Lots Road kitchens

The buildings and streets around Lots Road

former power station and industrial conversionVictorian artisan cottage terraceriverside new-build apartmentwarehouse loft

You can plan reception counter work in Lots Road from a floor plan, but the plan and the room have a habit of disagreeing once the tape comes out. Converted industrial shells give open-plan kitchens with long uninterrupted island runs of 3-4m and exposed structure overhead, and the specification usually runs to thin 12-20mm porcelain on a mitred build-up so the top reads slim against the brick. The surviving cottage terraces behind are the reverse - single-storey rear kitchens at 2.4m with low ceilings and a stable door out to a yard. The drawing we work from is agreed with you first, so no one in Lots Road finds out on fitting day that something was assumed.

Ceilings are high and every surface is hard, so cutting on site carries further here than in any other kind of building. Two working surfaces at two heights, a return between them and clear knee space under the lower one: that is the shape almost every counter ends up being, whatever the front elevation promised. Where the join lands is a sightline question before it is a slab question.

Windows are large industrial openings with deep sills, and a run finishing at one meets a reveal a full brick deep. A goods lift and a wide landing let a counter go up in fewer pieces than most buildings allow, which brings the join count down. Protected finishes decide the fixings before the drawing is finished.

The housing behind these kitchens is former power station and industrial conversion, Victorian artisan cottage terrace, riverside new-build apartment and warehouse loft. What is behind the plaster is different in each, and it matters at fixing.

True everywhere

Reception counters and desks, in short

  • A counter on a joiner's carcass is templated after the carcass is in, not from the drawing.
  • The lower transaction shelf needs clear knee space beneath it, which decides where a leg or a gable can go.
  • Long runs are joined over a support, and the join is placed where the eye does not follow the counter.
  • Cable and card-reader apertures are cut in the workshop, not on site.

The place

Why Lots Road is its own job

Working in Lots Road regularly means we plan for what catches people out here rather than finding it on the day. This is a working riverside corner with the creek, boatyards and ongoing construction traffic, so road closures and contractor gate control are routine and worth checking the morning of. New riverside blocks want a booked goods lift and a delivery slot, while the loft conversions often have a wide freight lift left over from the industrial use, which is the easiest access in the whole borough when it is available. If the building kept its old goods lift, use it and stop worrying about piece size - that is rare enough in SW10 to be worth planning the job around. That is a survey question, not a fitting-day question, and we treat it as one.

The work

What reception counters involves

What this is not is joinery. We do not build the carcass, and it has to be finished, fixed and level before there is anything for a templater to measure. Fitting is booked around the building rather than around our diary, which on a working reception usually means an evening or a weekend. You end up with a lower surface a seated visitor can genuinely use, at the height the accessibility standard sets rather than the height that suited the elevation.

This is commercial fit-out work cut on the same saw as a kitchen, with an entirely different set of questions attached to it. A curved front is cut on a waterjet from the same drawing the joiner built the carcass to, so the two radii agree. Exposed brick and steel give nothing to scribe to, so the counter is set out from itself and a shadow gap does the rest. The low shelf is a requirement, not a styling choice.

The money

What it costs in Lots Road

Machining is where the money sits: apertures for cable and card readers, a radiused internal corner at every opening, and a mitred return between the two levels. Overhangs, a waterfall end and seating all add machining, and an island is where those decisions cluster. The spread from £110 to £550 per square metre is the width of the catalogue rather than vagueness about price, and where you land in it is a decision about material. The transaction shelf is its own line, because it is its own piece.

warehouse and wharf conversions

The carry, and what it rules out

A car ceiling at 2.2m sets the tallest thing that will stand in it, and the trap panel and light fitting take a slice off even that. The lower transaction shelf is short and easily handled; it is the upper counter that has to be walked in on edge and turned at every corner. Revolving doors get measured rather than assumed.

A timed school street shuts the road either side of the school day, so the van goes in between those two windows or it does not go in. Loading bays belonging to the building are booked by whoever holds the lease, and that is seldom whoever ordered the counter. A bay suspension is a line on the quote, not a surprise.

What Lots Road asks for

This one sits outside the domestic mix entirely. That mix, locally, is worktop fabrication, worktop installation and worktop templating. Commercial pieces are drawn, cut and fitted exactly as a kitchen would be.

Access

Getting stone into a Lots Road kitchen

This is a working riverside corner with the creek, boatyards and ongoing construction traffic, so road closures and contractor gate control are routine and worth checking the morning of. New riverside blocks want a booked goods lift and a delivery slot, while the loft conversions often have a wide freight lift left over from the industrial use, which is the easiest access in the whole borough when it is available.

Tell us what the approach looks like when you book the template and it gets built into the day rather than discovered on it. Where the route is genuinely tight, it changes how the pieces are cut, which is a fabrication decision rather than a delivery one.

Questions

Questions we get asked in Lots Road

If yours is not here, ring and ask. You get a straight answer rather than a call-back from a salesperson.

Which postcodes do you cover around Lots Road?

Yes. Lots Road is on the patch, and the postcodes we work here are SW10. It is worked on our west London run, along with the rest of Kensington and Chelsea. An event-day suspension can override a bay that is perfectly usable the rest of the week, so a booked space gets checked again nearer the time. A commercial frontage rarely has anywhere to stop, so the unload is timed rather than assumed and the counter pieces come off first. Two heights, one unload, one trip across the pavement. There is nothing to drive to and nothing to pick up, because both visits are to the property itself.

Does the housing in Lots Road change how reception counters works?

Services run on the surface in these buildings, so conduit and pipework cross the wall behind the units and stand proud of it. Converted warehouses hold the studio, agency and workspace receptions, and a counter in one sits in open floor with nothing behind it. A desk seen from a whole floor is finished on every edge. A cill projecting forward of the plaster line pushes the back edge out, and the units then stand off the wall by that amount for the whole length. A counter is worse off than a kitchen here, because it usually stands clear of the wall and has nothing behind it to hide a gap. A bowed lobby wall is a scribe, and a scribe takes hours.

How does the stone actually reach a kitchen in Lots Road?

A goods lift booked by the hour puts a clock on the whole delivery, so pieces go up in a planned order and nothing is handled twice. A counter top is one long piece with no run of cabinets to break it, so the route decides the join count before the sightlines get a vote. A counter piece walked in on edge needs the headroom checked too. Where a road is shut for filming or for works the diversion adds distance to the carry even when parking itself was never the problem. The upper counter is the longest piece on the van, so the tail lift needs the full swing radius clear on the pavement. The van stays put while the carcass is being scribed to.

Do you get much reception counters work in Lots Road?

Honestly, no, though it would be easy to claim otherwise. What the research on this patch actually lists is worktop fabrication, worktop installation and worktop templating. That says something about the housing round here, not about the work. Quote, cut and fit are the same here as on any other part of the patch. Extension kitchens are usually specified long before they are buildable, so the run lengths on the drawing and the run lengths in the room are different numbers. Counters are nearly always one-offs, so the saving that comes from repeating a specification is not usually on the table here. The joiner has to finish before we are able to start. Extension work runs late far more often than it runs early, and the worktop is close to the last thing in, so the date agreed at the start is rarely the date that happens. Where an operator is fitting out several receptions, the counters come off one slab run so the desks read as a set rather than as neighbours. Reception work is booked around the building staying open.

What am I actually paying for, line by line?

A hob cut-out and the floor penetration feeding it have to land over the same cabinet, and where they do not it is the stone that gets redrawn rather than the pipework. A counter has the same argument in miniature: a straight run nests kindly on a slab, and every return costs yield. External corners on a counter are mitred, never butted. Expect £110 to £550 per square metre for material supply only, with templating, fabrication and fitting on their own lines.

Is there anything I have to finish before the template in Lots Road?

Where the sill lands inside the height an upstand would occupy there is no upstand, and the stone either dies into the reveal or stops short of it. What a counter is scribed to is the joiner's carcass rather than the plaster, which is why it is templated after the carcass is fixed and never before. The counter is scribed to the carcass, and the carcass to the floor. Send the goods lift dimensions and the carry route from the loading area, and confirm whether the counter stands clear of the walls or returns into one. Nobody reseals a worktop annually in a let property, so a material that depends on being resealed is the wrong specification however well it photographs. Where a managing agent has to approve the work, the drawing goes out in a form they can sign without ever standing in the lobby. A desk approved in principle is not a desk approved to cut.

Will I be able to see the joins?

What you get is a line rather than a step, because the pieces are levelled to each other first. Dark and heavily veined stone shows a join more than a pale even one, which is worth knowing before the slab is picked. A join cannot cross a cut-out, so a sink mid-run takes away the position you would have used. Sockets set into the end panel keep the top clear, but they sit below the stone and are cut into the panel by the fitter rather than machined into the worktop. An external corner on a counter is seen from both sides at once, so it is mitred rather than butted and the pattern is carried round it. The knee recess removes the leg the span was relying on.

What happens once you have templated in Lots Road?

There is nothing to pay before the template visit. The design and quotation visit comes first. It is free and carries no obligation. The fitting itself is one visit: a plain run is a morning, an island with splashbacks takes most of the day. The original openings were sized for goods, but the residential doors dropped into them were not. A reception counter answers to the building it stands in more than to the drawing, because it is fabricated to a carcass somebody else has already built and fixed. The transaction shelf carries the detail the upper counter hides.

What if the base units are out of level?

Packing takes up small variation. It is not there to hide something that belongs in the units. If the carcasses are corrected, the template is taken again, since a drawing off units that then moved is worthless. A sloping floor is not the problem. The plane the unit tops finish in is. Casement handles and stays swing down into the space above the worktop, so the clearance that counts is the one measured with the window open. A lobby wall that leans shows itself along the back return, so that edge is cut to the line the wall actually takes. A counter standing proud of the wall has nothing to hide behind.

I have a slab already. Can you template and fit it in Lots Road?

Delivery to the workshop has to be arranged and dated, since nothing is nested until it is there. The quote is itemised, so a job where you already hold the slab is the same job with the material line taken off it. Stone cut to somebody else’s drawing cannot usefully be re-cut to yours. Where a family has been living around a building site for months, the finish date carries more weight than any other part of the specification. A fit-out programme puts the counter last, behind the joiner and the electrician, which is exactly when the least time is left to template it. A desk somebody sits at all day is specified for wear.
