Stone bar tops in Olympia

A bar top takes weight on its front edge all evening, so the overhang and what carries it matter more than the slab does.

The buildings and streets around Olympia

There is no single answer to what stone bar top work in Olympia costs, and the honest version of that answer starts with the kind of kitchen involved. The streets around the exhibition halls mix family terraces with lower-ground kitchens and a scatter of former studio houses that have double-height rooms and unusually tall kitchen walls, where clients often want full-height stone rather than an upstand. Terrace kitchens run 3-3.6m with a modest island, and the studio properties throw up one long uninterrupted wall that suits a single-piece splashback. You will get a firm figure for your Olympia kitchen once it has been templated, and that figure does not move afterwards.

A cast iron soil stack runs down the outside of the rear wall, so moving the sink means a fresh penetration through solid brick. Height is the other half of it, since a bar sits above the working plane and the knee room beneath is measured from the face of the frame, not from the edge of the stone. The seating side is the side the piece is drawn from.

A basement is often reached by its own door under the front steps, and that door is smaller than anything else on the route. Getting a top through the hall and round the newel caps its length, so a long counter in one of these houses is drawn as two pieces with the break sitting over a corbel. Blockwork holds a fixing and plasterboard does not.

Most of what we quote on here is Victorian terrace, mansion flat, artists' studio house and mixed-use block near the exhibition centre. The age of the shell tells us more than the age of the kitchen does.

True everywhere

Stone bar tops, in short

  • Anything past about 300mm of unsupported overhang gets steel or a corbel underneath.
  • The front edge is the one people touch, so it is profiled and polished on all exposed faces.
  • Quartz is the usual choice indoors; porcelain and sintered stone where drinks and citrus are constant.
  • A bar top is fitted level to itself, not to the floor, because floors in older buildings rarely are.

The place

Why Olympia is its own job

Templating in Olympia is as much about the way in and the state of the walls as it is about the measurements. Event days at the exhibition centre bring road closures, traffic management and full parking suspensions on the surrounding streets, so check the event calendar before booking a fit. Otherwise the streets are ordinary CPZ terraces with front paths and steps, and the usual hallway-and-newel problem. Check whether there is a show on before you book the day, because an exhibition closure can put you 400m from the front door with a full A-frame. It is the reason we template every room rather than working from a plan.

The work

What bar tops involves

Material choice is part of it: quartz for most indoor bars, porcelain or sintered stone where citrus, wine and strong cleaning products land on the surface every day. Seating positions are marked at the survey, so any break in a long counter can be placed over support and clear of where somebody will actually sit. You end up with one firm answerable for the whole piece, support included, so there is no argument available about whether a sagging front edge is the stone or the joinery.

A bar is drawn outward from the seat, because where somebody sits fixes the height, the knee room and how far the front edge has to reach. A bonded apron on the front is mitred and clamped on the bench, which is how a slab comes to read as a heavy counter without weighing what one would. The hall and the turn at the stairs cap how long a single piece can be, which is why a long counter here arrives as two pieces with a planned break. One visit, and the bar is usable that evening.

The money

What it costs in Olympia

A bar top is priced from what holds it up as much as from the stone, because the steel, the corbels and the time spent fixing them are real lines rather than an allowance. An island is a yield question before it is a design one: it either comes out of the same slab as the perimeter or it needs a second. The stone itself is £110 to £550 per square metre supply only; everything done to it is priced separately and shown separately. A bar is quoted as a bar, not as extra worktop.

The shape of the run

Whether it comes off the same slab as the run behind it or needs one of its own is settled by laying both against the usable area of the slab, not by adding the metres up. A join in a bar cannot land where somebody sits, so the stool positions are marked on the drawing before the piece is broken anywhere. The stool positions go on the drawing before the join does.

Olympia in the housing figures

Taken across Olympia and the roads either side of it, houses are the minority and blocks are the norm. A bar top that has to go up in a lift is drawn to the car rather than to the room, and the break that follows is placed behind a corbel. A bar is quoted with its support, never without.

What Olympia asks for

Nothing about the houses on this patch predicts how much of this we do, because it is not housing work. What the houses ask for is worktop fabrication, worktop installation and worktop splashbacks & upstands. The stone, the machining and the crew are the same.

Access

Getting stone into an Olympia kitchen

Event days at the exhibition centre bring road closures, traffic management and full parking suspensions on the surrounding streets, so check the event calendar before booking a fit. Otherwise the streets are ordinary CPZ terraces with front paths and steps, and the usual hallway-and-newel problem.

Tell us what the approach looks like when you book the template and it gets built into the day rather than discovered on it. Where the route is genuinely tight, it changes how the pieces are cut, which is a fabrication decision rather than a delivery one.

Questions

Questions we get asked in Olympia

If yours is not here, ring and ask. You get a straight answer rather than a call-back from a salesperson.

Is Olympia on your patch?

Yes. Olympia is on the patch, and the postcodes we work here are W14. It is worked on our west London run, along with the rest of Hammersmith and Fulham. A timed school street shuts the road either side of the school day, so the van goes in between those two windows or it does not go in. A bar fit runs longer than a worktop run, because the frame, the support and the stone are three stages and only the last of them is quick. The stone comes off last because it goes down last. The template happens in your kitchen and so does the fit, so there is nothing to visit and nothing to collect.

Why would bar tops in Olympia be any different from anywhere else?

Georgian houses put the kitchen in a basement or a rear closet wing, and the stairs down to it are the tightest part of the whole route. A bar in one of these houses is either the end of a through-lounge or a cellar conversion, and the two behave differently. A trade bar and a home bar are different pieces of work. Plaster thickness varies over the height of a wall, so the line at worktop height is not the line at skirting level, and the units decide which one matters. On a bar that counts twice over, because the same obstruction has to be cleared by the stone above it and by the knees of whoever is sitting at it. A corbel never lands where a knee goes.

What is the carry like in Olympia?

A hall radiator or a coat hook at shoulder height takes a hundred millimetres off the usable width, and a hundred millimetres is often the entire margin. That matters more on a bar than on a run, because a join forced by the way in cannot be allowed to land in the unsupported part of the nose. A bar top will not be flexed round a turn, however light it looks. An event-day suspension can override a bay that is perfectly usable the rest of the week, so a booked space gets checked again nearer the time. That has to cover more than the unload, since the corbels, the flat bar and the fixings all come off the van well before the top does. A short unload is still a long fit on a bar.

Is bar tops what Olympia is known for?

Not especially, and pretending otherwise would be simple enough. What the research on this patch actually lists is worktop fabrication, worktop installation and worktop splashbacks & upstands. It is a fact about the local housing rather than about the work. The job is quoted, cut and fitted the same way wherever on the patch it lands. Rear and side-return extensions are where the islands appear, and an island is the piece that decides whether one slab does the kitchen or two. A bar is nearly always the last thing added to a project, so it is templated on a visit of its own once the joinery around it has stopped moving. Batch work still gets its own template per room. A new extension slab is not automatically level, and that wants checking before templating rather than after the stone is cut. Harder use and stronger cleaning products push the answer towards porcelain or sintered stone, because a resin-bound surface is the one that shows what has been left standing on it. A serving counter and a bar are one piece under two loads.

Where does the money go on an Olympia worktop?

The offcut taken out of the middle for a hob is a large usable piece, and it is worth deciding early whether it becomes an upstand or goes in the skip. A bar laid over that is a second level rather than a wider one, so it wants a spine underneath it and a settled detail where the two heights meet. A flush bar is one plane and twice the overhang problem. Material alone is £110 to £550 per square metre, and templating, fabrication and fitting are never folded into that figure.

What needs to be ready before you come to Olympia?

Two walls each a degree out give an internal corner two degrees out, and the whole of that error lands in the mitre. A bar top is levelled to itself rather than to what it stands on, so the packing goes into the frame and the stools take up whatever the floor is doing. The bar is packed level off the frame, not off the floor. Send the length you want, the number of stools, and photographs walking from the pavement through to the room, including the cellar stair if the bar is going down there. Two flats with an identical layout can want entirely different things from the same run of worktop, which is why the quote follows the run rather than the address. A home bar is discretionary work, so the edge profile, the corbel detail and the radius on the nose are worth settling properly rather than defaulting to whatever is quickest. A bar outlasts whoever specified it.

Do you cut drainer grooves on Olympia kitchens?

The bowl position has to be settled before templating, since the grooves are set out from it. The alternative stands on the surface, so the choice is losing worktop permanently or only while you are draining. Which side of the bowl they go is about how you stand at the sink, and it is settled before cutting. Injected damp courses and re-rendered lower walls leave the bottom metre standing proud of everything above it. A bar top put into a room like that is an overhang question first, because the nose has to carry people leaning on it long after the slab has stopped being interesting. A bar top is fitted last and touched first.

Do you take the old worktop away?

On a replacement the old top comes off in the morning and the new stone is down and sealed the same day. The sink and hob are lifted out with the old top and kept aside if you are reusing them. The units below stay exactly as they are; only the surface is replaced. Where a road is shut for filming or for works the diversion adds distance to the carry even when parking itself was never the problem. Where the clock is running the frame is levelled and the steel is in before the top ever leaves the tail lift. Permits are sorted before a corbel is drilled.

What happens when the route into an Olympia kitchen is tighter than the worktop?

The alternative to a join is a shorter run, which is usually the wrong thing to trade away. Doorways, the newel post and the handrail usually take the room away, rather than the stairs themselves. A piece travels on edge, never flat, because on edge is how stone of that length carries its own weight. Where the hall runs straight through to the back the piece can be walked in flat, and it is only the two door frames that have to be cleared. The steel and the corbels travel that same route and go in first, so a bar is three separate carries into one room rather than a single delivery. The nose is the corner that gets caught, so it travels padded.

How many joins will an Olympia kitchen need?

An island often runs in one piece where a wall run cannot. A mitred join at a corner is a different job from a butt join along a run, and they are not priced the same. Veining carries through a join where both pieces come off the same slab, which is decided at nesting. It is walked round rather than looked at from one side, so the direction the veining runs along it cannot be hidden against a wall the way it can on a perimeter run. Where the counter runs flush with the working surface instead of standing above it the whole thing becomes one plane, which looks better and doubles the unsupported span. Knee room is measured from the frame, not from the nose.

I used Karem’s services 5 years ago for purchasing and fitting the quartz worktop in my then brand new kitchen. The price was reasonable and the service reliable and spot on, no delays in fitting, misunderstanding or excuses. I recommended him to a friend, who also used his services and they were happy too! If I need to order new kitchen work top again, I would definitely use him again. Thanks Karem!
