Chelsea kitchens
The buildings and streets around Chelsea
Over the years the reception counters we have done in Chelsea have followed a few recognisable patterns, and knowing which one you are in saves a great deal of argument later. The Georgian and early Victorian houses off the King's Road are small-boned - low ceilings on the lower ground, timber floors that flex, and kitchens taking 2.6-3.2m of run with a narrow 900mm island at most. Mansion flats on the estate hold their original service plan with the kitchen at the back off a corridor, and a lot of the work is replacing tired timber or laminate on existing units without touching the layout. Ask for the design and quotation visit. It is free, it carries no obligation, and it settles all of this properly.
A picture rail, a deep skirting and a moulded architrave all sit in the way of anything that assumes flat wall from floor to ceiling. The lower transaction shelf sits at the height a person in a wheelchair can be served at, and that height is fixed on the drawing before anything else about the desk is. The drawing follows the carcass; the carcass does not follow the drawing.
Rooms are tall with deep window reveals, and a run finishing into a reveal is templated to it rather than assumed square. A front room converted into a surgery or a salon gives a small lobby and a counter that still has to leave width for people to get past it. A desk seen from a whole floor is finished on every edge.
The housing behind these kitchens is Georgian riverside terrace, early Victorian cottage terrace, Cadogan Estate red-brick mansion block and 1930s purpose-built flats. The floor datum is the thing that changes most between them.
True everywhere
Reception counters and desks, in short
- A counter on a joiner's carcass is templated after the carcass is in, not from the drawing.
- The lower transaction shelf needs clear knee space beneath it, which decides where a leg or a gable can go.
- Long runs are joined over a support, and the join is placed where the eye does not follow the counter.
- Cable and card-reader apertures are cut in the workshop, not on site.

The place
Why Chelsea is its own job
We would rather tell you what a fit in Chelsea is going to involve now than discover it with a slab in the hallway. Many of the older houses are listed, which rules out taking out a window or a sash to bring stone through, and the front doors are period joinery that nobody will let you unhang. Estate-managed blocks impose their own works hours and require notification to the managing agent, and the King's Road itself has loading restrictions through the day. Listed frontages mean the stone comes through the existing door opening or not at all, so template to the doorway first and the kitchen second. Every run, cut-out, edge and join goes on its own line of the quote, so you can see exactly what you are paying for.
The work
What reception counters involves
The lower serving surface is part of the same order rather than an extra, because a desk without one cannot serve a visitor who is seated. Fitting is booked around the building rather than around our diary, which on a working reception usually means an evening or a weekend. You end up with every visible edge finished alike, front, back and both returns, because a counter is seen from all sides in a way a worktop never is.
A desk top is drawn from a template taken in the finished lobby, never from an architect's elevation. The public front edge is profiled and polished on the same machine as a kitchen edge, then eased by hand where hands will land on it. A narrow deep unit puts the counter along one side, and the knee recess has to leave a clear route past it for everybody else. The lobby opens as normal the following morning.

The money
What it costs in Chelsea
A counter is priced by its pieces rather than by its frontage, because the two heights, the return and the knee recess are separate operations before they are one desk. The island is normally the largest single piece in the kitchen, which makes it the piece that sets the carry and sometimes the price. The stone is quoted at £110 to £550 per square metre supply only, and the labour is kept out of it deliberately, because a blended rate hides the lines you would otherwise question. Yield on a counter is worked out before the price leaves us.

What Chelsea asks for
This one sits outside the domestic mix entirely. That mix, locally, is worktop replacement, worktop templating and worktop installation. Commercial pieces are drawn, cut and fitted exactly as a kitchen would be.

Chelsea in the housing figures
Across this patch the council tax banding sits near the top of the London range. Nothing sits on a standard module. Each desk carries its own aperture positions, so nothing is copied across from the last drawing. A seam lands where nobody is looking along the run.
period detached houses and villas
The carry, and what it rules out
Bollards, planters and a one-way service road can turn what looks like a ten-metre carry into a fifty-metre one. Where the way in caps the length, the join is put over a support in the carcass rather than wherever the piece happened to run out. Trestles go up in the lobby before anything is unwrapped.

Getting stone into a Chelsea kitchen
Many of the older houses are listed, which rules out taking out a window or a sash to bring stone through, and the front doors are period joinery that nobody will let you unhang. Estate-managed blocks impose their own works hours and require notification to the managing agent, and the King's Road itself has loading restrictions through the day.
Tell us what the approach looks like when you book the template and it gets built into the day rather than discovered on it. Where the route is genuinely tight, it changes how the pieces are cut, which is a fabrication decision rather than a delivery one.

Questions
Questions we get asked in Chelsea
If yours is not here, ring and ask. You get a straight answer rather than a call-back from a salesperson.
Do your own fitters come out to Chelsea?
Yes. Chelsea is on the patch, and the postcodes we work here are SW3. It is worked on our west London run, along with the rest of the borough. A bay shared across a parade of shops turns over all day, so the arrival time matters more than the length of the booking does. A commercial frontage rarely has anywhere to stop, so the unload is timed rather than assumed and the counter pieces come off first. Trolleys cross block paving badly, so boards go down first. Both visits happen in your kitchen, the template and the fit, so there is nothing to visit and nothing to collect.
What do the kitchens in Chelsea do to reception counters?
Listing and conservation conditions apply to a good number of these, which constrains what can be altered around the kitchen rather than what goes on top of the units. The commercial work around housing of this age is shopfront: a narrow unit off a high-street parade, entered up a step, with the reception running back from the door into the depth of the plan. Clinic counters carry a card reader and a screen at the low level. Once the carcasses are levelled the gap under the plinth varies along the run, and that varying gap is the honest record of what the floor is doing. A counter is worse off than a kitchen here, because it usually stands clear of the wall and has nothing behind it to hide a gap. Where the plaster bows, the counter is drawn away from it.
Do you have trouble getting long pieces into Chelsea kitchens?
The barrier, the entry code and the estate rules decide when a van can get near the door, and none of that is negotiable on the day. A counter top is one long piece with no run of cabinets to break it, so the route decides the join count before the sightlines get a vote. The transaction shelf goes almost anywhere the upper top will not. Building management is often the real gate rather than the bay itself, since the barrier, the shutter and the lift each need someone with a fob. Loading bays belonging to the building are booked by whoever holds the lease, and that is seldom whoever ordered the counter. One space, one visit, and the counter goes in whole.
Would you call Chelsea a reception counters area?
Honestly, no, though it would be easy to claim otherwise. What the research on this patch actually lists is worktop replacement, worktop templating and worktop installation. That says something about the housing round here, not about the work. Quote, cut and fit are the same here as on any other part of the patch. Extension kitchens are usually specified long before they are buildable, so the run lengths on the drawing and the run lengths in the room are different numbers. Where an operator is fitting out several receptions, the counters come off one slab run so the desks read as a set rather than as neighbours. Repeat receptions are worth settling once and then leaving alone. Extension work runs late far more often than it runs early, and the worktop is close to the last thing in, so the date agreed at the start is rarely the date that happens. A fit-out programme puts the counter last, behind the joiner and the electrician, which is exactly when the least time is left to template it. On a fit-out counter the date is half the decision.
What decides the price of a worktop in Chelsea?
Seating overhangs past roughly 300mm will not carry on the carcass alone, so flat steel bar or a plywood substrate has to be built into the units first. A counter has the same argument in miniature: a straight run nests kindly on a slab, and every return costs yield. A back-of-counter return is a separate piece with its own edges. Expect £110 to £550 per square metre for material supply only, with templating, fabrication and fitting on their own lines.
What do I need to sort out first?
A wall line that runs level over a floor that does not means the finish closes up on the plinth at one end, which is joinery rather than something the stone can answer. What a counter is scribed to is the joiner's carcass rather than the plaster, which is why it is templated after the carcass is fixed and never before. A shadow gap solves what a scribe cannot. Send photographs taken walking from the pavement through the door to where the counter will stand, along with the carcass dimensions once the joiner has fixed it. Whoever manages the block controls the lift booking, the bin store and the visitor parking, and none of that sits in the gift of the household whose kitchen it is. The same split runs through commercial property: a landlord fitting out a shell and a tenant fitting out their own reception want different things from one counter. Approval in writing before a slab is committed to a desk.
Will you fit stone onto units that are not level?
Packing takes up small variation. It is not there to hide something that belongs in the units. Small variation is taken up by packing under the top on the fitting day. If the carcasses are corrected, the template is taken again, since a drawing off units that then moved is worthless. Where two pieces meet over a fall in the floor the join has to be flush to the hand as well as true to the level, because the eye reads the join and forgives the room. A lobby wall that leans shows itself along the back return, so that edge is cut to the line the wall actually takes. The knee recess is checked for square before the shelf is cut.
Will I be able to see the joins?
A join sits over a cabinet gable. It never spans a gap and never runs through a cut-out. A finished join is typically two to three millimetres, colour-matched and sanded flush. Join count and position are settled from the template drawing rather than improvised on the fitting day. An island carries its own edge detail all the way round, so a mitred 100mm apron on four sides is four mitres cut, bonded and polished before the piece ever leaves the bench. The return between the high counter and the low shelf never nests neatly, and it is what decides how much slab the desk swallows. Every change of plane is a join waiting to be placed well.
What if something breaks during the fit?
A dropped pan years later is a different question, and stone is remade rather than filled either way. Damage found on the bench never leaves the workshop, and damage on the carry is remade under the same cover. Stone cannot be filled and made good the way laminate can, so a damaged piece is remade rather than patched. Estate roads are often too tight for a long-wheelbase van to turn, so the carry starts a good deal further from the door than a map suggests. The lower transaction shelf is short and easily handled; it is the upper counter that has to be walked in on edge and turned at every corner. Revolving doors get measured rather than assumed.
Do you take on fitting-only work in Chelsea?
Delivery to the workshop has to be arranged and dated, since nothing is nested until it is there. Say what you have and where it came from before anything is booked, because thickness and batch decide what can be done with it. If your own slab breaks there is no matching replacement to hand, and that is the real difference. Where a family has been living around a building site for months, the finish date carries more weight than any other part of the specification. The apertures for cable and card readers are what changes between one desk and the next, and every change is a fresh drawing rather than a variation. Nothing is cut until the joinery has been signed off.
