South Kensington kitchens

The buildings and streets around South Kensington

Ask three neighbours what they paid for reception counter work in South Kensington and you will get three answers, all of them correct for the kitchen they were quoting. The Thurloe and Onslow estate houses run to five or six storeys with a full basement, and the kitchen sits at basement level under the front pavement vault, often with a light well at the front and a dining room behind. Runs of 3.6m plus a substantial island are common, and stone is frequently specified as a full slab splashback behind the range because there is no window on that wall. None of it needs deciding today. The survey is where the guessing ends and the numbers start.

The original front door is narrow and the hall is often the only way in, which puts a ceiling on the longest single piece. The joinery goes in first and the stone is templated to it, so the programme runs the opposite way round from the way a kitchen does. Serving height comes off the standard, not off the sketch.

The rear extension is frequently original rather than added, which means it is solidly built and just as far out of square as the rest of the house. Original plans in this stock have no lobby worth the name, so the desk is the first thing inside the door and the carry ends the moment you are through it. Clinic counters carry a card reader and a screen at the low level.

Around here the stock is 1840s-50s stucco crescent and terrace, Italianate garden square house, Victorian mansion block and embassy-scale townhouse. They fail in different places, which is why the survey looks at different things.

True everywhere

Reception counters and desks, in short

  • A counter on a joiner's carcass is templated after the carcass is in, not from the drawing.
  • The lower transaction shelf needs clear knee space beneath it, which decides where a leg or a gable can go.
  • Long runs are joined over a support, and the join is placed where the eye does not follow the counter.
  • Cable and card-reader apertures are cut in the workshop, not on site.

The place

Why South Kensington is its own job

Having worked in South Kensington regularly, we already know what to check before a template is booked and a slab is ordered. Most of it is listed or in conservation area with pavement vaults, so you cannot stack slabs on the flags outside without checking the vault below, and the front area steps down to the basement door are the usual route in. Cromwell Road and the museum roads are heavily restricted, and the residents' bays fill early, so an early morning slot is worth having. Under-pavement vaults and cellar lids look solid and are not - never set an A-frame down on the flags in front of these houses without seeing what is underneath. Whatever the building does to a straight line, it is measured on the template and drawn before anything is cut.

The work

What reception counters involves

Reception counter work covers the stone only: the upper counter, the transaction shelf, the return between them and any upstand behind, all made to a carcass a joiner has already built and fixed. The templater attends once the carcass is in and fixed, and records what the joiner actually built rather than what the elevation showed. You end up with a lower surface a seated visitor can genuinely use, at the height the accessibility standard sets rather than the height that suited the elevation.

Counters are made in pieces sized to the way in and joined over supports the joiner has already built. The public front edge is profiled and polished on the same machine as a kitchen edge, then eased by hand where hands will land on it. On a parade of this age the top arrives through a shopfront door with a step in front of it, so the piece length is fixed by the entrance rather than by the run. The join sits over a support and out of the sightline.

The money

What it costs in South Kensington

What the joiner builds moves the figure as much as what we cut, because a carcass arriving square and level takes hours off the fitting day. Overhangs, a waterfall end and seating all add machining, and an island is where those decisions cluster. The supply rate of £110 to £550 per square metre reads the same for a small kitchen and a large one. Everything that makes them different jobs appears further down the quote. Working at night is quoted as working at night, or not at all.

Victorian and Edwardian terraces

South Kensington in the housing figures

Locally the banding is well above the London middle. Nothing in these rooms was set out to a module. Several desks across one estate come off a single slab run, or they will never read as a set. The route to the desk is measured before it is quoted.

What South Kensington asks for

The building stock on this patch tells us nothing useful about this service, because this service is not driven by it. It is driven by worktop design & quotation, worktop fabrication and worktop installation on the domestic side. The method does not change.

Victorian and Edwardian terraces

The shape of the run

Everything on an island is fed from underneath, extraction, a socket run, a hob and sometimes a waste, and each of them wants its hole before the top is bonded down. A long straight counter is far easier to draw than to support, because the knee recess takes out the leg the span would otherwise have used. The front edge is the one everybody touches, so it is drawn first.

Access

Getting stone into a South Kensington kitchen

Most of it is listed or in conservation area with pavement vaults, so you cannot stack slabs on the flags outside without checking the vault below, and the front area steps down to the basement door are the usual route in. Cromwell Road and the museum roads are heavily restricted, and the residents' bays fill early, so an early morning slot is worth having.

Tell us what the approach looks like when you book the template and it gets built into the day rather than discovered on it. Where the route is genuinely tight, it changes how the pieces are cut, which is a fabrication decision rather than a delivery one.

Questions

Questions we get asked in South Kensington

If yours is not here, ring and ask. You get a straight answer rather than a call-back from a salesperson.

Is South Kensington far enough out to be a problem for you?

Yes. South Kensington is on the patch, and the postcodes we work here are SW7. It is worked on our west London run, along with the rest of Kensington and Chelsea. Unrestricted does not mean empty, and a street that is clear at seven is usually full by nine. A commercial frontage rarely has anywhere to stop, so the unload is timed rather than assumed and the counter pieces come off first. One space, one visit, and the counter goes in whole. The template happens in your kitchen and so does the fit, so there is nothing to visit and nothing to collect.

Is there anything about South Kensington buildings that catches reception counters out?

Wider halls make the carry noticeably easier, and that alone can remove a join that a narrower terrace would have forced into the run. The commercial work around housing of this age is shopfront: a narrow unit off a high-street parade, entered up a step, with the reception running back from the door into the depth of the plan. The lobby was finished by somebody else, and the counter joins it. A junction between an original floor and a later extension slab is almost never at the same level, so units carrying a run across it need packing first. A counter is worse off than a kitchen here, because it usually stands clear of the wall and has nothing behind it to hide a gap. Nothing on a counter is corrected with sealant.

What do you check about the route into a South Kensington property?

Turning a heavy piece on edge indoors needs floor space at both ends of the turn, so the hall is cleared of furniture before anything comes off the van. A counter top is one long piece with no run of cabinets to break it, so the route decides the join count before the sightlines get a vote. Protection stays down until the last piece is bedded. A skip, a delivery lorry or a run of scaffolding takes the frontage the van needed, so the street is worth a look the day before rather than on the morning. Loading bays belonging to the building are booked by whoever holds the lease, and that is seldom whoever ordered the counter. Where the goods entrance is round the back, the carry is priced from there.

Is reception counters what South Kensington is known for?

Not really, and claiming otherwise would cost nothing and mean nothing. What the research on this patch actually lists is worktop design & quotation, worktop fabrication and worktop installation. It reflects the local housing rather than any difference in the work. It is quoted, cut and fitted here the same way it is anywhere else on the patch. Extension budgets are usually well spent by the time the worktop is ordered, which is where the choice between quartz and a thinner sintered stone actually gets made. Counters are nearly always one-offs, so the saving that comes from repeating a specification is not usually on the table here. On a fit-out counter the date is half the decision. Rear and side-return extensions are where the islands appear, and an island is the piece that decides whether one slab does the kitchen or two. A fit-out programme puts the counter last, behind the joiner and the electrician, which is exactly when the least time is left to template it. Nothing is cut until the joinery has been signed off.

Why do two South Kensington kitchens the same size price differently?

Island units are rarely fixed to anything at first fix, so they get screwed to the floor and levelled against the perimeter run before the stone is measured at all. A counter has the same argument in miniature: a straight run nests kindly on a slab, and every return costs yield. Setting out starts at the entrance end and works inward. Supply only, material is £110 to £550 per square metre, with templating, fabrication and fitting quoted on their own lines.

What has to be finished before you can template?

Legs bottoming out on hard concrete or an uneven screed mean the tops of the carcasses are not one plane, and that is picked up at template rather than on fitting day. What a counter is scribed to is the joiner's carcass rather than the plaster, which is why it is templated after the carcass is fixed and never before. The template is taken to the carcass as built. Send photographs taken walking from the pavement through the door to where the counter will stand, along with the carcass dimensions once the joiner has fixed it. Flats bought out of managed stock keep the original kitchen dimensions long after the ownership changed, so the layout says very little about who is paying for the work. The same split runs through commercial property: a landlord fitting out a shell and a tenant fitting out their own reception want different things from one counter. The operator uses the counter; the owner pays for it.

Is templating a separate visit from fitting?

The template is taken in your kitchen after the units are in and fixed, never before. Upstands and splashbacks are templated after the worktop is down and settled, so they are a separate visit. On the fitting day floors and door frames are protected, joins clamped flush, sink and hob sealed. There is usually a step down into the back addition, so the kitchen floor and the hall floor are not the same level and neither of them is flat. A reception counter answers to the building it stands in more than to the drawing, because it is fabricated to a carcass somebody else has already built and fixed. What the desk has to do decides what it is allowed to look like.

How many joins will a South Kensington kitchen need?

Slabs come in finite sizes, so a long run needs a join whatever the room looks like. Veining carries through a join where both pieces come off the same slab, which is decided at nesting. Each join is an item on the drawing, so the layout and the figure move together. Knee room under a breakfast bar is measured from the face of the cabinets rather than from the edge of the stone, so a deep apron quietly eats the depth somebody actually gets to sit in. The return between the high counter and the low shelf never nests neatly, and it is what decides how much slab the desk swallows. A counter reads as one plane or as several, and that is a drawing decision.

Do you cut drainer grooves on South Kensington kitchens?

On a porous stone the grooved area is sealed with the rest, and it gets wet more than anything else. A groove set is its own item on the quote rather than something rolled in with the sink cut-out. Where there is no room for a separate drainer, grooves are usually what gets specified instead. Sash windows sit low in the rear wall, and the sill often lands below the height a worktop wants to run past. Two working surfaces at two heights, a return between them and clear knee space under the lower one: that is the shape almost every counter ends up being, whatever the front elevation promised. The lower shelf is there to be used, not to break up an elevation.

Is the quote a fixed price or an estimate?

Cut-outs, edge profile and join count are itemised, so taking one out removes a line rather than starting an argument. Taking the old tops away is a line rather than an assumption, so it comes off if you do not want it. No installed price per square metre is published, because it is not a real number. Level has to hold across the whole room rather than along one wall, or a floor that falls end to end shows as a step where two pieces meet. A lobby wall that leans shows itself along the back return, so that edge is cut to the line the wall actually takes. Twist in a carcass shows first at the transaction shelf.

I used Karem’s services 5 years ago for purchasing and fitting the quartz worktop in my then brand new kitchen. The price was reasonable and the service reliable and spot on, no delays in fitting, misunderstanding or excuses. I recommended him to a friend, who also used his services and they were happy too! If I need to order new kitchen work top again, I would definitely use him again. Thanks Karem!
