is set by the internal diagonal of the lift car, not by the length of the slab. Splashback panels are lighter than a worktop and far more awkward, because a tall thin piece has to be carried on edge and cannot be tilted to clear a turn. Joint positions follow from that.

Do you do much worktop splashbacks & upstands around Lisson Grove?

It is one of the three we do most here, behind worktop replacement. Same template visit, same workshop, same installers either way. Landlord work is scheduled around void periods, so the whole thing is a fixed window and the template date matters as much as the fitting date. Socket and switch positions have to be final before templating, because a cut-out in the wrong place means a new piece. Same batch, same run, same day. Quartz suits let property well: no sealing, no annual maintenance, and nothing an incoming tenant has to be told to look after. Ordered later from a different batch, the match is not reliable exactly where the pieces meet. Siliconed to the worktop, never grouted.

Why do two Lisson Grove kitchens the same size price differently?

On a heavily veined stone the island and the run behind it are nested off the same area of slab so the movement relates across the room. Upstands follow the run exactly, so every internal and external corner is a separate mitred or butted piece. The joint to the worktop is siliconed, never grouted. Material is £110-£550 per square metre supply only, and templating, fabrication and fitting are quoted on their own lines.

What has to be finished before you can template?

A notch around a boxed stack is machined with a radius at the internal corner, because a square inside corner there is exactly where a top will crack. A tall panel that fits at the worktop will stand off the wall at the top unless the wall is dubbed out or the panel is scribed. Make the wall good first, or accept the detail. Any surface trunking or conduit has to be rerouted or accepted and boxed before templating, because the stone cannot be scribed around a live conduit on site. Managed stock usually comes with its own rules about working hours, waste, and who is allowed on site. Full-height panels need the wall made good first, which is another trade and another timescale. Same slab run as the tops.
