Bathroom worktops and vanity tops in Canning Town

Yes. Canning Town is on the patch, and the postcodes we work here are E16. It is worked on our east London run, along with the rest of Newham. Loading exemptions on red routes are narrow, time-limited and heavily camera-enforced, so we plan around them rather than relying on them. A vanity fit is a short visit with one or two pieces in it, so the van stands only for as long as it takes to walk them in. A second visit for a splash return is one we would rather avoid. A serving hatch through to the living room was common in these plans, and blocking one up leaves a panel of newer plaster part way along the run. Bathrooms in this stock are compact, squarely built and take a short vanity that will come out of almost any offcut, which makes them among the cheapest bathroom tops we cut. Loft en-suites lose their splash return to the slope. Boxing is rarely the same depth at worktop height as it is at floor level, so measuring it low down is the usual reason a top will not sit back. Bathrooms carry the same problems in a smaller room, and a smaller room leaves a vanity nowhere to absorb them. The bridge between aperture and back edge is what a notch eats.

The lift is only part of the route, and the corridor from the lobby to the flat door often holds a tighter turn than the car does. A vanity is the one piece of stone that route will not usually defeat, because a top cut to a standard unit depth weighs what one person can manage. Carried flat on a board once the aperture has been cut. The realistic answer on a main road is an early slot, a spotter on the van and pieces staged in one movement rather than several trips. Where the van cannot wait, the top, the shelves and the adhesive all come in on the first trip and the van goes. Short jobs suffer most from a van that has to move.

Not really, and claiming otherwise would cost nothing and mean nothing. What the research on this patch actually lists is worktop replacement, worktop installation and worktop splashbacks & upstands. It reflects the local housing rather than any difference in the work. It is quoted, cut and fitted here the same way it is anywhere else on the patch. Extension budgets are usually well spent by the time the worktop is ordered, which is where the choice between quartz and a thinner sintered stone actually gets made. Work of that kind brings en-suites with it, and an en-suite vanity is a smaller piece again carrying exactly the same four operations. An en-suite is the same four operations at a smaller size. Rear and side-return extensions are where the islands appear, and an island is the piece that decides whether one slab does the kitchen or two. Where several bathrooms are done in one building the tops come off one slab run, because two greys from two batches sit badly on adjoining floors. One tap across a building means one drilling setup.

The walkway between the two runs is fixed by the units either side, so any overhang added to one worktop comes straight off the space somebody has to stand in. A bathroom ordered with the kitchen is taken from the same slab run, so the two rooms match rather than nearly match. The waste from a basin aperture is what a shelf is cut from. Material alone is £110 to £550 per square metre, and templating, fabrication and fitting are never folded into that figure.

Anything that has to stay accessible, a stopcock, a gas meter, a riser panel, is marked on the template so the stone is cut around it instead of over it. A vanity has no depth to lose, so where a kitchen run would take a ten millimetre scribe without noticing, a shallow top cannot spare it. A wall-hung unit is braced before it is asked to hold stone. Have the boxing in its final finished form before the template, along with the fixed unit, the basin and the tap. Where a landlord or housing provider is involved there is a specification to meet and a process to follow, and both are settled before a date is offered. Who is paying decides the material here more than anywhere else, because a vanity is small enough that an expensive stone stops being an expensive decision. Durability wins in a let bathroom, and it should.

A join added to get stone into the room is a different thing from a join added because the slab ran out, and the quote says which is which. A piece travels on edge, never flat, because on edge is how stone of that length carries its own weight. A rated load sounds ample until three lengths of granite and two fitters are standing on it, so the stone goes up one piece at a time. The exception is a double vanity, which is a kitchen length in bathroom width and behaves like a worktop from the tail lift onwards. Two hands to a shelf, four to a double vanity.

Machining is permanent. If a later kitchen moves the sink, the grooves stay where they were cut. The bowl position has to be settled before templating, since the grooves are set out from it. Which side of the bowl they go is about how you stand at the sink, and it is settled before cutting. Windows sit high and the sill line crosses the middle of the run, which limits what can go above the worktop. What that does to a vanity is push the whole job into a narrow depth, because a bathroom takes the same stone as a kitchen in about two thirds of the width. Small enough to carry, awkward enough to plan.

What comes out goes by the same route the new stone comes in by, which is why that route is walked before anything is lifted. The sink and hob are lifted out with the old top and kept aside if you are reusing them. Disposal means it goes in the van, not into the garden to wait for a collection. A single red line has hours and a double red line does not, and the difference decides whether an early start is a plan or a penalty. A bathroom booked on its own rarely fills a day, so it can be put into whichever part of the day the street is easiest. The whole bathroom fits on a trolley in one load.

A tap under a window board still needs room for its handle to lift, which is checked at the template. Each cut-out is priced on its own line, so a range, a bowl and a half, a boiling tap and a drainer are four items rather than one. Nothing is cut out in the kitchen. Cutting a bowl on site is how worktops get cracked. Both runs are in view at the same time, so the two pieces are taken off the same area of slab and the veining is set to run the same way on each side. Where the kitchen swallows the whole slab there is no offcut worth having, and the vanity then has to be priced against material bought for itself. Small pieces are drawn onto the plan, never left to chance.
