The buildings and streets around Belvedere
A good quote for bathroom worktop fitting in Belvedere reads like a description of your kitchen rather than a price list, and that is deliberate. Upper Belvedere has larger Victorian and interwar houses on the hill with room for a 3.5m run and an island once extended, while the lower streets toward the river are estate housing with compact galley kitchens. Bring us the problem rather than the diagnosis. Working out what you have got is the first thing we do.
The carry is the constraint: a single stair with tight half-landings, or deck access with a long walk from the lift. A vanity top is where all of that turns up in miniature, with the basin, the tap holes and a splash return crowded into a few hundred millimetres of stone. The tap decides the drilling, so the tap is settled first.
Whole streets went up to two or three plans, so the house next door has the same kitchen and forty years of extensions have made none of them measure the same. The complication is the service riser boxed into a corner: the top is notched round it with a radiused internal corner, never a square one, and the notch is machined at the works from a measurement taken at the finished face. High ceilings do nothing for a vanity, but the reveals do.
The buildings themselves are mostly Victorian villa, 1930s semi, postwar council estate and 1960s flats. The run length that is easy in one is a join in another.
True everywhere
Bathroom worktops and vanity tops, in short
- Standard vanity depths are far narrower than a kitchen run, so most tops come out of offcut stock.
- Undermount basins are bonded and the aperture is polished, because the cut edge is visible from above.
- Tap holes are drilled to the tap you have actually bought, not to a standard spacing.
- We seat and seal the basin. A plumber connects the water and waste.

The place
Why Belvedere is its own job
What we look for on a survey in Belvedere is the sort of thing that never appears on a kitchen plan. A hard climb from the riverside up to the higher roads, with plenty of houses set above the pavement behind steps; the lower estates have parking courts and rear access paths. The split between the hill and the flat riverside changes the job entirely, establish which end of Belvedere you're quoting before assuming driveway access. None of this needs to be a drama. It needs somebody to measure it properly and write down what they found.
The work
What bathroom worktops involves
Most vanity tops are cut from offcut stock, so the material line on a bathroom is usually a fraction of what the same colour costs by the slab. Machining happens at the works: the aperture cut and polished, the holes drilled, the exposed edges profiled and the splash return cut to length. You are left with no tiled shelf and no grout line around the basin, which is the part of a bathroom that discolours first.
A bathroom is one visit sitting between two plumbing visits, and the sequence matters at least as much as the stone does. The unit has to be fixed, level and empty before the templater arrives, since the top is drawn from the carcass rather than from the room. The boxed riser in the corner is measured at its finished face and the notch is machined at the works rather than cut in the room. Cut to the fitted unit, not to the bathroom plan.

The money
What it costs in Belvedere
Where the colour you want is not sitting in offcut stock the job buys a slab and uses a fraction of it, and the quote says so plainly. Short lengths nest well and waste little, so the material line is usually the kindest part of a galley quote. Colour and finish account for most of the distance between £110 and £550 per square metre. Everything decided after that is labour, and labour is quoted by the operation. Priced by the operations in the top, not the area of it.

Belvedere in the housing figures
Around Belvedere, the banding is well below the London middle. Bathrooms repeated across a building are worth drawing together, since a shared slab is what makes them affordable. Every vanity is drawn from its own template regardless.

What Belvedere asks for
Commercial rather than residential, and priced from the drawing rather than from the housing type. Residentially, worktop replacement, worktop installation and worktop templating is what comes up here. The fabrication is identical.

The shape of the run
A galley puts the sink on one side and the hob on the other, which spreads the cut-outs across two pieces instead of weakening one. A narrow top nests into waste a kitchen cut list would otherwise throw away, which makes it the cheapest stone in the job. The offcut decides the colour more often than the brochure does.

Getting stone into a Belvedere kitchen

Tell us what the approach looks like when you book the template and it gets built into the day rather than discovered on it. Where the route is genuinely tight, it changes how the pieces are cut, which is a fabrication decision rather than a delivery one.

Questions
Questions we get asked in Belvedere
If yours is not here, ring and ask. You get a straight answer rather than a call-back from a salesperson.
Which postcodes do you cover around Belvedere?
Yes. Belvedere is on the patch, and the postcodes we work here are DA17. It is worked on our south east London run, along with the rest of Bexley. On a drive that only takes one vehicle nose-in, the van has to reverse the whole length of it to get back out, which decides which way it goes in. A vanity fit is a short visit with one or two pieces in it, so the van stands only for as long as it takes to walk them in. One trip in with the top, the shelves and the adhesive. Both visits happen in your kitchen, the template and the fit, so there is nothing to visit and nothing to collect.
Does the housing in Belvedere change how bathroom worktops works?
Ceilings sit at about two point three metres and the head of the window is close under them, so a unit over the window has very little wall to hold onto. Bathrooms in this stock are compact, squarely built and take a short vanity that will come out of almost any offcut, which makes them among the cheapest bathroom tops we cut. A pod bathroom inside a shell has walls built last week. A notch around a boxed stack is machined with a radius at the internal corner, because a square inside corner there is exactly where a top will crack. Bathrooms carry the same problems in a smaller room, and a smaller room leaves a vanity nowhere to absorb them. The tap has to clear the reveal before the hole is drilled.
How does the stone actually reach a kitchen in Belvedere?
A side gate and a back door mean the stone never goes through the house at all, which keeps the dust and most of the risk outside. A vanity is the one piece of stone that route will not usually defeat, because a top cut to a standard unit depth weighs what one person can manage. Two hands to a shelf, four to a double vanity. The distance from the standing to the actual kitchen door is the number that counts, since plenty of drives finish at a side gate and a garden path. Where the van cannot wait, the top, the shelves and the adhesive all come in on the first trip and the van goes. The van waits while a kitchen goes in, not while a basin does.
Do you get much bathroom worktops work in Belvedere?
Not particularly. It would be easy to say yes and leave it there. What the research on this patch actually lists is worktop replacement, worktop installation and worktop templating. That is about what people have here rather than how it gets done. It is quoted, cut and fitted exactly the same way here as anywhere else on the patch. Landlord work is scheduled around void periods, so the whole thing is a fixed window and the template date matters as much as the fitting date. Work of that kind brings en-suites with it, and an en-suite vanity is a smaller piece again carrying exactly the same four operations. Small tops are where a slab finally gets fully used. Quartz suits let property well: no sealing, no annual maintenance, and nothing an incoming tenant has to be told to look after. Where several bathrooms are done in one building the tops come off one slab run, because two greys from two batches sit badly on adjoining floors. The vanity is the piece that makes a converted flat read finished.
What am I actually paying for, line by line?
The catch with a galley is that both runs are seen end-on from the doorway, so any difference in overhang between the two reads immediately. That shape decides what is left on the slab when the kitchen has been cut, and what is left on the slab is where most vanity tops come from. A veined vanity is nested for what shows above the basin. Material runs £110 to £550 per square metre supply only, and templating, fabrication and fitting each get their own line.
Is there anything I have to finish before the template in Belvedere?
A live soil stack cannot be chased back into the wall, so the depth it steals is permanent and the run is planned around it rather than through it. The boxed soil stack in the corner is the usual version of it upstairs, and a top that notches round one loses depth exactly where the basin wanted it. A pipe boxing gets a radiused notch, never a square one. Have the boxing in its final finished form before the template, along with the fixed unit, the basin and the tap. Residents are given written notice before anyone attends, and that notice period rather than the workshop is what governs the earliest sensible start. Who is paying decides the material here more than anywhere else, because a vanity is small enough that an expensive stone stops being an expensive decision. Keys, dates and the basin should sit with the same person.
What happens if my units are not level?
Stone does not flex, so a run that rocks on its carcasses rocks just as badly once it is stone. Small variation is taken up by packing under the top on the fitting day. Packing takes up small variation. It is not there to hide something that belongs in the units. Boxing built in plasterboard on a light frame will take no useful fixing, so nothing bears on it and the stone is carried off the carcasses either side. A wall-hung unit puts the whole weight into the wall rather than onto the floor, so what the wall is built of stops being a detail. The bridge between aperture and back edge is what a notch eats.
Can you machine drainer grooves into the stone?
Grooves are machined into the surface rather than applied to it, so there is nothing to come loose later. Where there is no room for a separate drainer, grooves are usually what gets specified instead. Which side of the bowl they go is about how you stand at the sink, and it is settled before cutting. Windows sit high and the sill line crosses the middle of the run, which limits what can go above the worktop. What that does to a vanity is push the whole job into a narrow depth, because a bathroom takes the same stone as a kitchen in about two thirds of the width. A vanity is where an expensive slab stops being expensive.
Do the template and the fit happen on the same visit?
Between the template and the fit the slab is nested, cut, mitred and dry-assembled on the bench, which is work you never see and is most of the wait. The fit follows 5 to 10 working days after the template, and nothing is cut before that visit because nothing is cut from a plan. The original plan had one sink position, and moving it means taking a waste through a wall that does not want to be cut. None of it changes the material, but it does decide whether the top comes out of offcut stock or wants a slab bought for it alone. Small enough to carry, awkward enough to plan.
Can I have stone up the wall in a Belvedere kitchen?
Tiling and stone can meet, but where they meet is decided before the template rather than after. It is quoted by area like the worktop, so a long run is a material line rather than a trim. A full-height piece shows a wall that is out more than an upstand does, over the extra height. The gas enters at the back of the house and the pipe to the hob crosses the room at low level in a boxing along the skirting. Bathrooms in these flats are compact and squarely built, and take a short vanity that comes out of almost any offcut. The window over the basin is the one the top answers to.

I used Karem’s services 5 years ago for purchasing and fitting the quartz worktop in my then brand new kitchen. The price was reasonable and the service reliable and spot on, no delays in fitting, misunderstanding or excuses. I recommended him to a friend, who also used his services and they were happy too! If I need to order new kitchen work top again, I would definitely use him again. Thanks Karem!
