The buildings and streets around Angell Town

1970s deck-access estateRegenerated estate housingVictorian terrace fringe

People often assume bathroom worktop fitting in Angell Town is a straight swap, and sometimes it is, though the kitchen usually has an opinion about that. The estate housing has kitchens built to a repeating plan with the sink under a window and the appliances against the party wall, so runs are standard lengths and layouts rarely change. Refurbished units have modern carcasses at standard heights, which makes stone tops a clean fit. Ask for the design and quotation visit. It is free, it carries no obligation, and it settles all of this properly.

Where the kitchen has been opened into the living room the opening was trimmed with a steel, and a stub of the old wall was left standing at one end. A vanity top is where all of that turns up in miniature, with the basin, the tap holes and a splash return crowded into a few hundred millimetres of stone. A cloakroom top and an en-suite top are one job at two sizes.

Front doors off the deck open into a lobby barely wider than the door itself, and the turn out of it is a right angle. The complication is the service riser boxed into a corner: the top is notched round it with a radiused internal corner, never a square one, and the notch is machined at the works from a measurement taken at the finished face. A separate WC becomes a cloakroom with a very small top.

What the surveys keep coming back to is 1970s deck-access estate, Regenerated estate housing and Victorian terrace fringe. The run length that is easy in one is a join in another.

True everywhere

Bathroom worktops and vanity tops, in short

  • Standard vanity depths are far narrower than a kitchen run, so most tops come out of offcut stock.
  • Undermount basins are bonded and the aperture is polished, because the cut edge is visible from above.
  • Tap holes are drilled to the tap you have actually bought, not to a standard spacing.
  • We seat and seal the basin. A plumber connects the water and waste.

The place

Why Angell Town is its own job

A slab cut to the wrong assumption about Angell Town is scrap, so the assumptions get checked in person first. Original deck-access sections mean a horizontal walkway carry from a stair core rather than a direct approach, and the parking is in courts below the decks. Access arrangements go through the housing provider, not the resident. Because the plans repeat, a template from one unit is a useful starting point, but the deck-side wall is usually 10 to 20mm out of parallel between flats, so still measure each one. The workshop cuts to the template, not to the kitchen designer's drawing, because only one of those was taken in the room.

The work

What bathroom worktops involves

The work carries the same five year workmanship guarantee as a kitchen, because seating stone is the same work at either size. Templating a bathroom takes under an hour in most rooms, and the drawing is agreed with you before anybody leaves. You end up with a bathroom surface in the same stone as the rest of the house, cut for the basin you chose rather than for a standard one.

The service covers the vanity and everything else in the room that can be cut from stone: shelving, a window board and a return into a reveal. A window board in the same stone is templated with the top, because a reveal is almost never the same depth at both ends. Rooms here are small and square, so the template is quick and the piece nests into offcut stock without difficulty. One visit, between the plumber's two.

The money

What it costs in Angell Town

An undermount basin costs more than a countertop one, because the aperture has to be cut, polished and bonded rather than simply dropped through. Two facing runs mean two sets of edges and two scribes in a small span, which is why a compact galley rarely prices as cheaply as its area suggests. If you are holding two quotes, the £110 to £550 supply rate is the part they will agree on. Compare the join count, the edge profile and what the fitting line covers. Priced by the operations in the top, not the area of it.

What Angell Town asks for

Commercial rather than residential, and priced from the drawing rather than from the housing type. Residentially, worktop replacement, worktop installation and worktop splashbacks & upstands is what comes up here. The fabrication is identical.

Angell Town in the housing figures

In this neighbourhood landlords hold the greater part of the stock. The kitchens are compact, so the fixed lines outweigh the stone. Approval and access usually rest with one person, and the basin order tends to rest with them too. A modest bathroom earns the same drawing as a large one.

The carry, and what it rules out

A handrail that has to come off before a piece will pass is twenty minutes at the start of the day, and it goes back on the wall before we leave. The exception is a double vanity, which is a kitchen length in bathroom width and behaves like a worktop from the tail lift onwards. Carried flat on a board once the aperture has been cut.

Access

Getting stone into an Angell Town kitchen

Original deck-access sections mean a horizontal walkway carry from a stair core rather than a direct approach, and the parking is in courts below the decks. Access arrangements go through the housing provider, not the resident.

Tell us what the approach looks like when you book the template and it gets built into the day rather than discovered on it. Where the route is genuinely tight, it changes how the pieces are cut, which is a fabrication decision rather than a delivery one.

Questions

Questions we get asked in Angell Town

If yours is not here, ring and ask. You get a straight answer rather than a call-back from a salesperson.

Is Angell Town far enough out to be a problem for you?

Yes. Angell Town is on the patch, and the postcodes we work here are SW9. It is worked on our south London run, along with the rest of Lambeth. Unrestricted does not mean empty, and a street that is clear at seven is usually full by nine. A vanity fit is a short visit with one or two pieces in it, so the van stands only for as long as it takes to walk them in. Short jobs suffer most from a van that has to move. There is nothing to drive to and nothing to pick up, because both visits are to the property itself.

What do the kitchens in Angell Town do to bathroom worktops?

Deck access means a long open walkway from the lift or the stair to the front door, and that walk happens with the piece on edge in whatever weather there is. Bathrooms in this stock are compact, squarely built and take a short vanity that will come out of almost any offcut, which makes them among the cheapest bathroom tops we cut. Old pipework is boxed rather than moved, and the top notches round it. Where a corner is a couple of degrees off, a mitre cut to a theoretical ninety degrees opens on the wall side and there is no closing it afterwards. A vanity has no depth to lose, so where a kitchen run would take a ten millimetre scribe without noticing, a shallow top cannot spare it. A low window over the basin caps the splash return.

Do you have trouble getting long pieces into Angell Town kitchens?

Spindles and a newel cap stand proud of the string, so the usable width on a turn is measured to the handrail rather than to the wall behind it. A vanity is the one piece of stone that route will not usually defeat, because a top cut to a standard unit depth weighs what one person can manage. Two hands to a shelf, four to a double vanity. A skip, a delivery lorry or a run of scaffolding takes the frontage the van needed, so the street is worth a look the day before rather than on the morning. Where the van cannot wait, the top, the shelves and the adhesive all come in on the first trip and the van goes. The whole bathroom fits on a trolley in one load.

Would you call Angell Town a bathroom worktops area?

Not particularly. It would be easy to say yes and leave it there. What the research on this patch actually lists is worktop replacement, worktop installation and worktop splashbacks & upstands. That is about what people have here rather than how it gets done. It is quoted, cut and fitted exactly the same way here as anywhere else on the patch. Landlord work is scheduled around void periods, so the whole thing is a fixed window and the template date matters as much as the fitting date. Work of that kind brings en-suites with it, and an en-suite vanity is a smaller piece again carrying exactly the same four operations. One drawing per bathroom, however alike they look. Quartz suits let property well: no sealing, no annual maintenance, and nothing an incoming tenant has to be told to look after. A house divided into flats needs a vanity for each of them, and small repeated pieces are the one case where buying a whole slab makes sense. A second bathroom is worth ordering with the first.

What decides the price of a worktop in Angell Town?

Older houses put the boiler or the meter on one of the two walls, and whatever is boxed in around it sets the point where that run has to stop. That shape decides what is left on the slab when the kitchen has been cut, and what is left on the slab is where most vanity tops come from. Ordered later, the batch match is a gamble rather than a plan. Reckon on £110 to £550 per square metre for the material supply only, with templating, fabrication and fitting itemised separately.

What do I need to sort out first?

The stone carries the scribe because the wall cannot be persuaded, so back edges are cut oversize and eased in rather than dropped straight down. The boxed soil stack in the corner is the usual version of it upstairs, and a top that notches round one loses depth exactly where the basin wanted it. Templated off the fitted unit, never off the bathroom plan. Have the boxing in its final finished form before the template, along with the fixed unit, the basin and the tap. Method statements, insurance certificates and named operatives are wanted before a crew is cleared to attend, all of which is routine when it is asked for a week out. Who is paying decides the material here more than anywhere else, because a vanity is small enough that an expensive stone stops being an expensive decision. Nothing in a vanity quote is bundled into the kitchen.

Does a stone worktop need sealing?

Granite is porous to varying degrees, so it is sealed when we fit it and topped up over the life of the worktop. Bleach and limescale remover harm a polished finish rather than clean it, whichever material is on the units. Topping a seal up is a wipe-on job with a cloth. A maisonette puts the kitchen on one of two levels, so an internal staircase may be part of the route as well as the communal one. Bathrooms in these flats are compact and squarely built, and take a short vanity that comes out of almost any offcut. Square rooms make short work of a vanity template.

Do the template and the fit happen on the same visit?

Nothing is measured until the sink, the tap and the hob are in the room to measure against. The same firm templates and fits. Nobody else is brought in to install. The design and quotation visit comes first. It is free and carries no obligation. Floors are a sand and cement screed over concrete, laid fast and worn since, so they are hard, solid and seldom flat. What that does to a vanity is push the whole job into a narrow depth, because a bathroom takes the same stone as a kitchen in about two thirds of the width. It is the smallest piece we cut and the most crowded.

What happens if my units are not level?

Packing takes up small variation. It is not there to hide something that belongs in the units. Level is checked at the template, which is the point of measuring in the room rather than off a drawing. If the carcasses are corrected, the template is taken again, since a drawing off units that then moved is worthless. A room can be out of square in both directions at once, so the wall that leans is also the wall that runs downhill, and one scribe cannot answer both. A wall-hung unit puts the whole weight into the wall rather than onto the floor, so what the wall is built of stops being a detail. The scribe on a vanity is measured in depth it cannot spare.

When do I pay for an Angell Town worktop?

The design and quotation visit is free and carries no obligation, so a figure exists before any commitment. No installed price per square metre is published, because it is not a real number. Cut-outs, edge profile and join count are itemised, so taking one out removes a line rather than starting an argument. Plaster thickness varies over the height of a wall, so the line at worktop height is not the line at skirting level, and the units decide which one matters. Where the floor falls away the unit is packed level first, because a top that follows a sloping floor announces it against the tile joints behind. A sloping floor is corrected under the unit, not under the stone.
