Millbank kitchens

The buildings and streets around Millbank

1930s riverside mansion block1990s riverside apartmentinstitutional conversion

What makes reception counter work in Millbank worth thinking about properly is that the same worktop behaves very differently depending on what it is being fitted around. Riverside blocks with generous flats but old-fashioned kitchen rooms - typically a 3m run and a return with a serving hatch that clients want closed up. Refurbishments here are about modernising an enclosed kitchen rather than opening it into the living room, because the walls are usually structural. If you would rather someone just came and looked, that is the design and quotation visit, and it costs nothing in Millbank or anywhere else.

The lift car, the loading bay and the building manager decide the piece sizes here, not the slab. Two working surfaces at two heights, a return between them and clear knee space under the lower one: that is the shape almost every counter ends up being, whatever the front elevation promised. A counter top has no wall behind it to hide a poor edge.

Sprinkler heads and extract ducts are coordinated into the ceiling, so an extractor over an island goes where the services already allow. The commercial work in a neighbourhood of new blocks is concierge desks and ground-floor fit-outs: a managed lobby needing a counter that works as a post point and a security position at once, or a shell unit turned into a dental practice or a clinic. A pharmacy counter is two heights before anybody draws it.

What we are usually templating in is 1930s riverside mansion block, 1990s riverside apartment and institutional conversion. They fail in different places, which is why the survey looks at different things.

True everywhere

Reception counters and desks, in short

  • A counter on a joiner's carcass is templated after the carcass is in, not from the drawing.
  • The lower transaction shelf needs clear knee space beneath it, which decides where a leg or a gable can go.
  • Long runs are joined over a support, and the join is placed where the eye does not follow the counter.
  • Cable and card-reader apertures are cut in the workshop, not on site.

The place

Why Millbank is its own job

The part of a Millbank job that goes wrong is almost never the stone, it is what nobody looked at first. Purpose-built blocks with porters, a residents' lift and a separate service lift, and most managing agents restrict works to weekday daytime with no weekend noise. Millbank itself is a red route so vehicles use the block's own forecourt or a booked bay. Closing up a hatch leaves a patched wall that is never flush with the rest - template after the plastering, not before, or the upstand will not sit tight. Anything about the Millbank job that adds work is on the quote as its own line, not buried in a total.

The work

What reception counters involves

What this is not is joinery. We do not build the carcass, and it has to be finished, fixed and level before there is anything for a templater to measure. Piece sizes are set from the way into the building before the slab is nested, so a join added for access still lands over a support instead of in open span. You are left with a desk whose join sits over a support and out of the line people look along, instead of landing wherever the slab happened to run out.

A desk top is drawn from a template taken in the finished lobby, never from an architect's elevation. The public front edge is profiled and polished on the same machine as a kitchen edge, then eased by hand where hands will land on it. A clinic fit-out in a ground-floor shell puts a card reader and a screen at the transaction shelf, and both apertures are machined before delivery. The low shelf is a requirement, not a styling choice.

The money

What it costs in Millbank

What the joiner builds moves the figure as much as what we cut, because a carcass arriving square and level takes hours off the fitting day. In a galley the runs are short and the cut-outs are close together, so the fixed operations carry more of the total than the stone does. Material is £110 to £550 per square metre supply only, with the batch and the slab size sitting behind that variation, and the workshop time quoted apart from it. Every aperture is counted before a figure is given.

mansion blocks and purpose-built flats

The carry, and what it rules out

A single red line has hours and a double red line does not, and the difference decides whether an early start is a plan or a penalty. The upper counter is the longest piece on the van, so the tail lift needs the full swing radius clear on the pavement. Outside opening hours is usually when the kerb is free.

What Millbank asks for

The building stock on this patch tells us nothing useful about this service, because this service is not driven by it. It is driven by worktop replacement, worktop templating and worktop installation on the domestic side. The method does not change.

mansion blocks and purpose-built flats

Millbank in the housing figures

In this neighbourhood converted and purpose-built flats make up most of the stock. It caps the maximum piece before the slab yield is even looked at, which is the reverse of how a kitchen is planned. A counter is priced by its pieces, not by its frontage.

Access

Getting stone into a Millbank kitchen

Purpose-built blocks with porters, a residents' lift and a separate service lift, and most managing agents restrict works to weekday daytime with no weekend noise. Millbank itself is a red route so vehicles use the block's own forecourt or a booked bay.

Tell us what the approach looks like when you book the template and it gets built into the day rather than discovered on it. Where the route is genuinely tight, it changes how the pieces are cut, which is a fabrication decision rather than a delivery one.

Questions

Questions we get asked in Millbank

If yours is not here, ring and ask. You get a straight answer rather than a call-back from a salesperson.

Is Millbank far enough out to be a problem for you?

Yes. Millbank is on the patch, and the postcodes we work here are SW1P. It is worked on our central London run, along with the rest of Westminster. Where a marked loading box sits on the red route the stop is legal but timed, so the unload runs as one movement with every hand on it. A commercial frontage rarely has anywhere to stop, so the unload is timed rather than assumed and the counter pieces come off first. Whoever holds the lease usually holds the loading bay. The measuring and the fitting are both done at the property, so there is nothing to visit or collect.

Is there anything about Millbank buildings that catches reception counters out?

A riverside block is a managed building with a booked goods lift, a loading bay and a concierge, and all three have to line up on the same day. The lobby was finished by the developer, so the counter is scribed to stone, terrazzo or a boarded wall somebody else laid, and that face is measured rather than assumed square. Marketing suites get a permanent counter for a temporary lobby. A window board sitting below finished worktop height leaves two choices, drop the top under it or notch the stone around it, and both cost more than a straight run. A counter is worse off than a kitchen here, because it usually stands clear of the wall and has nothing behind it to hide a gap. The counter is scribed to the carcass, and the carcass to the floor.

What do you check about the route into a Millbank property?

A car will often hold more than its doors will admit, and it is the clear width between the door edges that a piece actually has to pass through. A counter top is one long piece with no run of cabinets to break it, so the route decides the join count before the sightlines get a vote. Nothing is carried through a reception still taking visitors. A bus lane along the frontage brings its own hours with it, and stopping in one is enforced the same way the red route is. Loading bays belonging to the building are booked by whoever holds the lease, and that is seldom whoever ordered the counter. The longest counter piece decides the swing radius outside.

Does Millbank actually ask for reception counters?

Not really, and claiming otherwise would cost nothing and mean nothing. What the research on this patch actually lists is worktop replacement, worktop templating and worktop installation. It reflects the local housing rather than any difference in the work. It is quoted, cut and fitted here the same way it is anywhere else on the patch. Upgrading a builder-finish kitchen is mostly a swap, so the cost sits in the material choice rather than in the shape of the room. Where an operator is fitting out several receptions, the counters come off one slab run so the desks read as a set rather than as neighbours. One visit, because a lobby cannot be closed twice. Handover-spec kitchens are square, plumb and predictable, which means the join count is honest and driven by run length rather than by the building. A fit-out programme puts the counter last, behind the joiner and the electrician, which is exactly when the least time is left to template it. One counter, one drawing, and no second bite at it.

Why do two Millbank kitchens the same size price differently?

The two runs are rarely the same length, and the shorter one often carries the sink, which puts the cut-outs in the piece with the least material to spare. A counter has the same argument in miniature: a straight run nests kindly on a slab, and every return costs yield. Overhang at the public face is agreed before the carcass is built. Supply-only material is £110 to £550 per square metre, and templating, fabrication and fitting are quoted separately rather than rolled in.

What has to be finished before you can template?

A cill projecting forward of the plaster line pushes the back edge out, and the units then stand off the wall by that amount for the whole length. What a counter is scribed to is the joiner's carcass rather than the plaster, which is why it is templated after the carcass is fixed and never before. A counter standing proud of the wall has nothing to hide behind. Send the lift car internal dimensions and the loading bay rules with the carcass dimensions, and have the operator mark where the payment terminal and cable grommets really go. One owner can take a date next week while the flat below needs three weeks of notice, so several kitchens in one building end up scheduled by the slowest permission. Where a managing agent has to approve the work, the drawing goes out in a form they can sign without ever standing in the lobby. Reception fit-outs answer to a lease as much as to a drawing.

Is taking the old top off part of the job?

An old stone top is heavier coming out than the new one is going in, and leaves in sections. The sink and hob are lifted out with the old top and kept aside if you are reusing them. Old tops are screwed or glued from underneath, so the drawer boxes come out before the worktop does. The van is not staying on a main road for the day, so once the stone is off it goes and parks properly somewhere else. A reception fit is often booked outside opening hours precisely because that is when the kerb in front of the building is free. Packaging leaves with us rather than filling the lobby.

Does my sink have to be on site before you template in Millbank?

Each cut-out is priced on its own line, so a range, a bowl and a half, a boiling tap and a drainer are four items rather than one. A piece with a bowl and a hob cut into it is the fragile one, and it is handled accordingly. Nothing is cut out in the kitchen. Cutting a bowl on site is how worktops get cracked. A tall bank of housings at one end takes a chunk out of the working run, so the usable length of that side is always less than the length of the wall behind it. The return between the high counter and the low shelf never nests neatly, and it is what decides how much slab the desk swallows. A join in the shelf and a join in the top belong in one place.

What if a worktop will not physically fit through the building?

A join added to get stone into the room is a different thing from a join added because the slab ran out, and the quote says which is which. An external stair, a side return or a rear garden counts as carry and is measured the same way. The alternative to a join is a shorter run, which is usually the wrong thing to trade away. Once a long piece is in on the diagonal there is no room left for anyone else, so it travels up alone and is met on the landing above. The lower transaction shelf is short and easily handled; it is the upper counter that has to be walked in on edge and turned at every corner. The way in is walked with the joiner as well as with a tape.

What maintenance does a worktop need in a Millbank kitchen?

Marble is the one people underestimate. It is porous, like granite, and wants sealing. Bleach and limescale remover harm a polished finish rather than clean it, whichever material is on the units. Topping a seal up is a wipe-on job with a cloth. Floor-to-ceiling glazing lights the worktop from one side all day, which shows every ripple in a polished surface and every gap at a scribe. A neighbourhood of new blocks means concierge desks: a managed lobby with a counter working as a post point and a security position at the same time. Concierge desks work as a post room and a security point at once.
